My husband and I own two 20-acre tracts of land in Hudspeth County south of Van Horn. We have solar panels and wind generators for electricity, although we hauled water from town. We would pump it into a big storage tank and then to a water tank on a tower that my husband built. He started drilling a water well and if he is able, he wants to finish it. We used an inverter for our electrical appliances. I used a wringer washer to wash clothes. We also were able to get satellite television. We plan to put both tracts up for sale in the future. It is very quiet and a great place to get away. This would be a good place to live if you are retired. We would see plenty of deer and javelina. It does get hot in the summer, but we have two evaporative coolers that my husband put in to our house trailer that kept the house cool enough. At least we didn't have any electrical or gas bills, although we did get propane from town.

The number one reason is that to get water, you have to spend the cost of a new house digging a well for water. Rainfall is too little and far between.
My big question is how u get water? Cant survive without water. I hear most of this land has no water and if u pay for a water well to be drilled it can cost 10 to 30k ....
I had 30 acres south of Van Horn , if you can put in a well you got good , clear , clean water right out of the ground you can drink , I have done this many times .
Can't you just drill a well? I know that can be expensive in some areas, so a cistern and hauling water might be cheaper but will it meet your demands?
It's possible to live off grid in areas like Brewster County. There are many that are doing it by harvesting rain water. This is west Texas' rainy season and storms can dump a lot of rain quickly. It's a tough environment and you're isolated from pretty much everything. It's a beautiful way to live until you need something. From Terlingua to Fort Stockton (closest Walmart) is a 6 hour round trip.
@@scottshingleton384 : Sure, you can drill a well just about anyplace you want. However, from what I understand, in this part of Texas there are no aquifers like there are in other places of the US. So even if you did happen to find water it probably wouldn't last long before the well went dry. And then what? I guess you could just keep drilling more and more wells. So as far as I could see the best place to buy land out there would be next to a river, like the Pecos. BUT... My guess is that all this land is taken and you sure wouldn't be able to get any of it for anywhere near cheap. In my experience, large tracts of land are like gold to most people who own it, and the only, only, ONLY reason why anybody out there would sell any of it would be because something is wrong with it.

Taxes are not horrible everywhere, but water is the issue out in West Texas... most of the underground water is very deep and you're not guaranteed water, so 800 to 3000 feet depending on the area. My parents owned 80 acres near Terlingua Ranch back in the 70's till the late 90's, daddy went hunting out there and always wanted to move out there, but the water issue was a problem for a big family. We could have gotten electricity to our property, but water would have to have been brought in. Nowadays many people have started to do rainwater catchment in the "monsoon" season and have a cistern. It's way easier than it used to be to set this kind of thing up. But water is the BIG issue there. Land Taxes are not terrible but it depends on the type of house and the county you're living in... In Pecos county if you have a 150, 000 house, the estimated tax would be around 1200, not too bad for a nice house. If you live in a small house say... 50 or 60,000 it's about 400 ish. I'd say not terrible compared to Kendall or Bexar county, it varies greatly across the state... King county out there had pretty high taxes for that area....
$1200 is pretty expensive for taxes with no jobs and no natural water to grow things or have cattle! But maybe I am wrong and there was jobs and stuff.
I bought 10 acres in Pecos County for $1.00 Down and $345.00 a month for 60 months with a $299.00 Closing Cost Fee. Taxes are $72.00 a year and I have No Restrictions
Sounds like you got a great deal in Texas on land. There's a lot of cheap land in Texas, especially in West Texas compared to the other parts of the state. I always tell everyone though to make sure that their property has access. Thanks for watching!
Van Horn is on the edge of Mountain time and is about as scenic as it gets in that part of West Texas. Further West to El Paso is Quite polluted because of Juarez Mexico. The arm pit of America. Van Horn is a nice pit stop too with a couple truck stops.
Your video is very inspirational and informative as it relates to real estate investing. You have outlined a lot of the steps we took when we purchased unusable land on accident in the past. Thanks for sharing.
Usually in the county seat. No Wal-Mart or high end boutiques, but the necessities are there. There's always Amazon and E-Bay. And you can make an occasional trip to Odessa or El Paso.
The land around the Guadalupe Mountains is no longer cheap since the oil and fracking companies discovered they could despoil the land and make a fortune doing it.
Great video. I have yet to find a place in Texas (except counties with big cities, of course), where cheap land can't be found. Thanks for the suggestions.
Lol at “Houston ain’t Texas.” Being from Houston, and now being stuck in San Antonio for a few yrs, I absolutely see that Houston really isn’t the “real” TEXAS. If I were to name somewhere that’s “REAL TEXAS” I’d say New Braunfels, or Katy Tx, or any other suburb between San Antonio and Austin.
Yup.. my kind of country. I've been around rattlesnakes all my life and I've seen one that I wasn't looking for. They are pretty nocturnal due to the heat down here.
I think closer to the Pecos river. It'd still be best to set up several rain collection systems on your property and get a water tank mounted on a trailer to haul in water. Avoid any oil field industry activity locations.
All the cities have water sources, usually water wells so you can purchase water there. You can also catch rain water as it does rain in this part of Texas but they are few but strong rain producing storms.
Usually, the mineral rights of the land have long been sold to an oil company or other individuals. If they come with the land, believe that an oil company has really checked out the land and believes that there is no oil there.
I wouldn't mind buying a small bit of land for my own vacation/stargazing spot. However, the thought of someone taking or burning down everything when I'm gone, or being killed while I'm there, makes me think twice. Do you need to live there year-round with an arsenal of semi-auto rifles ready at your side?
Believe me you dont want to be on the border towns....security. dont go to eagle pass either on other side it is dangerous. Other areas better....Kendall County, Kerr County. Medina, south part countryside from San Antonio and going toward Victoria or Corpus Cristi. Land north of Austin and Boerne is expensive!

Do the mineral rights transfer??? 🤑
Yes.
Also check out Terrell counting next to pecos county.
I love West Texas. Stuck in crowded central Texas. Get Me OUT!
Its not what its built up to be and of all the maybe 5 or 6 good people there's 10 or 20 assholes to counter them.
Good luck to y'all, we know it's not so easy 💛
We are hoping to leave big D. end of May- June. 🙏🏽
Van Horn is on the edge of Mountain time and is about as scenic as it gets in that part of West Texas. Further West to El Paso is Quite polluted because of Juarez Mexico. The arm pit of America. Van Horn is a nice pit stop too with a couple truck stops.
I kind of think Alpine is nicer, being higher elevation and a little cooler and greener.
@@lestermount3287 & some of the creeks around Fort Davis usually have water.
Like cheep property needed for goat faming , but must have water and zoned for R1,Ag, and cr. ! Try that one?
I’m from Mississippi and was thinking bout moving to Texas till I saw their land prices
Hi Austin: Yes all of Texas's land prices are going up just like every other place. Thanks for watching!
I love to visit West Texas, but love to come back home to East Texas to the piney woods and lakes! :)
Texas is a hot state as everyone seems to be moving there. I've heard East Texas is beautiful! Thanks for watching Charlene.
I live in Ohio but my heart will always stay in Texas
My sister teaches in Cleveland, she's wants to move back to Texas when she retires.
Like to see something like this for Kentucky. Let me know if you have one for the state of Kentucky please.
You can see all of our current land for sale on our website at www.OwnerFinancedLand.com.
Your video is very inspirational and informative as it relates to real estate investing. You have outlined a lot of the steps we took when we purchased unusable land on accident in the past. Thanks for sharing.
And what’d you do with it?
Any cheap land around the gulf coast I looking around port Isabel
Houston gang 😈 🥶 🔥
If you live out there, where are the nearest schools and shops?
Usually in the county seat. No Wal-Mart or high end boutiques, but the necessities are there. There's always Amazon and E-Bay. And you can make an occasional trip to Odessa or El Paso.
pretty lonely out there takes forever to get out there and once your there it takes forever to go anywhere like stores are hours away
When we lived in Van Horn we went to Alpine, 100 miles to the nearest dentist.
Sounds just fine.
Thank you for the information; I am looking to buy for investment / retirement !!! :)
Chris Gipson it could be if you got the money. Good luck.
You can see our current land Chris, on our website at www.OwnerFinancedLand.com
There're a lot of abandoned house in Port Arthur you can get for cheap.
Slums in a high crime area....no thanks
Not any more
The desert rocks!
Thanks so much for your sharing
I love my Texas 💛🌵🐂
Bless🕊
The land around the Guadalupe Mountains is no longer cheap since the oil and fracking companies discovered they could despoil the land and make a fortune doing it.
Any decent areas in north texas? Thanks for the video and matching music.
I wonder what is to do for fun out there🤔
WoW , do you bring your own water... There's the rub.
Great video. I have yet to find a place in Texas (except counties with big cities, of course), where cheap land can't be found. Thanks for the suggestions.
It's probably so cheap because to drill a well 600 feet is $40k or more maybe.
If is cheap ,mean nobody likes, nobody likes because is no good. This apply for anything in this real world.
God bless Texas!!!😘😘😘
Cool looking place there now dude
The only problem with land in Texas is that you are taxed to a point that you can't afford it. Just ask our governor, he's a great guy
I just bought my first house in Houston, TX for 210k which is cheap for me! I'm from California.
Welcome to Texas 😁
red88alert
please don't vote for Liberals or you'll turn Texas into Cali....
Leave your mind and pride in Cali and you would be fine 🤭😂
welcome to Taxes instead of Texas
Lol at “Houston ain’t Texas.” Being from Houston, and now being stuck in San Antonio for a few yrs, I absolutely see that Houston really isn’t the “real” TEXAS. If I were to name somewhere that’s “REAL TEXAS” I’d say New Braunfels, or Katy Tx, or any other suburb between San Antonio and Austin.
Great places for a survivalist to set up! I am looking!
Thx I will look into it
Its cheap for a good reason!
jerseycowboy1 ... yeah.... they are on Narcos route...
I love Texas 👍❤️🙌
Nothing out there but Horny Toads ,scorpions ,armadillos and rattle snakes
Yup.. my kind of country. I've been around rattlesnakes all my life and I've seen one that I wasn't looking for. They are pretty nocturnal due to the heat down here.
and me!!!!
More cattle than people.
Karen ...."l
@@411Samuel Know many who lived there .Many died in emergencies others moved as they aged.
Beautiful beautiful plac
Yes Gloria, the land in Texas is beautiful. You can see all of our current listings on our website at www.OwnerFinancedLand.com. Thanks for watching!
For the tx counties mentioned, any ideas of places to get water? Rain is VERY little. thanks!
LadyK7339 No, rain is NOT very little. Have you been out here during a monsoon storm?
Pray for RAIN..Monsoon
Thanks. Mental food for thought.
Thankyou God Bless Texas
Can you drill for oil on your land?
Thy Wish if the purchase includes mineral rights, and if oil is underground.... oil is not everywhere in Texas.
I would think water is more valuable than oil in West Texas.
Usually, the mineral rights of the land have long been sold to an oil company or other individuals. If they come with the land, believe that an oil company has really checked out the land and believes that there is no oil there.
Tv S no not without you letting the govnment know
Very. Nice. Only. If. I. Can. Afford. It
I imagine Loving County could be added to this list, considering its tiny population.
not a lot of land for sale in Loving, and the stuff that is for sale is for oil
I wouldn't mind buying a small bit of land for my own vacation/stargazing spot. However, the thought of someone taking or burning down everything when I'm gone, or being killed while I'm there, makes me think twice. Do you need to live there year-round with an arsenal of semi-auto rifles ready at your side?
JohnnySixString - just buy a camper to haul there when you want to live. Don’t be so paranoid.
You say that like it's a bad thing! :>)
Love the music
You can see why!
Is there property tax or anything like it with homes n buildings? In Texas?
yep
Now I know what to do if I ever get enough money car land house
Eu sou brasileira ! Mas amo o Texas 😍😍😍😍😍😍😍😍
Homesteading possible in the desert?
It is with planning. All over west texas are mini ranchettes. You can see our land for sale at www.OwnerFinancedLand.com
Michael Ahn
Check rainfall averages for those areas. You will most likely want to do rain catchment.
What about mesquite tx
Sorry nothing in Mesquite, please see our website at www.OwnerFinancedLand.com for our current listings.
TEXLINE!! Sam Houston said a thousand times, Buy in Texline!!
BEAUTIFUL
Manuel Mendez. to me Lubbock ,Texas is very pretty being living here for all my 57yrs.
Dry, dry and yes dry. A bit green though😒 not sure what can one do with it.
Interesting!
We don't have anything currently, but we do have owner financed land for sale on our website at www.OwnerFinancedLand.com
Why would u buy empty cattle farms
What of the minerals?
Finders keepers.
the intro though scared the shit out of me I thought i was in the Alamo drafthouse
