My husband and I own two 20-acre tracts of land in Hudspeth County south of Van Horn. We have solar panels and wind generators for electricity, although we hauled water from town. We would pump it into a big storage tank and then to a water tank on a tower that my husband built. He started drilling a water well and if he is able, he wants to finish it. We used an inverter for our electrical appliances. I used a wringer washer to wash clothes. We also were able to get satellite television. We plan to put both tracts up for sale in the future. It is very quiet and a great place to get away. This would be a good place to live if you are retired. We would see plenty of deer and javelina. It does get hot in the summer, but we have two evaporative coolers that my husband put in to our house trailer that kept the house cool enough. At least we didn't have any electrical or gas bills, although we did get propane from town.
I am very much interested in the idea of owning a place such as yours . If you are interested in selling please keep me in mind, thank you !! herringr424@gmail.com
Great job
Janice, what makes you wanna sell? You're living the dream from my perspective. The lack of close and available medical care is the only downside I see. And when people get on a more plant based diet and go scrawny they generally don't ever need a doctor. Native Americans loved the desert, but of course they learned to live as a part of it, not trying to mold it to their wants but instead adapting themselves to what it offered. If your age is the reason you're gonna leave I understand. But if no more than middle aged I'd say you're giving up the gold mine. If your hubby finishes the well or if you can build a rainwater catchment system you're home free.
Janice Rivers don't say where you live at or else someone will go and steal from you when it's dark.
How
Much did you pay for the 40 acres?
I love West Texas, I grew up in places like Big Spring, San Angelo, and El Paso. What I would urge people to consider is how dependant this area is on rain and how likely drought conditions are. If you like it dry and you like the desert, this could be for you.
Snyder in the house
Anything east of Austin has way more rain.
@@jessemurillo6895 Saw a mesa out that way, as I was heading towards Lubbock all the way from Houston.
I have a cousin that managed six different ranches in west Texas and New Mexico. The smallest was near Marfa and was 300 sections. That's 300 square miles for those that don't know. That is a lot of dirt but it won't support as many cattle as one might think. I went to some round ups when I was younger. Let me tell you, life is hard out there.
Desert scrub land is not cheap. It is just low value. The cost of bringing everything in is more expensive that the additional cost of better property.
Some people prefer desert. I do. I don't live in the desert but I can be there in 90 minutes to enjoy it.
Some of us prefer desert land. There is zero maintenance, which saves money. And less wear on homes due to dry climate.
I lived in Van Horn in the 50's and you could buy land for $17 an acre, and over priced at that.
Some of this desert scrub has produced some of the largest producing oil wells ... In parts of this region has now made some people wealthy millionaires.
Love,
The great southwest. 🌵🏜️
There is a video on UA-cam by a guy who lives in the desert in Brewster. The reason it's so cheap is crazy hot weather, dust up every orifice AND EVERYTHING has to be shipped in! The stores are few and far between and there is no work! No phone, no internet in most places!
County services barely exist! There is also not enough people, residence or visitors, to sustain service businesses!
You need to think REAL hard about it!
Thank you...
Alpine is a nice town, and greener than the rest of the desert, but other than that nothing worth mentioning.
Sounds like my place to live! Just what I'm looking for somewhere no one wants to go and make a mess out it just living life! I can ship my stuff out to market !
So live in the city with the congestion and lack of balance of living with artificial stressors 🤣🙃
We lived in Van Horn and drove to El Paso once a month to buy groceries, everything in town is expensive.
There's a reason there's an area around there called hell's half acre. Story is Satan came up Thur there to visit Texas but after a couple hours he said " this land is hotter than hell so I'm going back to hell to cool off" so he went back down in that half acre.
Hahahahahah😆😆😆😆😆🤣🤣🤣
The land may be cheap, but build a house and the property taxes are sky high. I am a native 4th generation Texan and love the lone star state, but when I retire, I may go to Louisiana or some place less expensive. The property taxes are night and day! Even if you pay a home off in Texas, you will never ever own it. You will have to come up with thousands of dollars a year for the county taxes!
That's very true, I currently live in Houston and our tax is crazy as well.
Taxes are Relative, if it makes you feel better I live in New Jersey with the highest Property taxes in the Nation.
Kurt W - You stop paying them once you turn 65 in Texas. Retirement is a dream after that in Texas.
Yep. Taxes kept me in Louisiana.
I believe we all pay property taxes in USA.
Keep in mind that if you're an older person like me, you have to ask this important life saving question: "Where is the closest hospital?" We can't forget about the next question: "Where do I drill for water?" I live in Central Texas, so the only difference out there is less rainfall. Far west Texas just doesn't get as hot as it does here. I'm going to look for land out there anyway.
Altitude helps cool it down.
God bless Texas!
Bradley Shimels God Bless Texas and the World.
Why? I thought Republicans could handle it alone. They alone can fix it.
I say God Bless our Nation who's under siege by satan.
Be careful. Places like Austin have massive pop influence with children and they scream the loudest.
@@toddminett7561 I BEG TO DIFFER
A good place to start my cactus farm.
Who buys cactus ?🤔🤔
San Pedros?
PickleRix 🤣👍-------
ajay sharma
A lot of people buy cactus and some of it brings big bucks. In fact, there is a problem with people buying land around Big Bend, harvesting the plants and leaving the property to sit because land is so cheap.
Yeah, cactus milk is getting high $$$! Make sure it's organic! Lol .
Dotn forget
Those late night guests running threw the borders ... of course its cheap
LMAO!!!
@Don Che Lan who may that be???
How about you learn to spell boy.. didn't your master give to time to study like the rest of them.
Imagine that Great big night sky!
That's why the McDonald Observatory is in that area--freedom from sources of light pollution, and a wooded mountain to absorb any remaining night light.
It's amazing!!!!!
Bob Jacobson Cool
all out in the desert LOL.........Look up counties like Cherokee, Smith, Rusk etc.... piney woods, plenty of game and water and reasonably close power lines...2000/2500 per acre
I live in Anderson County. On top of a hill. Its plain awesome.I been all over West Texas South Texas. If you want to live like Few Dollars More Movie.West Texas is your place. But its like you can read on historical markers.Unforgiving harsh environment.
david Bruce, to each his own. I love the northern Chihuahuan Desert; not so much East Texas although it’s also nice.
I love all of Texas!!!
Hi, David can you give me some info for around east Texas and Dallas area? Thanks
Bought 500 acres in Brewster county before covid hit.
3 X'd my investment.
Kind of a hotspot now buddy
That would be a good spot to build a self sustaining home. A water efficient home. It would be nice to be self sufficient and not have a mortgage.
Paul Arbuckle
Someone wanting to do that really needs to check it out before making the plunge. There's a lot of privately owned property that just sits because people had a dream and, once they realized how tough someone has to be to live in that harsh of an environment, they abandon it.
If you're serious, there's a lot property that can be had for back taxes. I don't know all of the details but I do know you can pick up land for a song and a dance.
I live in Ohio but my heart will always stay in Texas
My sister teaches in Cleveland, she's wants to move back to Texas when she retires.
I spent alot of time at Fort Bliss El Paso, Texas in the 70s. The scenery takes me back. ☺️
back when you could walk across the bridge for lunch or a drink
I worked on Ft. Bliss and WSMR back in the day, and used to commute to Carlsbad and Hobbs, NM, and that terrain does look familiar!
If is cheap ,mean nobody likes, nobody likes because is no good. This apply for anything in this real world.
My big question is how u get water? Cant survive without water. I hear most of this land has no water and if u pay for a water well to be drilled it can cost 10 to 30k ....
I had 30 acres south of Van Horn , if you can put in a well you got good , clear , clean water right out of the ground you can drink , I have done this many times .
I'd rather dig a well by shovel then hire some huge contractor to do it for me!
I love West Texas. Stuck in crowded central Texas. Get Me OUT!
Its not what its built up to be and of all the maybe 5 or 6 good people there's 10 or 20 assholes to counter them.
Good luck to y'all, we know it's not so easy 💛
We are hoping to leave big D. end of May- June. 🙏🏽
Yes, I had 20 acres in the Terlingua area. Talk about off grid. Best to go to reality sites for available acreage.
Great background music!!
I've always wanted live out there in the desert. Just got to be careful about rattlesnakes. I'm hoping to find a piece of land somewhere between Sanderson & Marathon.
I bought 10 acres in Pecos County for $1.00 Down and $345.00 a month for 60 months with a $299.00 Closing Cost Fee. Taxes are $72.00 a year and I have No Restrictions
Sounds like you got a great deal in Texas on land. There's a lot of cheap land in Texas, especially in West Texas compared to the other parts of the state. I always tell everyone though to make sure that their property has access. Thanks for watching!
Its cheap for a good reason!
jerseycowboy1 ... yeah.... they are on Narcos route...
Sure is obvious when you look at the land just how many people like it.
I just bought my first house in Houston, TX for 210k which is cheap for me! I'm from California.
Welcome to Texas 😁
red88alert
please don't vote for Liberals or you'll turn Texas into Cali....
Leave your mind and pride in Cali and you would be fine 🤭😂
welcome to Taxes instead of Texas
Lol at “Houston ain’t Texas.” Being from Houston, and now being stuck in San Antonio for a few yrs, I absolutely see that Houston really isn’t the “real” TEXAS. If I were to name somewhere that’s “REAL TEXAS” I’d say New Braunfels, or Katy Tx, or any other suburb between San Antonio and Austin.
The only problem with land in Texas is that you are taxed to a point that you can't afford it. Just ask our governor, he's a great guy
I’m from Mississippi and was thinking bout moving to Texas till I saw their land prices
Hi Austin: Yes all of Texas's land prices are going up just like every other place. Thanks for watching!
Taxes are not horrible everywhere, but water is the issue out in West Texas... most of the underground water is very deep and you're not guaranteed water, so 800 to 3000 feet depending on the area. My parents owned 80 acres near Terlingua Ranch back in the 70's till the late 90's, daddy went hunting out there and always wanted to move out there, but the water issue was a problem for a big family. We could have gotten electricity to our property, but water would have to have been brought in. Nowadays many people have started to do rainwater catchment in the "monsoon" season and have a cistern. It's way easier than it used to be to set this kind of thing up. But water is the BIG issue there. Land Taxes are not terrible but it depends on the type of house and the county you're living in... In Pecos county if you have a 150, 000 house, the estimated tax would be around 1200, not too bad for a nice house. If you live in a small house say... 50 or 60,000 it's about 400 ish. I'd say not terrible compared to Kendall or Bexar county, it varies greatly across the state... King county out there had pretty high taxes for that area....
$1200 is pretty expensive for taxes with no jobs and no natural water to grow things or have cattle! But maybe I am wrong and there was jobs and stuff.
@ 0:28 - There's a reason for it. 😏
I love my Texas 💛🌵🐂
Bless🕊
Now you see why we NEED rifles, guns types of protection....there isn’t a call to 911 and police speed out. Most who live in crowded cities and states think everywhere is like it is by them. It isn’t. Living out here, you need to be safe.
When seconds count
Police are minutes away
Absolutely, 4 legged and 2 legged. Not only are firearms for protection, its also a hobby, a sport, and a great way to teach kids respect and responsibility. People want to get rid of guns because they are scared of them, have zero experience with them. Guns kill way less than drunk, impaired drivers, alcohol and drugs, plus oner 60-70% are suicide. Im scared of heights, so if we can stop building bridges, skycrapers, and start filling in our valleys with dirt, that would be great. I dont care that you like valleys and bridges, only my feelings and opinions matter, im right and your wrong.
It is way more dangerous in a northern city than out in the country in the Chihuahuan desert.
what about australia?? they have same problem, but the people are wise enough to ban guns
I don't think that's a problem with texas laws.
another thing that's weird seeing hudspeth County and my last name is hudspeth wow
West Texas gets really windy sometimes.
Your video is very inspirational and informative as it relates to real estate investing. You have outlined a lot of the steps we took when we purchased unusable land on accident in the past. Thanks for sharing.
And what’d you do with it?
The land around the Guadalupe Mountains is no longer cheap since the oil and fracking companies discovered they could despoil the land and make a fortune doing it.
You can see why!
Check out the town of terlingua. Lots of racing history there. A town made by a race car driver and his buds
Nothing out there but Horny Toads ,scorpions ,armadillos and rattle snakes
Yup.. my kind of country. I've been around rattlesnakes all my life and I've seen one that I wasn't looking for. They are pretty nocturnal due to the heat down here.
and me!!!!
More cattle than people.

@@411Samuel Know many who lived there .Many died in emergencies others moved as they aged.
I love Texas 👍❤️🙌
Great, now every polock from illinois is going to move there!
Illinois nazis
Crook County nazi
Great video. I have yet to find a place in Texas (except counties with big cities, of course), where cheap land can't be found. Thanks for the suggestions.
I'll pass on far west Texas.
Thanks so much for your sharing
Been right through Van Horn, only a dtore, aka truck stop.
Me too. VH is one of the most depressing towns I have ever seen. Remember the cafe "Diesel fried chicken"?
There is a good mexican food restaurant accross from Love's Travel Stop. Its a motel restaurant. They have a good crispy taco plate and green chicken enchiladas. Very friendly atmosphere.
I moved two years ago but I still own my land in texas. I may just go ahead and buy more land presidio is a good place or Marfa is a good place to buy land. I’d like to own facing the marfa lights.
pretty lonely out there takes forever to get out there and once your there it takes forever to go anywhere like stores are hours away
When we lived in Van Horn we went to Alpine, 100 miles to the nearest dentist.
Sounds just fine.
I have one-quarter of one acre, and its FAR better than 50 acres of that no.2 crap out there. Whoever owns that land can keep it. Not interested.
the intro though scared the shit out of me I thought i was in the Alamo drafthouse
WoW , do you bring your own water... There's the rub.
Alpine aint a bad place hell it has a university
With a good reputation I might add.
Believe me you dont want to be on the border towns....security. dont go to eagle pass either on other side it is dangerous. Other areas better....Kendall County, Kerr County. Medina, south part countryside from San Antonio and going toward Victoria or Corpus Cristi. Land north of Austin and Boerne is expensive!
Now I know what to do if I ever get enough money car land house
Like cheep property needed for goat faming , but must have water and zoned for R1,Ag, and cr. ! Try that one?
Also check out Terrell counting next to pecos county.
Thanks. Mental food for thought.
It's cheap for a very good reason.
How the hell are you supposed to find a job out there?
Start a cattle ranch.
There's plenty of work out here nothing but oilfield work though
CelticWolf you don't you eat snakes, scorpions, amromdos, etc. or they will eat you.
If you have rig experience Nabors Drilling out of Odessa is hiring.
Finding work is easy. Being able to get off work to enjoy ur land is hard you work all the time in the oilfields
I like the desert
I wonder what is to do for fun out there🤔
Lets go to texas
No way am I living on the border idc how cheap it is.
Thank you for the information; I am looking to buy for investment / retirement !!! :)
Chris Gipson it could be if you got the money. Good luck.
You can see our current land Chris, on our website at www.OwnerFinancedLand.com
Like to see something like this for Kentucky. Let me know if you have one for the state of Kentucky please.
You can see all of our current land for sale on our website at www.OwnerFinancedLand.com.
love that toe tappin' music...thanks
Once the wall is built, prices will sky rocket.
I'm not racist but notice it's the border towns mostly where the cartels come through. Better buy a few guns! Looks FAR from help 😣shame cuz of his looks so beautiful.
Laurie Hannigan
That’s somewhat true my friend
I live in a border town here in Texas; well i live in the town not in the country side but i have some friends and family that have land in the countryside and they say it’s a bit of a problem for them sometimes because cartles and illegals sometimes trespass in their lands & yes mostly everyone that lives in the country side has guns for protection because the sheriffs are pretty far and take a while to respond to a call
I'm not racist either, but I am arborist. Since there aren't too many trees there, I think I might fit right in.
A good place for target practice, how cold in the winter ?
Laurie Hannigan man they come in from everywhere with or without a wall
You will see signs warning you that you are traveling to an area with no services. You are on your own, even if they had help you couldn't call them. Also warnings about illegals. Harsh territory, bring guns and water.
Very. Nice. Only. If. I. Can. Afford. It
Thx I will look into it
Love the music
Any decent areas in north texas? Thanks for the video and matching music.
Beautiful beautiful plac
Yes Gloria, the land in Texas is beautiful. You can see all of our current listings on our website at www.OwnerFinancedLand.com. Thanks for watching!
No power grid to serve current population, water shortage state=wide, hell yes, move to tx!
“Dirt Cheap”..
If you live out there, where are the nearest schools and shops?
Usually in the county seat. No Wal-Mart or high end boutiques, but the necessities are there. There's always Amazon and E-Bay. And you can make an occasional trip to Odessa or El Paso.
I wouldn't mind buying a small bit of land for my own vacation/stargazing spot. However, the thought of someone taking or burning down everything when I'm gone, or being killed while I'm there, makes me think twice. Do you need to live there year-round with an arsenal of semi-auto rifles ready at your side?
JohnnySixString - just buy a camper to haul there when you want to live. Don’t be so paranoid.
You say that like it's a bad thing! :>)
I'm from NE Texas. I don't think I would like living that far west. Too many illegals, cartels and not enough water. I love you fish, I like riding horses down a dirt road were the trees on both sides of the road meet in the middle.
In any other southwestern state (Arizona, New Mexico, Utah, Nevada, etc) this would be BLM public land, but in Texas BLM doesn’t exist and it’s mostly all private (except the two national parks).
DANG WHAT IS THE NAME OF THAT SONG? AND WHO DOES IT? I COULD SHINE ME SOME BELT BUCKELS ON THATUN LOL
This guy apparently loves West Texas. I do too, but only to visit - not to live there. There' are many reasons these counties have very little population. The small towns are quaint - like stepping back in time. The people are friendly - they don't see that many new faces. The video did say "cheap land" - not "great cheap land". The problem with that though is that almost all the offerings come in large tracts - like thousands of acres per offering. Unless your raising cattle, you don't need that much!
Don't buy less than 10 acres .
Lots of the west texas area is sinking, literally sinking.
Nope sorry looking for something in the hill country of Texas.
you won't get anything out there unless your a millionaire, all the Californians and big city business owners moved there.
Any cheap land around the gulf coast I looking around port Isabel
I am in india.can I purchase it?
Good place to jam my rap music!!! Do they like Black folk out there?
Robert Elam ready no one to tell you to turn your music down. just you and you Bo box
Robert Elam No, they don’t like black folk out there. Not even close.
They seem to like Brown folk just fine. How dark Black are we talking?
it is good to make sure you can find the land. you can end up with something imposivlr to find orca scam
Very true Eric. You have to be careful. We have owner financed land for sale on our website at www.OwnerFinancedLand.com
I can beat cheap land in Texas. Some of the cheapest land in the world Australia. You can buy it for next to nothing it's so bad they'll probably laugh as they're filling out your deed.
Secede?...YOUR LUCKY WE DON’T INVADE! GOD BLESS TEXAS 🇨🇱
Roy Orbison moved OUT of Wink!! Now what does that tell you??
What is the best way to go about finding raw land for sale? I am looking for hunting land and don’t necessarily have a set area that I need to buy in. The websites that I have been using, I have not been very impressed with. The selection seems lackluster, and I know that there is much more out there. Curious to know what method everyone else has been using. Thanks
I want to buy a smal land farm plz guide me I am from Pakistan
Can you drill for oil on your land?
Thy Wish if the purchase includes mineral rights, and if oil is underground.... oil is not everywhere in Texas.
I would think water is more valuable than oil in West Texas.
Usually, the mineral rights of the land have long been sold to an oil company or other individuals. If they come with the land, believe that an oil company has really checked out the land and believes that there is no oil there.
Tv S no not without you letting the govnment know
What of the minerals?
Finders keepers.
What about mesquite tx
Sorry nothing in Mesquite, please see our website at www.OwnerFinancedLand.com for our current listings.
MULE SHOE!! Did you shop MULE Shoe??
The big, BIGLY question how deep is it to the water? Does it perk? Land may be cheap but if you don't have access to water then the land is to expensive, right? Septic Tank is the thing of the day out there so it's important to know if it perks, right?
600-800 feet in valleys more on mountains.
No sewage inspection officer, few building inspectors, or codes if any.
Damn I'd like to know the name of that song that's a good one on cell phone ring can somebody tell me the name of that song thank you I live in Robert Lee that's out in the boonies itself go few miles up the road and see the cemetery and you can hear voices talking spooky I'm not lying I heard it on the recorder pretty cool
p hudspeth hi do you know where exactly it’s the cemetery ,sounds interesting
Is land there cheap due to dogman, and other creepy stuff???
your is you're :) If you're out in this area ....
Debbie Peck thank you for that spelling lesson, my brain font work to well with all this dry dirt.
