Here in birmingham there is supported accommodation. I been living in a supported HMO for 4 years. I am on unirversal credit and my rent gets paid. This has greatly helped me as i been living for free. The landlords having been milking it though. The landlords get 1k EACH ROOM for each tenant. Birmingham City Council are paying big bucks but have put a kerb on the contracts they been giving as a lot of anti social behaviour
Hello how to apply housing assiciation?
I worked for a HA for awhile, and they have some housing/apt's for rent at market rate. My current landlord hasn't raised rent in a few years so we are fairly lucky, but if I ever move out it will be for a HA place. At least the rent is going towards something better, especially ones that are actually trying to build housing themselves and have a lot of community-building projects.
Take it step by step. Life is a game.
On simple terms your basically making the extra margin by not having to pay the utility bills and council tax as the Association gets paid for this as part of the housing cost per occupant (split between room and communal area facility costs, this can even inc communal cleaner costs). This is a very popular r2r model in London. With a slight tweak you can make way more if you still provide the housing management support and someone else provides the actual care support, all depends on your level of hassle endurance and company structure. Eitherway check who you lease to, remember each housing association large or small has to still be a well managed organisation and is liable for utilisation of government funding and has to be a 'non profit' or 'community interest' company in most cases. Two of the largest facility services companies in the UK will r2r certain houses at a higher than market rate for immigration, some associations are on 5yr tenders with the council, some are on per application/tenant only basis, even the NHS rents for upto 25year in some scenarios.

I own a HA and do it via Rent to Rent. There’s risk involved on our side so we GENERALLLY still aim to pay market value for the property when renting. Please don’t suggest that Landlords can come and ask for crazy rents lol.

What condition does the property need to be in for housing associations to take it and does it need to be a certain EPC level?
Fire doors wired smoke and co alarms it has to be to a good spec but they pay a shit price to let it even tho they do take it off your hands for a set amount a time but don’t expect to get it back in half the condition you gave it to them
But are these properties shared accommodation ? What about people that need to live alone... OCD/mental health, or a single mother and child ? ?

Does this mean if you get BTL but do it through housing association means the ROI does not need to be as good as we are trying to get?
I'm only little league here so to speak but I looked into this a while ago now and if you get a decent contract/lease with a good one be it a HA or one of the many others then if it's full rent and repair say 5 years then it allows you to factor in no voids or repairs other than structural etc so raises the ROI allowing you to select something that with the normal method of calculations would be lower but taking this in to account balances it out

Depends on the client base of the Housing association/supported living provider. Even 1 bed apartments are possible

@@kyle286 Majority will be 3-6beds requirement. there is a tendency for less rooms. however their are associations requiring buildings with 50-100+ rooms (like old student blocks, change of use application etc) - just contact them and say you can procure property, what are their requirements and criteria. Some will have accommodation already some will need accommodation.

Quick Question! When getting into property investing with 0 background experience and credit history, would an 18 year old find more value in just saving up a couple grand for courses. Or would they find more value in saving up a few grand for a Real Estate Agent to handle and dispute accordingly? R.K. I’m sorry to say this Samuel but for someone living in a housing association house. My family and I have suffered too much within this house the ground floor has collapsed 3 times and my family the 3rd collapse was in July 2023 quite recent and my family and I didn’t take any chances so we packed our stuff and went to live with family friends. After a couple of days we went to the council to complain and the council sent us to a hotel not the housing association which are meant to accommodate us with a whole new house due to inadequate building of our house and the inadequate repairs they do. So I’m sorry but housing association just isn’t right.
We then stayed in the hotel for 7 months where we had to economically support ourselves and were forced to leave the hotel and go back to the house which wasn’t repaired appropriately as there was still mould around the roof and the ceiling wasn’t repaired properly as there are new cracks forming now. Mins this before the ceiling collapsed in July we had been reporting and emailing them days before it had collapse begging them to send someone as we knew it would collapse some day

You miss the part where kids from care are seriously self destructive ie very bad tenants. If still in education care leavers can be funded a place by the leaveing care team until age 24 that’s the hopeful ones the rest usually end up dead or in jail I was in care iv had a very colourful life ha

Samuel wouldn't be a landlord the company would provide a lease to the housing association and they would be the landlord to the tenant

@@HT_Ray She was being factual. This fella is a typical symptom of how insane our housing situation is in the UK. He's took out a million year mortgage to rent a house to an NGO that then rents it out to the council, who then in turn rent it to an actual tenant. A massive chain of rent seeking middlemen who increase cost but add zero value. 20 years ago I could just walk up to a council housing office and get the keys to a three bed house within 7 days. All gone now to enrich bellends.

Yes it’s legal. It’s a normal company Let, would be courteous to let the Landlord know what you’re doing just out of respect - some of these tenants CAN be troublesome so it’s best that the Landlord is aware.

@@Brs-od8mx direct to Vendor is usually best (just for reference I have a business doing exactly this). The agent would more than likely still sign the contract between you and the Landlord. As long as the Company Let states that you’ll be renting to a third party then it doesn’t matter too much
@@Brs-od8mx Another piece of advice, approach councils directly and say you want to supply them with Temporary Accomodation - use the Rent to Rent strategy for this and they’ll pay a premium

You're absolutely incredible, I idolize you and what you've done for people. If only you were in Australia, I'ed do anything for you to help my family and my parents. They're in there 60's now and have lost and rebuilt everything twice. They've done everything for everyone and have nothing left. Knowing that I'm not smart enough to earn enough to help them escape renting the horrible small box they're in, really makes me feel horrible and guilty and absolute shame. I owe them everything for who I am, I'ed consider myself to have genuine morals and the right teachings in life. But they were never thought money, thus I was never taught money, And the cycle continues. All we can do is watch them suffer, as we grow older and ever more bitter from never achieving that one true goal of give back to your parents the ones who sacrafised everything to give you everything in life, just in time for them to enjoy it before they're too old.

You'll have to include a clause in the contract to say the council will need to put the property back to what it was prior to having their tenants.
In a previous sales job I was involved with I visited almost exclusively HA properties. Let me tell you that only about 5-10% of the ones I went into actually took care of the properties.
All the others didn't have any respect for the properties. So I personally wouldn't do it but if I did then I'd do it on the cheap.
Even if the HA puts it back to what it was then they'll use very cheap labourers, materials etc. So why bother making it fit for a king. Unfortunately that means instead of a nice swanky property where you can get top dollar you're well below the market average and therefore you'll get less.

Exactly this. I lived in two. they have absolutely no qualified members of staff and they all sit in the office on their phones and on computers it’s just a wage for them. Whenever someone who actually wants to help gets hired they don’t stay in the job long because they quickly realise it’s a business ran on greed and not empathy, they are making money off people’s problems and this guy whom already has more than enough is teaching others to be as greedy as he is creating a bigger wealth division
