The housed members are sometimes. able to use a part of their property to provide for another member so unlucky enough to be homeless. We have a large population of the new generation that has significant drawbacks in being able able to provide for themselves. These children and grandchildren will need housing for life. This is the answer. Local carpenters and skilled builders . sadly, as the Marquette MI newspaper article headlined, most of us are now driving cars out of the new loan period of 6 years because of the fearsome cost of new. The cost of a propertied house is frightening. My German grandparents saved for 5 years while dating to have property prior to marriage. I so loved their home when Mom and we children visited.
That's great that your buyers want to use it as an auxiliary bedroom: You don't need to put a washer and dryer in it. Maybe no plumbing at all, since there would be a waste water hookup problem. Also, you can make it all electric since they can just run electricity from the main house. That's MUCH cheaper for them than an off-grid solar power system.

That’s exactly what you need when making sheds, tiny houses, 🏡 etc. is that sale either before you start or shortly afterwards then you’re building it knowing what the customer wants and that it’s not dead money sitting there for a few months or something but then I don’t envision anything that you have built sitting around for months waiting on a buyer I only see you getting fed up making these smaller items and then not having the room for you to build the next small scale building. I can’t wait to see the finished tiny house on wheels. Then I’d love to see you build another but different and then finish it off inside as well even joining forces with an internal building designer to do the finishing touches on the internal side of the building. Just an idea 💡 😊

Question : With no plywood/OSB sheathing, does "SmartSide" outer sheets suffice for wind shear standards? I built an identical sized "Tiny Cabin" 3 years ago for the far corner of my property except - for energy conservation - I used 2x6 walls, 1/2" OSB sheathing, house wrap & finally, "SmartSide" sheets for the outer finish. My roof is 6/12 with metal. I have a 12" thick floor (fully insulated with 2" foam-board and 9 1/2" of fiberglass insulation above the foam board. My 10,000 BTU, vent-free, propane heater is actually overkill. When I go to sleep at night I've already turned off the heater 2-3 hours previously and 10-12 hours later the temp has dropped only 10 degrees during a typical late-November night of 10 degrees. It takes 10 minutes to bring the cabin back up to 68 degrees. I use propane for heat and cooking. The "Tiny Cabin" is fully electrified with switches, outlets & lighting. My (2) LiFePo4, 1280Ah batteries allow me to watch TV, Play DVDs, vacuum, and anything else just like my house because my solar panels hook up to the charge controller which is fed to my inverter (for 120v lights & outlets) and, also, to a fuse panel for 12v lighting (which takes much less energy). I stay out there with my dog during deer hunting season so I don't have to walk the mile or so every morning to any of a number of stands that I have out there. P.S. It's on stilts 7' above the ground and there is a totally enclosed garage under it for any combo of 2 snowmobiles/4-Whl'rs.
Ken, I watched where you where marking the top plate for rafter locations, did I miss something? You wanted 24" on center for the rafters, but you measured over from the outside of the end top plate, which would be the side of the end rafter. You measured 24" and marked that and 3/4" from that over for each side. This would put your rafters at 23 1/4" center to center wouldn't it? Are you selling the trailer with the house? And since this is a house, do you have to get inspections and meet code requirements?
So excited to hear that you’ve already sold the tiny house! That’s gotta take some of the burden off of decision-making for sure. I was just curious with all those wood scraps if the owners decide to have a little wood-burning stove in there would they be able to use that? It pleases me that you take safety precautions because you’re working alone. The trees look amazing next to the chicken coup!!!

be bold and build the walls prefab - preinsulated, prewrapped, presided and build the base piece on a jig and stack up a couple to see how much time and effort you can save - probably what bigfoot does when they need housing - my pet theory
