    I have done several of these in Arizona
    (1)joint-venture on a fourplex,
    (3)hard money on a fourplex
    and (5) seller financing on a 6 unit and a 7 unit
    I haven't syndicated any multi-family deals or use private money lenders yet

      @H Money the two deals that were seller-financed they were older people who owner their properties free & clear.
      Just need to ask. Most people will say no but just takes one yes

    Works great until you have cost overruns and the market tanks. Then you are personally liable

    Nobody can become financially successful over night. They put in background work but we tend to see the finished part. Fear is a dangerous component, hindering us from taking bold steps we need in other to reach our goals.

    There's no such thing as no money investments, there are always out of pocket costs.

      Never said there wasnt out of pocket. This video is about NO MONEY DOWN. Meaning buying the property. Not maintaining it. And yes, you can buy a property 100% with none of your money out of pocket, you use someone elses

      You are not alone that is why there is a 92% failure rate in this business. It is not that people are not smart enough...it is just they can not get out of their head. I look at that 92% failure rate as 92% less competition. Keep at it...you will breakthrough if you do not give up.

    Good luck in this market competing against cash buyers when using OPM, that doesn’t mean don’t try tho bc sooner or later you will get one.

    Okay I know the concept is all “no money down” but I have to ask, is it possible to do this stuff if you don’t have any money at all? Not even for down payments you just don’t have any breathing room in the slightest you need the ENTIRE deal front to back to work with other people’s money, is that even possible or do I need to pick up a second job?

      Actual investors don't spend much time on charts/trade journals and yet they make more money then others. There's secret is.... they have professional help either from a broker or mentor.
      *Life hack* find yourself a professional if you care to make a fortune. I found mine *(Cassandra Ann Minervini* ) on a *CNBC* show where she was featured and with her help I generated at least $200k with proof of earning. *You can search for her if you care for supervision*

    Same as the others no money down videos.
    Do you hear how much he says during the video about money u might have 2 put come on people stop believing these people saying no money down. Realty people nobody has money to lend u .....if u get a loan u have to pay back with high interest and don't forget ur monthly bills.scams is a wholesale cash deal they take all the money ur in the same owing more money because of loan interest.

      He literally said you could do 80 LTV hard money, JV for the other 20%. That's 0 out of pocket. If you want to then also find someone to hold the costs during reno or whatever then you need a partner for that as well.

      @@christobar you simply calculate upfront and you don’t need partner to uphold costs during Reno. If property is being sold for 200k and Reno costs like 60 and est price after reno is for example 350ish thousand. Then just borrow 260k. How much it comes from what source ain’t important, but try from least sources possible cause then you won’t be able to pay yourself
