Correct me if I am wrong but Grant divided his share of the total annual rent payments (his share by raising the rent by 200/ month) by .06, because .06 is the present value (PV) factor he used. In other words, the $200 annual increase in rent x 40 units x 12 months= $96,000 annual increase in rents. Since $ 96,000 is like an annuity, the Present Value of this is $1,600,000. For those who don''t know, present value is a financial concept taught in basic finance courses. Assuming that the present value factor is correct AND it can be assumed that the 40 units can be occupied on a consistent basis AND there are no major issues with the house that will result in maintenance expenses eating up the income made on the property, this makes sense. Can anyone confirm this? Also fyi, 5 years from 2022 is 2027, not 2037 just so viewers did not think he was going to pay the seller in 15 years instead of five.

The biggest issue with this, is 1 owner don't want their property ownership tied up, they want to sell and close and be done with the property. 2 This deal requires you to sell the plan to the owner, most owners won't understand the purpose of this, and even if they do they would rather just sell their house and make less money but collect all their money immediately. This is not a real estate investment as a normal person thinks of it. This is literally selling deals. You become a salesman when you practice this plan. I think its more beneficial to show people how to invest in real estate. Grow a portfolio without having to sell a plan to someone. The biggest problem with this is the effort and time involved in trying to sell this idea to the homeowner who simply wants to sell their property and walk away.

Instantly creating cash from the remaining balance of what he needs to pay the buyer. Say 80000 and now the bank can give him 100000. He takes the 2000000 and buys more units, spends it, or shares with his imvestors. Say given them half or 250 dolllars each. Now investors have 400 dollars as return of investment. However he, charges each 100 for maintanance an operational expenses. Given them a gran sum of 300 on their 2k investment or a 15 percent return rate. A great investment for everyone. He is the only one making 1 milllion dollars a year from the deal, your NOT. Dont think your going to make milllions, drive a rolles Royce, or ride in a private jet. You need 350k and use the passive income from the imvestment ti buy more units in a cycle form,so that you can one day become a multimillionaire like him.

Actually, I found out that .06 meant CAP rate. Lot of information on CAP rate definition, Class A/B/C/D assets, etc.
yes have a very good inspector for all deals on if not could be the result of major loss by not checking very good on an investment..
