    I am more than impressed. You are the first I have seen to include the floor plan of the house. It is so much easier to follow when you had a peak at the floor plan, plus you made it so easy and left no room for confusion. The house is amazing. Thank you for sharing it with us.

    I'm glad you Describe things. Anything. Some don't know lots about Modern Housing, so that's great. Great Island in the Kitchen with No sink! At the age of 12, I'd cook for 12+ people, and sometimes 3 times a day! Sinks might get in the way. I think of food ingredients on an Island. Thanks.

    With that slope, i feel they would have made better use of the space by building a semi-basement/crawlspace instead of just cementing it in .. extra storage space 😁 - Nice house though. Thanks for the videos.

      They typically don’t have basements in TX due to flooding etc

      NW Hills is built on solid rock so it would be very expensive to build out a basement. Not many foundation issues though!

    Absolutely loved this place. A little to small for my liking but the interior design was spot on. My wife & I are expats use to living in Condos. We never realize how high properties taxes can be.
    We are planning on moving back to the states and interesting in Austin, Tx. Great channel!

    Is a beautiful home Not a fan of exposed Wood and stuff, beautiful kitchen but weird color, the master is ok i don't like the too much of a dark tile for a room, but the house itself is unique!!💯, I loveeeee your channel one story homes are my fave!!😍😍😍

    The slope of that lot would have allowed you to dig down a bit to create a walk out basement. More square footage for just a little more than that foundation cost.

    I really like the house overall. The one BIG thing that I do not like, is that the kitchen sink is so far away on the second island, away from the stove and cooking area. I know you could put a pot filler on the stove, but it’s Still so far away. What I would rather see is a larger single island in the middle with a sink on it so that it’s more accessible to the cooking and prepping area. That also gives you a larger dining area. And I agree, I would prefer to see less shelves in the utility room and have space for a freezer or I guess if the garage is big enough you could put a freezer in there.

    Although the kitchen is indeed very beautiful, for a real cook, the sink, stove, and refrigerator are way too far from each other to be efficient. You’ll spend all your time walking back and forth. The stove needs a pot filler and the 2nd island needs a sink close to the stove.

    Taking cost out are walkout basements not available or designed in Austin when you have a lot on a slope? Follow up question being from out of state how does this neighborhood compare to Saratoga Hills and Belvedere in the same price point of 1 mil.?

    The only problem with this house is that the guest quarters are too nice, your visitors will never want to leave and if they do after a prolonged stay, they'll want to visit again. A place like this in CA would easily be double in price. What a nice house.

      enough to level the construction front to back I think. I personally would prefer a finished basement with glass doors to the backyard and lifting the whole structure to allow for half windows at the front and full windows at the back facing the yard and then providing a full basement which doubles the square footage of the house. Lots of wonderful examples in NE states and Canada as well.

    Gorgeous home! Great walk through as well. I get sea sick watching some people bring their phone cameras through a house. Your walkthroughs are great.
    I do have a question. I live on the East coast and am wondering why every home I see toured in Texas has textured interior walls. They remind me of those dated popcorn ceilings. Do builders not use typical drywall in Texas?

      Hi Lynn E, they use typical drywall here, however they texture it with an "orange peel" texture after it's taped and floated. I don't really like it either. I can't say for sure why it's common practice here, but I can tell you that many builders don't mind it because it helps hide imperfections in framing and drywall. Higher-end builders are pulling away from it a bit... let's hope that trend continues.

I did some digging (I'm just curious, not fixated 🙃) and one person suggested that with the droughts they can result in a lot of shifting (therefore cracking). And, it's just easier for contractors to repair already aesthetically imperfect walls as well as it being more affordable for the homeowner. Maybe that's it. Never lived in such a climate. Again, great videos and I really enjoy your tours and information.

    That neighborhood is a crime against humanity. Glorified Trailer park is my first impression. Why is there a preponderance of concrete used as front yard landscaping? That house for a flat lot would be beautiful. But that isn't a flat lot. Such a waste of land use just to keep it one floor. I've come to the determination that no one in Austin has any Architectural taste.
