    I live in the beautiful city of Queretaro in the center of Mexico with my British husband. Queretaro is becoming very popular with expats who want to come to live in Mexico and I've heard a lot of foreigners want to buy a house in Mexico but they don't know how to start.

      I think they are great. I would consider it if I had children as I could let them play outside and not worry too much. I like they always have a pool, parks and an mm, an area so the people can use for their meetings or parties.
      The reason I didn't consider a gated community is just for my personal taste. The gated communities are usually far away from the historic center. I also like a house next to the street so I can hear and see life in Mexico.

      I completely agreed! I personally prefer a non gated community and live in Centro. I bought my house in Morelia (Historico Centro) before I moved and very happy with my decision. Querétaro was my top 3 choice but couldn’t find the right house within my budget.

    I have bought five houses over my life here in the USA!…in several different states. It is always an unpleasant experience, for completely different reasons. The last time I just relaxed. I did what was asked, but knew it might not work…it was easier with that attitude…I wish you all the best!❤️👍🏼

    Same thing happens if the US. I lost money on a purchase when I got frustrated with the seller and stopped the process. Found the perfect house the next year and everything with smoothly.

    Wow, the house buying process is as complicated in México as it is in the USA.
    It's a daunting process.
    It's stressful, intimidating and never-ending, with what seems to be 100's of papers to sign.

    Buying a house is a quite stressful process and it feels like a full time job as you need to do your due diligence. My English husband and I have been in the process so please feel free to contact us if we can help. Permission to the SRE, bank loans, perito translators for the deed ceremony. We have invested so much time (almost 2 years) and learnt by trial and error hehe but happy to help others.
    For us the most frustrating part was to lose a good mortgage for not getting Neil's permission of SRE on time. The other hard part was to try to explain him how things work different here in terms of communication (and incompetence at all levels ), btw compra-venta contracts are also another thing you really need to pay attention, sometimes even worth it to pay a lawyer to review it. Anyway, I hope everything goes well, when it's meant to be, it's meant to be. Something tailor for you will come. If we can help feel free to ping us and help you or at least share our experience.

    We closed on a home a few weeks ago for $160,000.00 cash on Universidad by Alamos. It rented right away. It is inside a gated subdivision called Las Brujas.
    Don't give up. Queretaro is a beautiful city that has been home for 30 years.

I have not seen your husband until the most recent house hunt videos. Tell him I said hi.I enjoyed also watching your house hunt. I am coming to San Pancho Mexico myself for two weeks later this month. I just wanted to share something with you. Househunting is obviously very emotional. I have done it myself more than twice. I had setbacks I was turned down on different houses because of things I’ve done in my past credit scores etc. I see now that the beautiful house I am in now was waiting for me.I think it is natural for people to tell others how to feel. I will not do that. Other than to say I felt exactly what i had to at each part of this process and always in this Life. all of it wasn’t good but all of it was necessary.Something beautiful is waiting for you and there is a reason for everything that is happening right now. One day you will understand Everything you feel is real and everything you feel is necessary. Everything is gonna be OK .. People really mean well when they try to tell you not to feel what it is you are feeling. Forgive them. The good news is that we feel. We have heart.It is a part of this great journey.     It’s happened twice to me over the years. I fell in love with houses, and then the deals fell through.
    Both times, the house I ended up was even better.
    It will all work out sweetheart.

    Go with your gut. We cannot force things to happen. Be happy with what you have, keep an eye out, and the right thing will come along. I have had so many things happen like this in my life and it is a signal to just relax and let life flow the way it will. I'm moving to Mexico in a couple of months and I think I'm just going to rent. I've owned a lot of houses and quite honestly, there are just constant expenses....stuff breaks and needs fixing, you want to fix the place up, buy plants and furniture, etc. The repairs you see when you walk in are just the tip of the iceburg. Love your channel!!

    What a great video. It was so honest and forthcoming about the process and your reaction to it.
    This is Paul in Oaxaca.
    Our fixed income is about $26,000 pesos + savings per month & we can't buy a house either.
    I'm retired so we would have to pay cash, which we can't do, so we will be renting for the foreseeable future.
    I did take your placement test and I got #2. I was surprised I was not higher but I only scored 10 out of 19.

    Not being able to buy your house might’ve been a blessing in disguise. With the interest rates, incompetence, and corruption in Mexican banks you’re better off renting. And the day you no longer like it and need a change of scenario you can pack, pick up, and go elsewhere.
    I will be moving to Mexico soon and plan on renting. That way I can live in different towns. Good luck!

    I can completely relate to what you went through. The same thing happened with my husband and me in Mexico City (we did eventually get the bank loan) but we were so lucky that the seller was so patient with us!!! Also, we were not financing the entire sum, so we could keep giving the seller more money from time to time until the bank finally approved the loan. I am curious how Dave got the credit card. That is another super difficult thing to do for both foreigners and Mexicans in Mexico! That could make an interesting video(s). Best of luck with your search. When the time is right, things will come together for you!!

    Sorry to hear that, can be very frustrating.
    My husband and I purchased a house in Mexico, we got the credit first because we new how much we wanted to pay, we did have a budget.
    After that was very easy we only look what we could afford.

    Oh My Gosh, what a drag for you guys! I can say from experience that buying and selling real estate both here and in the usa is complicated. It was worse in Mexico though. And bancomer!!!!!!! I have had an account there for 15 years and i spent most of three days in the branch where it is trying to get access online to my account. Long long story, but when i returned to the states - guess what -NO I STILL CAN'T GET ON. And there is nothing anyone can do via phone, i have to go back to the bank. Super frustrating. But one must just take a big breath and calm down and be thankful for what we have and know that EVENTUALLY things will work out. Keep looking at houses online even if you are not in a position to buy. That will give you a super good understanding of the values in every area etc. You might find a great deal on your own that way. I did. Love the channel.

    So sorry to hear it didn’t work out, one piece of advice - do not buy a modern pre-venta, they hook you in with discounted price but you have to wait a lot longer than they say (even years) the finish date will be. We had lawyers sort out our pre vents fail and it took a long time, we got our ideal house in the meantime though.

    I'm very sorry things didn't turn as you wish to. BBVA is one of the worst institutions to request a mortgage. It has one of the higher interest rates in Mexico!
    Please, don't forget "todo pasa por algo". Maybe something better awaits for you and Dave. Don't give up!

    Maybe you should have applied for a loan prior to giving a deposit 🤔. Here in the USA 🇺🇸 they always pre-qualify you even before showing you homes, that way your loan is pre-approved. Good luck to you both and God bless 🙌 🙏.

    It took me almost 2 years to buy a home here in USA. Each time I put an offer in someone would put bid me or buy it with cash. It is so hard to get a decent home without a bunch of repairs at a low price. I finally found a house that was an ugly duckling where everything worked, it just needs a cosmetic makeover and some minor repairs. I bid full price and no inspection. (Stupid move) I got the house! 3 other people bid, but I said no inspection and the buyer was so happy she threw in a 1 year warranty on the appliances (if they should break with in 1 year I could get a free replacement) I now have security of knowing I have a home and the rent will not go up. I live in a very nice town. It is not my dream home, but I'm slowly making it more like me.

    Karen, que desgracia de parte del banco. No se puede buscar una alternativa? Quizás un préstamo privado? San Juan Del Rio es otra opción si Queretaro sale muy caro para comprar. Casas en el centro se venden a un millón de pesos más o menos y queda 40 mins de Queretaro. Tambien tienen restaurantes y bares para disfrutar!

    That's too bad! I remember when my first wife and I were looking for our first house. There were peaks and valleys as every house had problems or was too expensive. We finally settled on a rundown house that we knew we would have to fix up but the price was right. We had the 20% down payment and good salaries which any bank should have been extremely satisfied with. But the bank kept us guessing, telling us they hadn't finished the approval process. It was very stressful. I suspect the bank had too much work and just didn't move on our application. Our real estate agent then made some phone calls to the bank and apparently knew the right people to call. We were approved at the last second.

    Hey Karencita! I've visited Queretaro as I want to live there in the future. I just wanted to warn you that the places near the river have a train that passes around midnight and at 7am and the train horn is quite loud. If you have windows that are insulated for sound it will help, but it will probably wake you up. Or you'll get used to it, but I just wanted to share that with you since you have shared so much with me about Queretaro. I was really happy to see that you liked El Pueblito as that's the part of Queretaro that I would like to live in. Wishing you the best in buying your house! It's such a fund process, enjoy =)

    There is so much money looking for houses that it is tough to compete. It has always taken me 2 years to find the best opportunity to buy. It takes work and persistence. It is a second job. Also, right now it may actually be cheaper to rent because so many investors have bought houses that there is competition for renters which holds rents down. Continue to invest in yourselves and your work to attain your goals. That is the best investment.

    It's the opposite here in America. You first look at your credit score and talk with lenders. Before you even start to look at a home.
    A real estate agent won't even talk with you with knowing you have been pre approved by a lender.
    I was able to buy a home in Las Vegas. While I was living in thailand. I closed the sale in 2 weeks of the offer and it being accepted.

    Something similar happened to me and my wife, we found our dreamed house for what we need to give a reservation fee of MXN $50,000, so I told the seller what happens if my loan is not aproved, you'll loose the money he said, we decided not to give anything and as I suspiced the bank didn't aproved the credit so we took the right decision, after a few years we're looking for our future house but now I already have the mortgage pre-aproved, so hopefully this time we're gonna get it, I wish you the best, sooner or later you're gonna get it too.

    dont worry, karensita. other opportunities will come! fix your stuff with the credit bureau. i had a contact that can help you there fast but had to $$$ sadly but no worries. you might find a better one in the future. take it easy and fix all. prepare all the documents before hand

    Sorry Karencita! Listen, I have a condo in Guadalajara conveniently located near downtown. Two bedrooms, and a separate 1 bed./bath unit upstairs that can be rented out or used to expand your space. (75k). A bargain. Lot's to do and arts in Guadalajara.

    Find another city or pueblo that you can love and build a home with the money you already have. Build it Mexican style, as you have the money. Teach others how to do things Mexican, without the bank and high credit debt

    I feel your disappointment. One of the earlier properties we bought we had used a Notario to do the search for the escritorio to make sure everything was clear. It took 3 years to "clear it" and at one point we knew the Notario wanted more money and we refused to pay. I asked him if he was working for us, the clients, or himself? :) He didn't respond! In the end, we ended up calling the bank in Guadalajara and explained the situation because the Notario didn't know his job apparently, and we were able to get the documents we needed to clear the property for the sale. It's such a game the banks play to make it more difficult for the buyer. I know people who didn't even get an "end date" for when the mortgage would be paid (usually 30 years or less) but they'd been paying their whole life and never paid their home off because the bank didn't tell them what wasn't in the deed. As much as you wanted the home, I always see it as a sign that it wasn't meant to be for you at this moment. This will allow you to save more money and perhaps find what is an even better property for you. Good things come to those who wait for the right timing. It will happen.

    Me gusta su sinceridad durante este proceso, lo muestran tal cual es, la compra de una casa debe tomarse con cuidado por que es una gran inversión y aveces se pueden comprar problemas, que mal plan de Bancomer, es mi banco y en lo personal me han resuelto todo, pero ya veo que no se puede confiar mucho en ellos y se que también son los que más alto interés cobran en vivienda, estoy segura que en el futuro conseguirán su casa 🏠 aveces no hay que forzar las cosas por que quizás no es suyo.

    I just finished watching your video. I am so sorry that you weren’t able to buy this apartment but something better must be waiting for you. I live in Alamos but am planning on moving in August. I won’t be buying but renting. I walked through Las Brujas a week ago and fell in love with the neighborhood but didn’t see any rental signs. Could you tell me if your realtor also shows rentals? I’m trying to find an agent that is familiar with areas between Alamos and Centro. Good luck on your search and I will continue to watch your UA-cam videos.

    I am so sorry for you. We love Querétaro, but Latin American, corporate incompatance is breathtaking. For example, we have been unable to get our Telemex bill (paper or online) for six fing months. Love México. Love Querétaro. But......

    Karencita, I'm retired and disabled. I use a power wheelchair to get around town. How accessible is Queretaro for a person like me? I have resources and could afford to live comfortably there, but I would like to experience some of the local charm, not live in a fancy high-rise. Gracias!

    Sorry that it you couldn't get to buy your dream house..
    But is there a way to check your credit score before you actually apply for a mortgage.. to avoid what happened with you guys ?

      Yes it is actually. We can check it online actually. Our mistake was we went directly to the bank and asked. They said everything was alright. They said my husband could get a loan (that's the weird part) so we kept going.
      We didn't check it online because the bank has already told us so we were just kind of sure

    Las brujas is next to the train tracks ,I stayed on Jose Morelos @ Calle Eziqueiel Montes and I heard the train horn at 8 10 and I think 12 or 1 .

      Es que sí había posibilidad de comprarla pero a la hora de la hora mi esposo no existía en buró de crédito a pesar de tener tarjetas de crédito. Un error que pasó solo porque es extranjero y tenía un apellido. Esto confundió a su sistema. Jajaja

    Everything happens for a reason (?)! Maybe you were meant to stay in Centro Histórico. I like your rental---no stress. Also less risky to rent. More freedom. Some say it's easier to buy than to sell in Mexico. Just saying...
