    Lived there and have enjoyed every minute of it. Kits is my favourite neighborhood in Vancouver. Life is colourful in Kits

    Thanks for another peak at this community. Love all the B roll of English Bay. West Point Grey and Kits are my two favour items areas. Even on a rainy day, walking by the ocean picks me up. If I end up buying a location before I am ready to move out there. If I find a renter, and stay in Ontario for a few years, do I pay any extra taxes? I understand if the place stays vacant for 6 months or more, there are taxes. Thanks for this video!

      @OrdinaryFilmmaker I agree. Having that access to the ocean all year round is a real game changer.
      You do have to consider the tax implications if you become a landlord here in Vancouver. You would avoid paying the Speculation Tax and the Empty Homes Tax...but you'd be paying income tax on the rental income and capital gains tax on any price appreciation between the time you purchase the property and the time you either sell, or move into it as your primary residence.

      @@LivingInVancouver-BC Hmmm... capital gains tax should not be too much if we just rent it out for two years. When the condo becomes available to us, we'll either move there or sell it. If we sell, we'll likely trade up. Keep up the great work with these videos. I spend my Saturday morning looking at properties and watching your videos.

    I love the idea of Kits but it’s so expensive and every condo I look at needs to be renovated. I also noticed that Vancouver in general feels so corporate. It’s a weird vibe. Thanks for also showing each neighbourhood, so helpful.

      Having lived in the GTA for 30 years, I feel Toronto is far more corporate. Vancouver has an air of being laid back, not in a rush with the hours of a teenager. Montreal appears to be the most vibrant city in the country, but it's that ocean air and mountain view that gets me, even if I have to walk 10 minute to get tot he ocean. ;)

      I should have mentioned I live in Montreal so I think everything seems corporate in comparison

      @wenkoffs @OrdinaryFilmmaker This does remind me that your experience of a place really does depend on where you come from. In the end, it's all relative. But yeah, I can imagine that a lot of Vancouver could feel pretty corporate in comparison to Montreal (and not in comparison to Toronto). If you are looking for a less corporate vibe than I'd look closely at Commercial Drive and the West End.

      True, lots of older housing stock. Not much newer development. There is from time to time smaller condo / TH developments, but not much. The city as I understand has changed zoning on SFH lots to allow for more density, to address the missing middle housing as they dub it. Maybe this will change things, but I hope the character of the west side is not dramatically changed. Not sure what you mean by corporate. Kits always felt like a different place to me. I like Montreal but way too cold/snowy.

    I love Kits, especially the beautiful and quiet Arbutus Walk section...up a bit and there is Shaughnessy and lots of greenways to stroll through up to Kerrisdale. One can walk to the beach in 10 minutes.

      It worries me how the entire country has become unaffordable. If I wasn't in the market, I'd feel forced to leave the country.

      ​@@LivingInVancouver-BC indeed. Vancouver, whilst more sleepy, was a more inclusive place in the early 90s. Shame really. I’m retiring from the police in 3 years time (actually all ready past retirement but asked to stay for 3 more) and I’m torn between a condo/TH in kits or a lake view home in the interior. Or staying put in WR. Money doesn’t go far in Kits though (my top end would be 2 million ish). I’ve always missed Kits. Great place.

      @@philleast3006 I just came back from there. Before my trip, all of Vancouver was under consideration. I can now say that West Point grey and Kits are the two burbs that interest me.

      @philleast3006 Haha...it does have a mafia ring to it, but it's actually named after Chief August Jack Khatsahlano, a Squamish Chief.

      Far from it..,the Green Peace movement started there. It was hippy central in the 70s. Now it’s the well healed.

    Problem with buying or renting in Kits is Mayor Sims may rezone your property and force a sale or evictions so he can turn everything near the Broadway corridor project into skyscraper condo towers

      @leibmoshe That's true...and I should have mentioned the massive redevelopment coming a little more...but wherever the skytrain goes, this is what's going to happen (something that all levels of government are pushing for).

    What is your opinion on buying a condo on top of a commercial building? The strata is super high for a building in 2014 at around 400$ and Im worried this will make it diffivult to sell in the future after buying

      @seikokiller3733 I guess that I need more context? Having commercial as part of the strata is not in and of itself a problem....and I wouldn't avoid a building just because of this. Most stratas in Vancouver built in the last 20 years or so have commercial components. However, it can add to the complexity of the management of the strata.
      Whether or not that strata fee is high depends on how big the unit is, how many units are in the building, building amenities, and what they are using the money for....talk to your real estate agent about your concerns, and if you don't have one feel free to reach out if you'd like to chat more about it.

      I had an accepted offer on a typical kits character home p/standard sized lot in 1997 for 390,000. My ex and I got cold feet, as it seemed an extraordinary amount back then and didn’t close. Would be around 3 million today.

      @@epermute that’s right before the market took off. My wife and I were married in 2000 and started looking at apartments in kits, everyone we were talking to at the time was saying be careful, we’ve been in this apartment for 8 years and the value hasn’t increased at all. Hindsight is 20/20 as they say
