Sushi in Japan is a lot cheaper comparing the quality. To compare Vancouver sushi at least you don’t want the sashimi coming from Japan where the Fukushima nuclear reactor radiation is an ongoing problem. It is more costly but they probably come to eat “safer” sashimi caught from the other side of the Pacific Ocean.
$300-400 a month really for groceries? You need to eat free food at the Sikh Temple for 1 of the meals to make that work

Often overlooked fact, and certainly a nitpick: Bowen island is part of metro Vancouver even though only a few thousand people live there!
@sinou-s4u 100% I did know that...but only mentioned it in passing when I was talking about West Vancouver...although now that you mention it, I'm realizing that my map of Metro Vancouver doesn't include Bowen which is likely what you are referring to! I'll be sure to update it before I use it again and thanks for bringing it to my attention! :)

Thank you, @johnnyboyvan. I think that's true for a lot of us in Vancouver. Many of us don't really venture too often outside of our own neighborhoods...they have everything we need, and we usually chose them for a reason. :)

@24:40 Incorrect. There are 5 trains with 5 different timings from Mission City to Waterfront in the morning, and 5 trains with 5 different timings from Waterfront to Mission in the afternoon/evening. That said, West Coast Express only runs on weekdays.
@_netscapenavigator I appreciate the clarification...as I was talking I knew that I wasn't quite right...that it was more than once in each direction but I didn't realize there were five separate runs. That being said, I do think it's important people realize it's just into Vancouver in the morning and out of Vancouver in the evening. Hopefully, service gets expanded soon!
Very informative. Is it safe to assume that rent in these different areas generally follows the average purchase price? If one were looking exclusively at housing costs, would areas like Mission, Delta, etc., have the lowest rental? Also, I know there is an airport in the Abbotsford area, though nobody seems to discuss it. This is probably because it seems like their flight availability is limited to inter-provincial travel. For those living in White Rock or near the U.S. border, is it feasible to drive across the border and fly out of Washington, as opposed to Vancouver Intl.? Personally, I'd be interested in a lower rent (condo or apt.) with high walkability (shopping and restaurants) and lower rainfall, not too far from a Skytrain station. Any suggestions? @ahnnecabiles6837 Thank you and appreciate you watching! I like River District. It offers fantastic affordability for a Vancouver address. However, it does feel less connected to the rest of the city (in my opinion) than many other neighborhoods of Vancouver. Up until recently, there was very little there in terms of shops, services and amenities...but that's obviously changing. It's still a part of Vancouver that's more car reliant than many others...and it is also, unusually for Vancouver, on a flood plain (like Southlands and Olympic Village).

@dannil9878 People that choose to live in these cities find a way...or they end up moving elsewhere at the end of the day. But, that's part of the reason I make these videos so anyone moving here knows what they're getting into.

Speaking as a teacher... The video is correct that the main difference between public and private schools is the physical equipment/supplies available and number of staff. One area where there is no difference is the quality of teachers. The fanciest private schools do not pay more in wages than public schools (arguably their compensation is worse than piblic since their pension plan is way worse) and hire from the same pool of teachers. Mulgrave (a very expensive private school) boasts a teacher to student ratio of 7 to 1. This is significantly better than most public high schools, but not all. My school which is public has a 8 to 1 ratio, but we're a specialized tier 3 school.
Moving soon as a student from another country, the rent sounds like a nightmare that i would have to deal with. Thanks for the great infromations tho!❤
Living in Washington, I'm not far away but the whole process of applying for work visa and finding a place to rent is in fact a massive headache. Also, I doubt I'd be able to replicate the income I get from correctional work here there with nothing but service industry experience. Still though, the place calls to me. I will own a home in Vancouver one day or at least that area, maybe north by the forest parks.
Step 1: Avoid Vancouver. It's a big turd floating in a beautiful toilet.
Do yourself a favour. Just avoid the place altogether. Lived there for 55 years. Best thing that happened for me was leaving in the end. It was a great place in the early days, not anymore.
@WoodstockG54 Thanks for watching and for sharing your experience. Sounds like leaving was the right decision for you...but that doesn't mean Vancouver doesn't still offer a lot for other people. We are all different and looking for different things, after all. Where did you move to and find your utopia?

you suggested Kijiji or Facebook, why not Zillow or similar for rentals?
Most rentals aren't actually on the MLS in Vancouver. The vast majority are handled by small mom + pop landlords and the websites I mentioned tend to be the ones most commonly used for advertising. If you haven't watched it yet, check out my video on renting in Vancouver...that'll give you a better idea of how things work here too. :)

@LarryNg-mx8qz Do you mean property taxes in New West? Yeah, that's true...they are higher than most areas in Metro Vancouver (I think the highest) but not too much more than say, Surrey...and still quite a lot less than people are paying in Calgary or Toronto.

I'm having trouble finding basic info on immigration to Canada. Specifically in the case in which I would bring my own company with me from the US. Do you know where I would find that info?

Property taxes in the city are ridiculous. 1938 Bungalow $13,000 a year despite Vancouver being a small area, roads full of potholes & construction, few swimming pools & most leaking, people coming thru your yards & patios at night stealing propane, bicycles, anything not chained down. Crazy people chasing you offering to beat you up. Downtown all boarded up, people in parks, doorways, staircases. Continuous sirens. Sad, sad, sad so pick somewhere else especially if you have children.
Thant's a lot, but what is the value of the place? Knowing the taxes without the property value isn't very helpful for context.

Not my experience at all (my neighborhood is very low crime, super quite and about 15 minutes to downtown...and I'm more than happy raising my four children in this city), but I'd move out of your neighborhood if it's that insane. For those reading, with $13,000 in property taxes I'd estimate the house is assessed around $3.4M give or take $100K or so.

The joke is that neither of those languages should matter whatsoever as we're an English/French speaking country but they have imported so much Chinese "investment" that it sure doesn't feel like it most of the time, particularly in Hongcouver.

No, but I meant something factual, because while I did study Mandarin, (reading, speaking, writing) the great majority of Chinese immigrants on the U.S. west coast speak Cantonese, (totally different). I am assuming (?) the Chinese populations in western coastal Canada are mostly Cantonese speaking(?) A very unattractive sounding dialect/language to me anyhow, compared to Mandarin, which is beautiful sounding. . "Ni hao ma, dude?"
@@Anvanho Cantonese is spoken in the south, Mandarin is the state language and spoken in the central and north. Both are handy.
@Anvanho I won't pretend to be an expert on this...but I think it depends. We have both Cantonese and Mandarin speakers in Vancouver. My understanding is that the earlier wave of Hong Kong immigration we had (motivated by the handover) meant that Cantonese was much more common amongst that era of immigrants. More recently, the mainland Chinese wave of immigrants we've had over the last 20 years or so tend to be Mandarin speakers. About a decade ago I took some Mandarin lessons...but it proved far too complicated for me. Saying hello or understanding a word or two here or there is about all that I can remember at this point. :)
Mmmm… property taxes are more expensive in some parts of metro Vancouver, like Maple Ridge, $6,000/year for a house 😉
In Ontario, we pay $6600 for a house only worth $1.8M. Not saying that is cheap, but Vancouver rates are pretty good.
Yeah...the property tax rate in Toronto is more than double what it is in Vancouver. I mean, I don't like paying taxes either, but it's important to put it in context. :)

I’d be most curious about healthcare when coming from the US. I’ve heard good and bad things. Access to healthcare is important to our family and while it’s expensive in the US we have good access and transitioning to Canadian health care seems overwhelming
@emwhit1330 Yeah, that's a tough one to answer I think. Experiences will vary depending on location and also your own personal needs. In my opinion and experience I've had excellent access and quality of healthcare my entire life...but then I'm not a high-risk individual, I'm very healthy and don't have complicated health requirements/needs. But I also have four children and an elderly parent...it's been really easy and a positive experience for all of us.
I am looking to buy a place in the Vancouver area and your video confirms for me that there are a lot of off-limit areas. It's frustrating. Another thing I would add is that many desirable areas in Vancouver are beside very unpleasantly wide and busy roads. Mount Pleasant is beside Main St and that is a terrible segment to live aside. I honestly don't think there is a single neighbourhood in the Vancouver region with multi-unit housing that I can say I love. Good video though.
@revaholic Thank you. Appreciate you watching and commenting! I guess it really depends on how specific your needs and requirements are. From my perspective, Main St is one of the less intense (traffic wise) "main" streets in Vancouver....compared to, say...Knight St, Broadway or 41st. I'd probably still prefer not to live ON Main, but a block or two off on either side and it's not noticeable. I personally enjoy the vibrancy of being close to commercial centers, but not too close...and I think many other Vancouverites generally do, too. But if you want really quiet and removed from traffic I'd consider West of Denman in the West End.
@@LivingInVancouver-BC Thank you. What do you think of the demographics of Mount Pleasant? It seems very white and under 35, so it gives me the impression that it's not a community that people live in for very long.
Are there small rural ranches./horse properties? 5-10 acres? With out buildings/barn etc? Not too far from a community?
@shelleydunnigan Hi there...yes there are. Having a large piece of land is certainly still possible in the Vancouver region, but it would depend on the budget of course. It also depends on what size of community you'd want to be close to. The denser areas will cost considerably more but there are options. Message me if you'd like to discuss. :)

I've shot for two videos, I've got my Vancouver ball-cap on and I'm sitting down to get my weekly Vancouver news. Last week's video still haunts me. I realize I need to create budget to get a grasp of all the different fees. Maybe during Christmas break. I still have to finish two videos ;) I'm pushing to get rid of the car when we move to Vancouver. The fees associated to owning a car is something I'd like to cut: parking fees, plate fees, insurance, gasoline, and maintenance. We can rent when we need, use Uber and transit if we stick to Kits and West Point Grey. Just having trouble getting my wife to give up on the car. Any suggestions? Thanks for the video Sebastian.
@OrdinaryFilmmaker Not sure that i really have a hot tip on how to get your wife on-board with not having a car...other than perhaps giving it a try. I think once you are here you'll realize just how little you really need a vehicle. And if she finds otherwise after a few months, you can always buy one once you're here. @@LivingInVancouver-BC All I can do is bring the car out there. Let her see how much it costs to run and how little it gets used and go from there. I don't disagree that BC laws tend to lean in favor of the tenant. However, I'm not sure how you are connecting that no one professionally helps tenants to this. If anything, this situation favors the owners/landlords.
Important to mention that the West end is very lgbtq friendly. I really enjoy your videos! Thank you for talking about the West LOL. That's one of the first lessons. I always give visitors to this beautiful area. Thanks for your amazing videos!

When you talk about being able to live in many different places, it's important to think about your rush hour commute. Generally speaking, I find that traveling East to West or west to east takes much much longer than traveling north to south because of the lack of highways. Also being able to avoid Bridges is always advisable. You taught in something amazing though that there's certain areas of West Vancouver and a little part of North Vancouver that does not have a lot of precipitation.
