You’re simply a home buyer in the area and you buy all cash, as is and you typically close in 30days or less. You take care of all their closing costs and if they owe anything on the property, as long as your offer exceeds what they owe your offer will pay it off and they’ll get the remainder. Really great advice dudes. Attunement and active listening, problem solving, confidence and smiling are all pillars of great sales. The only thing I would add is preparation. It seems to go without saying but still. Knowing why you say what you're saying will contribute as much as anything to your confidence level.....oh wait Zach just said it at the end. Boom LoL
I’m crushing the accusations portion starting middle of may and got 5 under contracts however couldn’t find any cash buyers that were interested I did the whole list REI called real estate agents, Facebook groups and called and message all 1- 2000 cash buyers got a few interested just not in the property comps are there for a 30k+ profit on the end buyers but no actual motivated buyers. I even reached out to other wholesalers if they want to JV but no response or update. I would do the flip with rick JV but my net returned wouldn’t be to high maybe 1-2k So I had to terminate all 4 contracts. Am I looking at the wrong properties ? I’m knocking the prices down so it’s not the price. The comps are their so it’s not the end profit on the buyers, location are in great neighborhoods and good cities so it’s not locations… Any advice ?
