I am a home inspector here in the Austin area.......I have been inspecting new construction homes here for 25 years. My top builder is Highland Homes and the bottom builder is Milestone.
We recently closed with Dr Horton in RiverView Georgetown and our inspector told us we got a pretty clean build. There wasn’t much left for the builder to fix after. I was nervous because I’ve heard the stories but overall I had a great experience with them.
I wish I could hire someone who knew the builders in each neighborhood. They would need to take my budget and my wants into consideration too. I wonder where I could find one of those.
@@JeremyAKnight not so much the builder in general, as we’ve had a couple items need trade attention after closing and was handled, but we dealt with their preferred lender and it was a lot of back and forth. Typically we use credit unions and larger banks in past home mortgages and so this time around was a cumbersome experience. Realtor, and builder sales guy were very communicative, but I didn’t like that they made us complete a buyer survey at closing instead of waiting until we were in the home and had a chance to live in it and see how the builder handled warranty issues and things of that nature. GC also is hard to track down. Did our blue tape walk thru and after that we never saw him again. We’re also new to buying a new build so I think that in itself is an entirely different buying experience than buying existing which we’ve always done.
@@cecaleebynum4769 the communication part from the builder is typically where the frustration begins and ends. It’s tough as there are so many links in the chain. I always hate the survey right at close personally.
Built with Highland. Really the issue was with the subcontractors not being experienced and the super not being present to review work. It was not a fun experience. We built in 2021 so during Covid. Never want to go through that again. And USE A REALTOR!
@@JeremyAKnight My comment would be too long if I listed everything but off the top of my head: Chimney was too short, causing smoke in the house, lawn wasn't graded right, gutters weren't installed right causing erosion of our soil right near the foundation, frame isn't properly sitting on the foundation, post tension cable sticking out of foundation & rusting, siding not installed properly, windows not sealed correctly, stone not installed correctly, when we first moved in, vent hood, disposable, & jetted tub didn't work, oh not to mention a toilet backed up into a tub our first week living here, & sometimes when I drain the tub after giving our toddler a bath, the water backs up into the toilet! The A/C in the attic had some sort of tear or hole that had to be fixed, ghost doors, plus back door never closed properly, took Coventry several tries to get that fixed right, irrigation hoses appearing at the top of our lawn, so definitely not buried deep enough. Signed contract in 2021, closed 2022, got inspection prior to the 1yr mark in 2023, & still fighting Coventry to fix things in 2024. Awful! Regret buying so much...
@@JeremyAKnight Where would you suggest to look for a good quality, single story, 3000+ sf home on a larger lot in this area? Due to our daughter's disabilities, 2 story is not an option.
I'm surprised Centex was rated higher than Pulte. From my experience...their craftsmanship SUCKS. And the warranty rep assigned to the neighborhood was an extortionist - pressured homeowners to give her high ratings before anything has even been scheduled yet and making up lame sob stories about how "this is going to come out of my pocket" for certain repairs during the 1 year craftsmanship warranty.

I heard the same from someone else recently. Happy it worked out!
Why did you even buy a DR Horton?.... have you not seen their reviews and suing going on??? Sell that shit now!
whooo love this video!!!
Thanks!

It’s almost as if you need a professional
Good info. Thank you.
Absolutely
Wondering about chesmar…. Bought in NB and build seems great, but do lack in communication like many others.
What happened?

Surprised Dr Horton isn't on here!
Not the greatest representation!
Just for my own understanding, how does a realtor help navigate avoiding issues that stem from bad builders?
We should sit down and talk. It’s a lot for one comment.
Gehane ( Bright land) is the worst one ever!
😞 what happened?
I had a great experience with Scott Felder. I can definitely say they are top quality

Bummer to hear that. What did you think about the final product?
@@JeremyAKnight it took a year after closing to get everything fixed, but we love it...
@@AMYINRSM that’s not fun. Glad you like it now.
They aren’t subcontractors, they’re day laborers
Where's Coventry on the list?
💯%! Will never buy a Coventry home again..
They should be on here! That would make for a super long video!
What went wrong?

Any experience with Terrata at Esperanza in Dripping Springs? If so, would you recommend?
I’ve done a few videos. I don’t recommend them.
@@JeremyAKnight Good to know. Any particular reason why?
@@MissyMeyers there was a lawsuit and they are the Luxury side of a very uh… low quality builder.

It all depends on the superintendent
What about Brightland Homes in Austin
Better use a realtor.

Castlerock is the worst builder ever !!!!!
I don’t blame you for saying that.
Ashton woods has terrible subs.
