Thanks to Judge Judy, I learned from my previous mistake of being an inexperienced first-time renter regarding leases and contracts. Thanks to Judge Judy, my second time renting was a breeze. I made the landlord sign my own contracts and I kept copies of EVERYTHING. I even bought my own receipt book and made the landlord sign one each time, because Everytime he came to collect rent, he conveniently left his receipt book home lol. I now keep Invoices, text messages, receipts, etc. no matter how old they are. I also keep little handwritten notes too. I was eventually able to bring my first landlord to court for making me pay for repair of carotid pipes if I was wanted to take showers in my home that I rented! I paid of course, I ended up breaking my lease early due to the home being in Deplorable condition. The landlord kept my deposit, even though the only damages in the home were of his lack of attention & Repair. I got all my money back and then some! Thank you judge Judy!

And also it had an additional note that I wanted a documented walk-through of the apartment when the lease would not be renewed, so I could have a documented list of any damages or issues so the landlord would have to clear his schedule to do walk-through with me and not give me a run around and try to sue me a year later for “unpaid damages”.

I paid last months rent and didn't even stay half the month. had receipts signed by myself and both of them with dates stating how much was paid and when. when i left they told me I still owed them that rent, I said i had the receipts for every single month I was there, and I advised if they contacted me again it would be considered harassment because they wouldn't stop blowing up my phone. then they started texting *my mother* threatening to call child services on me, ready to say I was starving her, neglecting her, abusing her, and leaving her alone in the crib for hours screaming. I bought and cooked all the food and we all ate dinner together every night with my daughter eating with us in the highchair, the same food we ate (yes, all of it paid by me, while also paying rent, utilities and wifi). I cooked her eggs/pancakes/dinner leftovers in the mornings and ate with her, while most days also cooking breakfast for them. lunch was always leftovers because they were pompous and thought leftovers were too gross to eat after twelve hours in the fridge. I also co-sleep, have since she was a few months old, and don't use the cry it out method, I feed to sleep. so ofc there was no leaving her in the crib for hours. I don't believe in physical punishment, in fact at the age she was while I lived there (still an infant) I didn't believe in any punishment cause it's an effin baby, there's nothing to punish them for. but I was still terrified of them going through with the threats cause every parents worst nightmare is losing their kid

My mom used to live with my aunt. A few years ago, my aunt took $100.00 out of her share of the rent money and used it to pay her cellphone bill. My mom was pissed and I was shocked. Another time, there was no electricity in the apartment. My aunt claims she forgot to pay the bill. The electric company told my aunt that in order to have it turned back on, she had to make an immediate payment of $150.00, Western Union too. Which she did.

I was unaware there came an age where having a roommate became socially unacceptable. There's several reasons why someone would either want/ need to have a roommate. Never crossed my mind to judge such a living arrangement. Strange. Could be because I live in SoCal and is a common practice, mostly out of necessity. I agree with other post about places with exhorbent rental prices. In my area it's common practice that you must make 3x the rent to qualify. Also in my area studio/1bd average $1500-1800/MO. In assuming you live either in the Midwest or down south.

Just me but I don’t feel comfortable with only a hand written receipt unless maybe it’s from a business with the business name on the stationary. I’ve had people try to play me. First you have to decide who is going to write the receipt and then if the other person is only using their signature they might lie and say they didn’t sign it so you have to prove it is their signature. Most landlords won’t take cash. Thieving Brad is converting the money into cashier’s check anyway why not go get one for their share?
Follow up comment. I just watched part 3 and JJ wouldn’t accept the hand written receipts the plaintiff had from paying the landlord. JJ wanted to see her withdrawals on her statements. So yeah, I’m not giving anyone a large sum of cash for a hand written receipt because I’m going to have irrefutable official proof of payment in case I have to take them to court.
I'm a landlord of 30 years. I won't accept cash even if I gave a receipt because I have had tenants later dispute how much they paid. I quickly learned that both the tenant as well as myself need a traceable method of establishing amount paid if every questioned on either party.
