The real question is the asking price & intended market.
This property would actually be considered mint for some people.
First timers who can barely afford/qualify for the mortgage and have no idea what is bad.
I've never seen anyone hate a company as much as Kevin hates them. Not saying its not for good reason but this seems to be personal as well.

Do you have a video of this property before Opendoor bought it? If not, how do you know what Opendoor did vs. what was there when they bought it? What were they listing this house for in relation to other houses in the area?
Not trying to excuse poor work, but if they just listed without doing work on the house, and are selling at a lower price than other similar houses (in nicer shape), I see no issue with what you showed in this video.
Can confirm open door sucks, bought my first house from them. It looked decent until I started noticing all the bad workmanship. They sell the houses as is, so you can really negotiate the prices down for the terrible work they do

To get mildue in Colorado you really need to try hard to get that.
Home inspector here, I have inspected quite a few Open door flips in the DFW area. Not saying they do a great job but to me they do an OK job. They seem to do the basic stuff and some houses they seem to do more work on then others but for the most part none of the ones I inspected I would say they did a crappy job on. I think it all depends on what they got in it and what the market will bare is how much they spend on it, kind of like all flippers. I will say none of them were like this house though. Like most large builders each house is only as good as the contractors they hired to do the job on that specific house.

Meh, not critical, depending on how good is the price and location you can redo the bad work they did. As long as the structure of house is good and without any flaws, these cosmetic defects are easy to solve. Why the rage? This may hurt house hack. Just keep it cool

I've worked for some of these " production line volume"flippers before as a bidding contractor. Never again only did it to keep busy during a rare slow period. People are so desperate to get in a house they think they will just deal with it later. Also do some of my own houses. You get what u pay for- usually.

So the house is terrible i get it. What is the assessed value (im assuming there wasnt a full or even partial inspection/appraisal done)? And, what is the property listed for? Might have missed this information in your vid?

I disagree I love open door. I bough a house from them and paid a 25% off market value only needed a 10% of that amount in renovation and mid grade materials.
And now 1 year later is sitting on a 10% additional equity for. When I bough it so 25% equity in 1 year

Your equity was in your DIY labor most likely and " mid grade materials" in business we value things at market cost for a contractor to do the repairs and factor in the risk that the market may not go up for ever. Being underwater on a mortgage sucks as millions found out the hardway 2008- . I'm a specialty contractor and inspector for 30 years. Watch your FOMO emotion people. That house was appalling.

I replace exterior trim in Colorado. At least 1000 houses a year. And the construction in Colorado is pretty janky. Who pours concrete right against siding. Post are usually free floating.

I looked at an open door house once. It was the exact same experience: back door didn’t lock, leaks, crappy paint, bad fixes, crap not fixed, mildew, felt the need to bathe after.
Yea but they won't get top dollar for it.. and that's ok.. they will still make the same profit someone who spent double and sold for more..
Missed these types of videos! Opendoor homes vary a lot by area and some are worse than others, especially those that have sat for a long time.
They probably lowballed the previous owner due to all the work to be done then just basically put bandaid on them. Profits profits profits.

The government policy for years ( low rates) has now essentially locked up 50-60 percent of the housing market for years- basically it is as if the goberment stamped half of the inventory with a prohibition of sale. So now we are stuck for the remaining duration of all these low interest rate 15-30 mortgages. Now they/we are trapped.

I sold my house to Open Door at the end of 2022. I tried to find a local flipper first, bit OD beat them all by at least $40k. They resold the house about 3 weeks later for about $35k more than they paid me with minimal work in between.

Realtor in Ohio here! Super curious if you got permission from the seller to record/take photos beforehand? We aren't allowed to do so without prior auth. Although I agree with your opinions on Open Door, I'm pretty sure they wouldn't be ok with you touring the property and tearing them apart.
I'm a buyer and toured as a buyer. I also registered as a buyer on their app. I'm not licensed in CO and am not a member of the Realtor association in CO. Found the house because I was touring open houses. This was an unhosted open house that I realized I just needed to signup as a buyer on their app to unlock, which was actually quite convenient.
Buyers can film whatever they want.

Wow! I reminds me of my first house, it was a repo and I got it on the cheap because it was worse than this place. for a company to sell a house like this shape, the company should be out of the business.

This house will need complete restoration and and the young couple that buys it in FOMO will not realize that even with this continuing insane appreciation they are actually underwater because a quality restore on that house could be 100k++. And a homespector would run out of room on his app. Nuts.
