It’s been a long time coming! Building 1 has been completed and leased out. We are now staring phase 2/ building 2 of this project. This is the first step of getting the dirt pad ready for the foundation. We will walk you through the whole process and give you lots of information about the building process. We are excited to kick this off. So blessed that our construction business provides and grows our passive income and investments.
This looks fantastic! But what do you mean, steel for three-stories? Like you used steel for the construction? If so, why? I always thought anything 4 stories or less can be all wood. 5-7 will have a podium/rebar base.
This was a wood frame but for the support of balconies and stair cases we used a lot of steel which increased the cost. We would design it a little different next time to avoid those steel cost.

Great Content!! We are building a 3-story 12-14 unit apartment building. Do you recommend putting a TRASH CHUTE? If so, exactly where and any other practical advice you have? Much appreciated!!
Very cool! Send pictures when you get it done. I don’t think so. The dumpsters are just right outside and it becomes a mess with people actually making it in the chute. If it was a bigger building I definitely would but only 3 story I would save the money.
Insulate between walls and floors above because people don’t want to hear their neighbor. Sound transfer is important.
Does the construction demand a lot of management if you’d hire a GC? I want to build rentals out of state but am not so keen on traveling back and forth 50 times a month
Yes hiring a GC would help out a ton. Just make sure they have experience in whatever you’re building and go visit some of their other projects going on to see how they are coming along.
What plans did you use? Looking to build the same very soon.
We found a style that we wanted then brought them to an architect. Close to 12,000 SF. They were expensive.

That’s plenty big.
Around 90x80 corridors in the middle and stairs on end.

Yes we have fire alarm and fire sprinklers

It was right at .9 acres.

We did this on .9 acres. Built another 3 duplexes next door on the same land.
How much do you think that one building cost, range too is not bad
It all just depends on square footage for what you can get it built for in your area.
