I think the DHA should have developed this considering the size of Multan, as eventually investor would fly away. Now condition is that there is over supply of plots and common one or two plot holder has lost 50% of value. DHA should introduce a minimum rate to curb selling at through away prices.
Due to following: -
(1) Huge inventory of plots
(2) Opened all sectors together, instead of phasing out
(3) Kept initial prices way too high, to keep all profit for themselves
(4) Trend of settlement is focused towards Lahore, Karachi and Rawalpindi/Islamabad.
(5) Situation worsened when DHAM resorted to anti-client actions, seen no where in any other DHA in country e.g. Interest rate 24%, pay all interest now (inestead of at time of selling/construction) else we (DHAM) will cancel it, no more installments of development charges etc etc.
(6) They didn't flex themselves and never understood that clients are an asset of housing society. Pushing clients with the wall dishearted the members and they started fleeing to other housing societies, which were more accommodative than DHAM. Thus the bubble burst and they have totally failed to stope the fleeing members.
Size of the project (10,000 acres in first phase)
Poor planning
Poor management
Excessive supply & poor inventory management
Rupee devaluation
Inflation
Political instability
Loss of interest of local investors
Above are few factors behind downfall of DHAM project.
Pathetic analysis without doing proper homework on the part of guest. Looks like PAID CONTENT.
So many other equally important and good housing societies Much cheaper and affordable are available in multan now .
The charm and chrisma DHA has gone down to the Drains now along with DHA around the country 😢

Multan is in South Punjab. Unfavourable weather, no industry, backward region in general and city is controlled by some Peers and Wadairas. So if some family has money then they prefer to go to Lahore or Islamabad/Rawalpindi. Why they should invest crores of Rupees in Multan?

The advise is to hold plots by Overseas investors 🟢 This means that one has bought a 5 Marla plot which is on developed land. So loosing in rupee term, you hold a solid property.
One need to build a house for their future. 🟢🟢
