    It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. There are fake gurus out there that claim to know how to teach airbnb, business, and real estate. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. None of these "gurus" have a decade and a half of sales experience or business leadership under their belt in addition to having over 100 properties.     I read in airbnb new info 2021 they were focusing on “Experience” what they should be focusing on is cost 💲 and customer service. With the economy taking a nose dive people will be looking for clean safe inexpensive.. period

    I keep seeing Airbnb’s ads on youtube. The ads are aimed at group and family vacations, basically saying that airbnbs offer a lot more space than hotels. So very much in line with what Sean is saying!

    Superhost for 11 years here and I manage 13 listings all in desirable locations however I’m foreseeing the future of airbnb as one that will be purely based on affordable pricing because our economy is about to enter something much worse than a recession. When that crisis is hear (and it already started) people won’t have a lot of disposable income to spend on vacation or traveling so the airbnb model will be greatly affected. That’s my take

      Same. More people in the US will be doing in-country light travels during a recession. Having things like electric car charging at 1 dollar a day and free 20 dollar fruit basket will do well.

    I have 19 units and I started in 2019 It takes time and Dedication, you can't trust nobody in this business than yourself mostly cleaning crew..The Sky is the limit

    Just moved our suite from LTR to STR. Since we started we had 11 straight nights booked. Today was going to be the first night with no booking. Turned on same day booking this morning and up'd my price for today 10%. Had a booking by noon for a couple, only arriving at midnight, leaving at 8 am. Glad i tried that out.

    Airbnb's message doesn't match the inventory. But to Sean's point they are trying to create a pull so owners fill that newly created market. But that takes time when 99% of listings are conventional places to stay that cannot simply be converted to an experience stay. And as others have said, may not be the best timing to do so with the slowdown of the economy, for both owners and guests.
    I think these experience listings are like flagship products. More of a marketing ploy, a flex of the muscle, but the bread and butter will remain traditional and accessible. Like the Ford Mustang that gets your attention in the window, yet you drive out in a Ford Escape because it better fits your needs and budget.

      it doesnt have to be "experience". you can just style it in a way thats uncommon that other people havent seen yet. if you know stayly on their instagram their interior design on their properties are insane. for example they did a pink styled room in one of their properties. pink paint, pink rug, pink portraits etc. and it's NICE.
      the inventory doesnt match because most hosts are lazy, dont know what they're doing and stuck in their ways. which actually makes it easier for a beginner like me to stand out.
      traditional and accessible just makes them consider hotels which usually dont offer experience in a way that airbnb can.

      I always tell my students to not use that feature. Its an imperfect feature. Even a hinderance

    Airbnb in this transition are making mistakes. You cannot take a business plan & policy designed for mass sales (apt blocks) and think this will works with experiences on unique properties. You cannot market apples as oranges!!!

    Starting my first airbnb properties this month, two brand new build 3bed/3bath two story houses right next to each-other… I’m nervous and have been over loading on all your videos lol. Hopefully everything goes right 😮‍💨. Thanks for the great knowledgeable videos.

      Remember to not overload yourself with too much information as well. It's good to be ready, but if you take in too much info you'll hit paralysis by analysis. It happened to me until my wife and I finally just jumped into it. It's honestly not scary when you get your first guests. Good luck!!!!

      Good luck! Just keep getting guests and making the necessary changes as you learn about your guests and properties.
      To Iterate with Airbnb it needs to be consistent and constant.

      If you built them to be an short term rental. I would of suggested that you built more units not two bigger ones. Maybe slightly smaller and have 3 instead. You would of made more

    Honestly the tides are changing a bit these days, in Portugal atleast its far more profitable to rent the place for 6 months or a year to a student and have a guaranteed monthly gain, than with airbnb that makes money in Summer time only.

      That’s why my current strategy is to rent to students/researchers fall-spring and short-term for the summer.

      @@Sonja1923 i rather have 600/650 a month for 6 months, and in the summer time use it as a airbnb to have more money in less time period since Portugal in Summertime is full of tourism.

    Regarding Airbnb experiences I contacted support because I had a question about listing a boat rental experience and received this reply.
    “Currently we're pausing new applications for new experiences because We’re perfecting our core services and are pausing submissions of all new Experiences-for now. This means new and existing Hosts will not be able to create Experiences. Current Experiences are not impacted, and bookings will continue as usual.”

    These strategies will not work with a conventional home in the U.S. If you have an ADU, or a separate entrance, then it MIGHT work, but the chances are very slim. Internationally speaking - perhaps as it depends on the demographics and pricing. I have an STR at Lake Powell (4k sf home overlooking Glen Canyon) and we are doing great.

      Stay Duvet has many listings in Charleston, SC exactly like this. Big historic homes with each room available to rent.

      @@POWGamingOfficial Yes, I have seen a few of these "specialty" STR. The avg. STR owner cannot afford these type of homes. These are the exception, and not the rule. Having said that, in our home in Lake Powell, each bedroom has a unique theme and name, i.e., cactus room, cowboy room, lake room, grand canyon suite, along with complimentary art, fabrics, bedding, pillows, etc.

    this is like my (wine) region, it's mostly couples. doing one nights at a higher price is also good, because everyone else does 2night mins. it's just a matter of finding your niche within your market. And yes, being a bit special, you've been telling us that for a few years now. and really, "special" can just mean that orange wall...

    I'm an airbnb host with property in Jamaica. Hurricane Beryl left massive property damage to the yard. Our area is still without electricity and water. Our guests are asking for a refund. Are we covered, what should we do?

    Hello Sean, I have a place in Osaka (Japan) that can sleep 8 or 10 but somehow from the start it was getting booked by one or two people 😳 I feel like we are leaving money behind but I don’t know why the algorithm shows our place better when we advertise it for 4 ppl 🤦🏻‍♀️
