    For the price of a condo in BGC I would prefer to have a single family home in the province because I'm not a city person. To me a condo is just a large apartment in a large building. I enjoy having fresh air and no noise from traffic. I'm not too far from nice things but far enough to enjoy life without the crowds of a city. My wife is from Bulacan.. At least you all aren't in Dumaguete or Iloilo like so many other vliggers are and they act like that's all there is to the Philippines. It's nice seeing BGC and surrounding areas.

      Yeah I totally understand what you mean. Maybe one day we’ll feel the same way. But right now in this chapter of our lives with 12 year old kids, we want to live right in the center of all the excitement which is BGC. But you’re also right, there is so much to see in the Philippines! That’s why we are dedicating this year to visiting local spots in the Philippines🇵🇭It’s so diverse and beautiful. We want to showcase that.

      And you also feel as if Bulacan province represents the whole Philippines? Those vloggers in Dumagetue and Iloilo just love the place they are in. Isn’t that what you are trying to say about Bulacan?

      If you stay in a condo above 15 floors like i did it will be super quiet.
      Plus unlike the province i didn't have to deal with bugs or mosquitos.

    The average monthly salary in the Philippines is Php 18,423.00 or US $330.08. Hence, average Filipino will never be able to afford a 22 to 40 million Php condo. Heck, many folks in The West or Europe can no longer afford these prices. One has to wonder when the correction will come.

    i pay $2k for a studio apt in Pasadena, CA and its nowhere near the elegance of that place. I can’t wait to come back home for good. 10 yrs and I’ll be there.

    Pasig is in the middle. For others who really want to live there, its also another business district. Its near the top schools in Quezon City. The location is at the top of the hill. Manila is near sea level. Cainta is beside Laguna Lake.

    You know I'm retired military and my monthly pension is 135k monthly. There is know way i can afford any of that. You guys must be millionaires!!!! With these out non affordable prices I'm going to go back to the U.S.

    As a dual citizen I looked into buying a house/condo in BGC or Tagaytay etc but I learned my lesson real quick, Philippines is nothing than a major corruption specially when it comes to real state. I would never invest on a property in the Philippines.

    Better to buy house and lot in subdivision somewhere in Dasmarinas Cavite near Silang, Cavite. It is nice and cooler breeze there at night this months around 20C or below at night! Like Washington subdivion along Aguinaldo highway.

    husband speaking - An American perspective - the condo's are too tall, takes forever to take the elevator
    down once the condo is full. I don't really trust the construction, it may be equal to the U.S. but I'm not convinced.
    Plus I think I could only afford a unit in the first 3 or 4 floors. Another also, too many people, I do not function well
    in such crowded areas. I have grown up with lots of room, our home in Lapu Lapu so far has no immediate neighbors
    and we have been here 12 years. Our home in the U.S. is on a 12,000 sq ft. lot, green belt in back and our neighbors are
    16' apart, homes are that is. We are too old for crowds, that is for the younger life style. ( side comment, did you see Colt's
    latest story a few days ago? It was so excellent but they did not allow comments so I could not tell him how well he did.
    So much information and his set up in his room is really something to see. So nice.😄

    This world gone crazy with those apartment prizes. Seriously if I got given 75% discount I probably still would not pay for a condo nor apartment. It's a deadset investment equivalent to a depreciating brand new car. It'll be worrhless in 20 years..Grab a land people

      I believe the developer would still make money even giving a 75% discount due to large markup on these units. I worked new home construction for a number of year in FL and my builders markup was about 18%. This would be after he paid the agents a total of 6% commission so real mark up was 24%. I agree with these condos being like buying a new car with deprecation after a number if years if building maintenance is poor. Some buildings are built and maintained better than others.

      @@samquinn6427 100% right. I have few investments here in Australia. The money is in the land size and location period. All the rest is materials. I have property worth $850,000 AUD but insurance is only for $250k meaning in the event it burns down and knock on wood, it will be fully restored to new condition. Meaning, condos,apartments worth is just the building materials and no way what was displayed anywhere near its asking price. It is marked up heavily by middle man, advertising and everyone making huge margin. I'm sold on the location and convenience I get that but the price should be at most 2mil plus 20% markup not 40mil..loll

      You will not net 75K per month and dont forget what you are buying is bare concrete box that you will first have to finish out prior to renting. Lastly talk to someone who has owned a condo in Manila and tried to sell it. You will never sell it unless you are willing to accept 30% - 40% less that what you paid. Not an investment, more of a nightmare.

    Target year of completion for subway is 2028, but can be operational in 2027 for the half of the completed project, now it is already in 40% according to DOTr and they just only started more than a year ago....

    Thank you Ocampo Fam for showing us Capitol Commons, I've been there thrice already and I have the similar impression that they are trying to have the BGC vibe. I love seeing condo tours, now I have idea how much is to buy a condo in capitol commons. Maybe you can also check the Greenfield District that is near that area and there are condos and offices around like they also have their own world there.

    I agree its the central of Metro Manila and the smaller BGC. BGC is the higher end place to live now in the Metro.

    I have a property in BGC, and I am fully satisfied. We bought it at the tail end of Covid year 2022. My View Makati Skyscraper. 1 bedroom and parking 8.5 m

    P75,000 rental isn't cheap at all for some of us who live in the province.🤣 A 120 SQM rental house in the province ranges around P15, 000 to P20,000 a month.

    Indonesian vehicles reviews was so competitive. They push it to the limit of the car from actual 7 seater passengers hill climb. Sound proof test, rain test. With or without acceleration with full seven passengers. Kahit hindi ko maintindihan napaka conpetive auto reviews nila.

    Hello mom duty, I live in the area, it’s called Kapitolyo. Just across the bridge from BGC. It is a vibrant and hip region and used to be famous for some unique restaurants. Food capital of Manila back in the days :)
    I used to live in BGC for over a decade and moved out, I felt the place has been heavily gentrified hahaha but I still run and go to Gym in BGC. 5mins ride really

    That’s the reason why people starts putting their Christmas light on December only now adays. Back then we start everything decorating etc on September but since electricity keeps going up we can’t do it anymore 😢

    Pasig used to be the capital of Rizal province. Then Pasig was annexed to from Metro Manila. So the old capitol is there. They moved the capitol to Antipolo, the new capital of Rizal. So they re-developed that and called it Capitol Commons...

    The good - nice video and love that you let your kids talk. The bad - 36M - 40M for a 2-bedroom condo (don't forget you still pay building management fees on top of mortgage) - this is Sydney-level price. Actually - more expensive than some areas in Sydney.

    Ouch. The 2 bed is almost 2x the price of my Makati condo in 2016 and the 1 bed is $120k USD more than my Uptown condo purchased the end of 2021. The Uptown Arts July 2022 was 34M PHP 40th Fl. But yes, the Uptown condo's are without parking.

      The current price for that area is about right, around 310K pesos per sq meter assuming the parking spaces are 1.5 million pesos each. I bought a luxury condo in Ortigas in 2017 at 171K psm and a new luxury tower that's under construction down the street is priced at 385K psm. My first luxury condo in Ortigas in 2012 was only 96K psm.

    I've been looking at this one -- online says sold out. But just FYI to others, it takes about 15-35 minutes to get to BGC depending on traffic... It's great, but that might be a deal breaker to some.

    Yoy guys are great when me and my wife started we stayed at solemar 12k month i saw the expansion and soon the boom chinese move in that same pace is 45k and its a dump i live in seattle but have a car there no parking so we decided to go to province and got a beach house 4bdrm 2 bath 166 month with a garauge however its a 4hr drive to get anything, i just bisit 4 to 6 months a yr

    NCR Condos are the one of the biggest rackets on the planet. Terrible investments and the developers are preying on the naive and sadly a fair number of OFW's. Did they show you an "as delivered unit". $400,000 - $600,000 for a bare concrete box that you will never be able to resell and good luck finding a local resident who can afford renting a unit. Most medical doctors in Manila gross less than P100,000 per month.

    This condo is not for average Filipino. There's no way the majority of us won't afford it. I'm not an expert to see the future, but for now, I feel it's way overpriced. I'd rather buy land outside of Metro Manila and build a 😢beautiful house for $600,000 USD. Even if you rent it out for 100,000 php for a month, it's still over 25 years before you recover your investment. By then this condo are old and rubbish..

    I get it if you like the city life spending 40m for a two bedroom condo. Add another 12k a month for association dues plus monthly living expenses. Some would probably spend that money building a 400sqm good quality home outside the city.

    by the price you can already purchase a family house inan exclusive subdivision. its not practical. sorry but you can have this bgc vibes, there a lot exclusive subdivision around the bgc than spent 30 to 50 million. omg cabalen here... oh well at the end of the day, it is your money, but for a ordinary filipino having that kind amount of money, we will definitely spent it wisely and practical, the kid was right, its not practical.

    A single detach house in suburban Metro Manila provides more exclusivity, fresh air and respite from the noise and bustle of the city. For the exorbitant prices of the condos, I would rater put my investments in houses. Just my thoughts.. 😊

    Living in Pinas while young & healthy is fine but not for seniors. Healthcare in Pinas is poor. Medical knowledge & medical technology is behind even if you go to St.Luke & other high end hospitals.. Hardly any health insurance will cover you above 65 yrs old. Some do but for aged 70 yrs old, you'll pay $600 a month per person with limited coverage. As you age, the cost goes up. You can self insure if you have millions in the bank but you're not getting the best care cuz of medical knowledge, tools & lack of newly life saving medications to buy.

    That is my favorite place to hang out nowadays. Particularly The Estancia Mall because the BIR (Bureau of Internal Revenue) has a branch there and I am very occupied these days by fixing my taxes.
    I live near there. I live in Corinthian Gardens Quezon City.

    Wow so much privileged people in the comment section. Even the kids have the nerve to talk about buying 30 million just for investment as if it's nothing and easily earned. All these made me inspired to leave the Philippines just so that I could earn dollars and feel entitled to confidently say, "wow that is cheap". Even salaried professionals in the higher income bracket in Manila would have a hard time affording 100k monthly amortization.

    Does Phil like SF stories? the ERB Mars series is one of the best. Start out with John Carter of Mars. If you saw the
    Disney movie that was a total failure of the story, you can't compare that to the book. Of course could you find it in a
    country that probably never heard of ERB. They might think it was a new housing area. 🤔

    Hi Momduty. Can you also visit a condo likewise located in Pasig, Acacia Escalades. It's a unique type of condo and worth investing. I have 3 units there and am planning to dispose the other 2. For 2 BR unit, it's less than 10M fully furnished. Thank you.

    It's looks really nice to live in a luxury condo. The problem is that after a few years, it looks delapidated already. Is it because of the weather or lack of maintenance?

    that book by ambeth ocampo,... I have serious questions about his independence and credibility as a historian. So double and triple check everything he says. The danger is disinformation are mixed with accurate information so you can easily be misled

    I see a serious market crash coming! The math isn’t mathing! The rental prices far exceed the monthly incomes of Filipinos. Those monthly rents neutralize the economic advantages that entice foreigners to move to the Philippines. Large segments of select foreign expats ( Chinese & Koreans) will soon struggle under the effects of real estate collapse in their home countries which will diminish their buying power abroad. So at some very near point in time this overheated real estate market will run out of both able buyers and willing renters! No amount of UA-cam vlogger /influencer window dressing can cover up this situation!
