At the time of this video in late 2021 in a heavy sellers market in Ontario, Canada and what has been consistent for a while now when it comes to making offers, is the cleanest offers are the ones getting through and accepted. Clean meaning they have very little or in most cases no conditions.
Of course this can be concerning for buyers in Ontario, Canada involved as in most cases home or property purchases are often the biggest purchases people will make in their life. And having a condition on for example a home inspection would help minimise risks associated with the sale.
This form, the Conditions in Offer - Buyer Acknowledgment OREA form 127 is used to confirm that a buyer understands the risks and possible repercussions of not including certain conditions when presenting an offer. I really hope it helps! 😀👍

I will link it at the bottom and it is also a value link for all UA-cam supporters. 🙏 As far as buying for yourself as a Realtor. You will have to disclose your personal interest. It is the form 160 and it is a very simple form. As far as reducing your commission. This is something you would want to talk to your brokerage about (some brokerages have no split for personal transactions) but some agents can include the commission reduction on a separate form (652) or will include it in a very simple condition in the schedules of the APS (100).
