Just read your Book and bought your templates for messages! I wanted to know, how to you handle your maintenance person and where did you find them? I have a good cleaning crew but I dont want to hire a full or part time maintenance person since I cant guarantee a specific amount of hours. Thanks!

I'm curious about the reviews... If its automated, does smartbnb automatically give a 5 star review? Also, how do they manage the "public review" vs "personal review"? Also, I noticed all your reviews are active and for all properties. You mentioned you like to switch up reviews in case guests go back and look at your previous reviews. But if they're all active, how does smartbnb decide which to send? If they're all active for 24 hours after review, does it automatically send them all?
Review are automatically posted from 1 to 14 days after checkout, you decide that. You can alter, delete, or change any review. Including telling the system to post the review at the last moment (you'd do this for negative reivews)
can I use hospitable on my own custom website, which I design and create for direct bookings and to showcase my brand etc... instead of using their templated for the websites
I think you're referring to heartbeats, functionality in Smartbnb. It's not complex enough for a video, just poke around and clikc the button for yes. Actually I think they may be auto selected to yes
Do you recommend Smartbnb/Hospitable if you aren't using multiple platforms to list your bookings? I'm only listed on Airbnb. I'm new but the Airbnb Teams seems to be the same concept, am I missing something that Smartbnb is that much better?
Actually I don't have experience with Airbnb Teams because i'm a cohost. For some reason that prevents me. If it has the same functionality/auto messages which is principally what I use Hospitalbe for then, no, I'd say Teams works great.
Danny question 6:02 i am curious when would that time limit expire for the review? I know it is not on the original check out time because I I actually reviewed a guest on the 14 day at 4pm when my check out time is set at 12pm.

You're talking about a handyman. There are so many options, ask around. Forums. Online marketplaces. etc.

No. But they will send out notifications to the cleaning team.

The time is set to the internal Airbnb time. I think it might be the standard greenwich time, but I'm not 100% on that.
