    I live an hour north of you. I’m an electric contractor, I have a 5000 sq ft shop, it is not cooled and it’s brutal in the summer time. If I was doing woodworking or otherwise spending all day out there it would be air conditioned no ifs ands or buts!

    I wondered why we had not seen any updates. I thought it was because of the extreme weather you have had over the past month and it had come inland and effected you. It's nice to have options, and be able to adapt as the situation changes. I'll be subscribing to the BPO3 immediately to continue watching your journey

    I immediately thought of a loft with a ladder above the apartment for your daughter. Lots of room to be a kid. A little bit of privacy for everyone. Logistic issues with heating and cooling probably. But much more space for her and potential storage maybe. Great storage area for after your house is built too.

    I work with computer server farms and several are in disaster proof bunker style buildings with no windows. It can be a bit dissorienting being in a soundproof building with no windows and one of the cool/simple fixes is an "artificial window" which is humorously just a TV hooked up to a camera mounted horizontally at window height. The end result is the TV looks like you're just looking out the window. If you know a good woodworker you can even put trim on the TV to make it look like a window. :)

    That's going to be an awesome space! A heat pump dryer does not need an outlet through the wall but uses a regular drain, no need to patch any holes later on.

    When it comes time to build the apartment, pay special attention to insulation, air penetration, and drying potential. With that much humidity, you could very easily run into a problem of condensation on the back of the drywall or on the wood sheathing that can quickly rot out your hard work. Probably the easiest thing would be to do no in-wall insulation, but add two 2in layers of foam outside the sheathing so that the dewpoint is moved outside the main cavity of the wall and you never have a problem with condensation. Then just run some 1x3 strapping around the outside to attach whatever it is you want to cover the apartment with.

    Great call on having the ability to have a WSE RV site. I just built a new house and made sure I had WSE for my 44' 5th wheel and it works great. Acted as an apartment for my sister, brother-in-law and their 2 dogs when they came to visit. We put up a temporary fence using cattle panels so they could just let their dogs out by opening the 5th wheel door. Love your shop plans. I was only able to build a 14'x32.5' shop in my house. I'm 65 years old now and woodworking is just a hobby for me so didn't need a bit shop. I built an ICF home with 10' ceiling height and now have about 4,000 lbs of kiln dried wood hanging from one of my walls in my shop. Anchored into the concrete walls and overbuilt it to make sure it would easily hold the lumber. P.S. I'm also a homesteader. We're processing 25 meat chickens today :-). Just brought 3 pigs to the butcher last week and have 38 raised beds = we can a ton and got a Stay Fresh FD about 3 months ago.

    I know budget is a concern, Jay, but you clearly have room for a nice 3x5 shower in that washroom. A roomy shower is SO nice.

      I disagree. A 36" square shower is my favorite. It heats MUCH faster in the winter time. I've had a few shower options over the years. My last house was the smallest and my favorite.

    Jay, love the layout, would highly suggest though to go with a 14' wide door. That extra width will go a long way with just the maneuvering of materials and equipment.

      It’s funny how you think you will have tons of room. But it fills up fast! I built a 30 X 50 several years ago. We moved I had to downsize to a 12 X 25. I sold a bunch of stuff, and I’m still cramped! Enjoy your new workshop! Better hurry, it’s going to be cold soon!

    Awesome. I’m in the process of selling my homestead to my youngest son who just got married, meanwhile, we are building a pretty big building behind my wife’s daughters house where we are doing the same sort of things except motorhome, and one end is the small apartment, hopefully enabling us to be able to leave for a couple months at a time in the motorhome while not having yard work etc.

    Have you considered elevating the entire apartment? It would allow for storage below it......lumber, metal, etc.

    I would think about that outdoor miter station sooner than later. I recently set one up for myself with an old beat up saw and I love it. It comes in so much more handy than you think it will. I use my outdoor station more than my Indoor station now and I am up here in Michigan.

    i know you have probably already thought of it but how about moving the door further down and the mitre station on the long apartment wall, direct route from lean to with long material with access direct to the mitre station.

    Looks very good Jay. I'm a bit surprised at the shop orientation, I would have thought it would maybe be flipped 180 degrees so that the miter station would be near the rolling door for ease of bringing material in through the truck or something. I guess the priority is getting material to the AVID instead? Even in the pre-apartment layout, bringing boards in through the door is fine but not quite as convenient. Might just be my priorities vs someone else's though.

      Moving material in isn't a concern to me. I've always preferred the stationary tools to be furthest from the door. That leaves the majority of flex space, building space, and staging space near the door. I had one shop setup where I put all of the machines close to the doors, and it was quite annoying.

    Love the content and that you got a new channel for us. Let’s be honest, at this time, you ain’t got that much time, your trying to do you. Don’t be afraid to combine the channels back together as quickly as you split them apart. And some of us, without any knowledge of anything,it makes sense, but mostly love your content and actually was little worried about you and your family for the couple week break of content, even with the “crash” and then the second hurricane that tornados also ripped up the southeast. Good people want to love on good people. If you made a short and just asked, I would be down asap with gas, chainsaw and as much other maybe needed equipment for people we feel like we know

    Jay why not park the camper where you had your truck? Then you could still put the bathroom in the shop. If you build the apartment then your guest would have to come into your living space to use the restroom. Would the apartment be temporary? Also park your wife’s car the same direction as your tractor that will also give you a lot more room length wise. Love your channel and look forward to more videos.

    I've laid out so many shop spaces over the years... and the thing that's so striking is that you think the new space is big enough, until you start putting tools and equipment in there, plus the "future equipment" you've had on your wishlist for so long. "Oh, yeah 60x40 is massive, I'll never out grow that" 🤣
    Next thing you start regretting not going for the 60x120 layout.
    On my next build, I will do the Barndominium first. So that way I've got plenty of upstairs space to not only live in, but takeoff some shop space requirements for things that might need cleaner environment, don't need to be around wood dust and metal sparks. Like Design Office, 3D Printers, Lasers, Wide Format Printers, Storage etc. But obviously, my type of work dips into dozens of skills and professions, and not just woodworking. So I my design needs to be more dynamic for growth and lateral possibilities. Some days it's printing, while other days it's building out a kiosk for a mall, or a sign or display for a business or trade show.

    over hang at west windows prevents solar heat gain - good move, may want some exhaust to prevent too high temps that may affect structure

    Jay, do you have a plan for your Conex once you populate your shop? Maybe storage behind the shop? Or even better: modify to become a kiln for when you get that mill!?

    How is snow your way? I am considering a very similar layout and would love 14’ walls, but I would have to do a 4:12 or maybe even 3:12 to stay inside height restrictions. Never had a large roof with that shallow of a pitch and am hesitant even with beefing up trusses for a higher load cap.

    Any reason you wouldnt just build a loft for the living area then you get to still utilize the space underneath? Especially with the 20' span between support beams. Just a thought.

    The difficult balance between time now to be comfortable and time for building a house. Park camper and get house moving would be my choice. Years go by and the sooner you’re in the sooner you’re living the life you want. Is it worth staying in the camper for that expedience? Maybe your plan for the house is a slower pace build.

    I will say I have a 30 x 50 shop in Texas and it can get unbearable in the summer. I wouldn't even go into the bathroom in the summer. One thing to note though is the insulation was removed do to a roof leak so not sure how much of a difference that would make

    4: 30: With regards going from hot to cold back and forth, perhaps this is just a non-US take on things but I generally just cool down a little bit so it's more comfortable without going to "low" temperatures. Going from 35C outside to 25C inside just makes me feel sick, 35C to 30C is much more manageable and feels nice.

    Any chance the dust collector could go into the lean to section instead of the shop? Possibly be more centrally located to help desk collection and eliminate the noise of it running when you’re working in the shop.

      There's a chance of that. But I need to work in the space for a while to finalize a layout, based upon the apartment existing, before I make any major decisions that require cutting a hole in the shop.

    Too bad you can't have a door going directly from the shop to the bathroom. Keeps from dragging all the dirt and grime from working outside and the shop through the apartment space.

      Excellent point. Also, after your home is built you'll use the shop apartment. How much? Twice a year for company. But the bathroom is several times a day.

      You could move the entry door to the bathroom from the apartment to the outside wall and then have two doors going, one from outside and one from inside. You could just move the shower to where the sink is.

    Usually, the overall height of a building has very minimal impact on the cost, too bad you couldn’t increase the height to 16 or 17 feet and then build the apartment on a second floor and not consume More of your shop space.

    Was wondering what happened to you. Forget the analytics, building videos always bump up sub counts. I love woodwork, but when my makers begin a build video, I love to tune in and watch the progression. I’ve noticed on many of my woodworking channels that when a shop or house were being made, those subs skyrocketed. Mr. Build It, Samaria Carpenter, Woodbrew, Laura Kampf and Crafted Workshop as well as Third Coast Craftsman all increased their base while still posting on their woodworking channel. I could be wrong but I don’t see second channels as doing as well as primaries. Just like bands that break up and go solo??? 🤷🏻‍♂️ In a fan of yours and enjoy the woodworking, CNC, SketchUp and now home builds. Maybe you’d reconsider or post on both channels and find out if it’s better. I know Laura Kampf made a special video just stating that her sub count skyrocketed when she bought a house to build and they requested she continue making house build content. Just my honest opinion. Keep up the great work and curious as to what direction you go.

    My shop is what was my first home. Not having full climate control wouldn’t work for me. Rust on my tools isn’t fun. Also as you age you start to put personal comfort high on your list of priorities. Just having much more insulation gives the option for better climate control later. I don’t mind cold but heat will zap my ambition.

    Talk to your insurance company about the mitre station unless it’s manual. It would be awesome to have a electric one but electric outside full time for customers with varying degree of knowledge. Insurance will be much higher I would guess. Mind you, you didn’t say electric or manual.

    dude.. with all that square footage on your roof you should seriously consider solar . there would be more than enough power for your house and your shop. Not sure if
    Mississippi is a net metering state, if so bonus for you you can use the electric company as your battery. FREE AC DUDE!

    hello. if there is such a possibility. could you turn on the translation of your videos into other languages? not subtitles, but voice acting). I watch one channel about carpentry and it's so cool. this will allow you to better understand your work and your thoughts.
