    I just finished building my house here in Florida. They do something similar here. Reinforced Concrete block walls and hip roof with Hurricanes straps which connect the trusses with the reinforced wall column . Florida building codes don’t mess around. You have to take hurricanes/typhoons seriously.

    "Typhoon prone area" is not a joke folks. As Greg said, they don't often come through Dumaguete area, but why not be prepared! Get those clips on the roof, folks!

    Thanks for the video, Greg! I always learn something new by watching. 👍 This information will come in handy, if we end up building our house. The dilemma I'm having on building, is finding affordable lots in Pampanga. If the lot is in a subdivision, it's usually way over priced! If the lot is affordable, it's in the province. Christine wants to live in a subdivision, and happy spouse, happy house... If it were up to me, I'd be as far away from crowds as possible...
    Then there's the dilemma of building, versus buying an existing home. We found a stunning house, yesterday, that's been completely remodeled, and a 10 meter by 4 meter (4-5' deep) swimming pool. Within my budget! In a subdivision.
    Hopefully that house will still be on the market when the sale of my U.S. house is closed 🤞

    Great information to share Greg. We have 1 and 2 meter overhangs planned on our shallow hip roofs. Looking at vents under the soffits and also some big vents at the top (for heat) but balancing that against very strong winds. Trying to make sure we have that dialed in

      Yes, proper planning is huge to attempt to minimize the risk of high wind damage during weather events. Can't do too much planning.

    I like watching channels like yours Greg. Lots of great info.
    Do you know anyone who’s used the AAC Block? and if so how did they like it?
    I’ve watched many of the Armstrong Family channel and Richard swears by the AAC Block for better durability and less cost for building.

      No, I haven't seen that product on this island. Would need to special order it in and have a qualified person train all these crews. May happen in this area someday.

    Hi Greg, It's always great to see a new video.
    I'm curious to know why there are not many flat concrete roofs or rooftop gardens in the Philippines, like in Mexico. They would have great views of the ocean where you are!

      Some homes are concrete on the highest floor. Most seem to be metal. Cost, I guess, maybe do to earthquakes. I'm not sure.

      I was curious about why there were no flat roofs 20 years ago because they are 100 times better in a typhoon. (In Hong Kong pitched roofs are banned because of this). I was told it was because of earthquakes but that doesn't add up because a roof slab will stiffen the building up. They are starting becoming more popular now in cities and urban areas where space is short. They work out about 20% more. The main problem I've seen is that no one really knows how to do the waterproofing correctly and the waterproofing materials here are elementary to say the least.

    Their build is looking good. Not sure if they started working on the plumbing yet, but in the US the venting for the plumbing goes through penetrations in the roof. Have never seen a roof in the Philippines with ant penetrations so am very curious how they do the venting. Its a very important aspect of plumbing.

      Sometimes there isn't even p-traps under the fixtures either, and the sewer fumes just float right up through the drains into the home. It's wild. I'm sure professional builders have solutions for these things though, even if we don't see it there like we do in the US.

      Yes, our plumbing is vented out to the roof area. This home will be vented the same.

    Appreciate the explanations of what and why’s. Perhaps it’s just me but I hate how they place hollow blocks on the Philippines. I also dislike the inconsistency in strength. Those columns should be solid concrete I believe. Some don’t look like they are. The workmanship on those doesn’t do much for me either. I know they will be rendering the exposed surfaces but to me that’s putting lipstick on a pig.
    Why don’t they pour the slab before putting walls up?

      Some do, most don't. Typhoon comes through and both types of homes stand fine. To each their own.

      I’m with you! Looking at this so many not done right or half assed looking. I don’t like how crappy all that looks-sloppy concrete work not filled in completely! I worked for several construction companies, then electricians but not plumbing. Learned a lot and I might be a nightmare to build for insisting all things done well and right. To me, that build looks like the aftermath of a devastating storm. This is making me backup and redirect. Or bring my own crew which would be cost prohibitive. Just me probably lol. I’m over here thinking roofs should be slanted facing the ocean/seas, and since winds lift edges up some kind of tubes or outlets for the wind to blow through thereby diffusing the strength. Hehehe what an imagination I have😝🙏🏻😉

    is it safer to be on low ground or high ground in a Typhoon? a concrete house with a lower level looks like a good idea .

      @rorybellamy2533 I really don't know. Comes down to wind direction, I guess. Even that changes as the storms makes it's way across the Philippines. Usually storm surge (ocean) does the most damage.

    I am planning on building a new house for entertaining and gatherings. I believe we will have 12’ ceilings on most of the levels, except for one floor that will have 14’ ceilings to accommodate our home movie theater, arcade room, and covered multi purpose event room that can be opened up with windows for fresh air. This area for multi purpose alone will be 22’ x 50’ . We will have an inside swimming pool on the first floor, that is underneath the multi purpose area, with double height ceiling and full height windows on three sides, to allow as much sun as possible on the south, east, and west sides. Our dining room in particular, on the second floor will have a full view of the pool below. Our master bedroom, with walk-in closet and master bathroom, and home office, will be on the top floor, so we can see the mountain towards the north, and the sea looking towards the south. Nobody will be able to block our beautiful views of the mountain and sea. Our parking garage and other miscellaneous areas will be underneath partially below ground of our house.

      @FEgoestoPI typically between $300 and $600 per day. Depends on size of equipment. Often a delivery fee as well like $400.

    The electric plan is always a pain in the A. The elecrtic plan is so strange all lights in serie all the outlets in serie, Now we know why they juse breakers of 30 and 60 amp. In Europe we only juse 16 amp breakers. And our system is 30 procent less of material / pipe and wires. I made my own elektric plan for in the PH it saved me 60K on material time and labour. But i know its the PH. What i also miss on this house are some koloms on critical points

    How are the pirlins attached to the rafter? Hard to bolt, Is there a clip? I thought they might have used a hat type extrusion

      @rosemariealmero1214 yes, electricalal and plumbing plans need to be submitted to
      Municipal for approval. It's part of the permitting process. Septic is part of that.

    I have a question about transferring money from a US bank to a Philippines bank. I know you told me you transferred up to $100,000 when building your home. Did you file/complete a “FBAR” Report of Foreign Bank and Financial Accounts as required by the IRS if you have a foreign account that goes over an aggregate of $10,000 for the year? Seems like a headache when trying to get money to build a home when you have to figure all the laws that pertain to having a foreign bank account.

      An accountant is a good idea, but one can complete the FBAR on their own. That is, completing the FBAR is not that difficult. With that said, getting caught not filing one when required, that is scary! The penalties can be quite high.

    Not wishing to rain on your parade, but the quality of construction of both the insitu reinforced concrete columns and hollow block installation is atrocious! Am I qualified to comment? Yes - I have lived in the Philippines for 30+ years. Yes - I hold professional civil engineer registration in both the UK and the USA. Poor workmanship is simply unacceptable, but where it is unavoidable a structural steel frame is preferable to insitu concrete columns and beams.
    BTW, your own house is very nice!

      I’m with you and several others. It looks like a typhoon hit that already so messy and sloppy ugh! I’m redirecting seeing this! I worked for construction companies and an electrician but not plumbing. I’ve learned so much! This is unacceptable to me and I’d be a nightmare lol. Yup-redirecting! 🙏🏻🤨🤔🤷‍♀️

      Column and beam construction is the method here. They are strong homes that withstand Typhoons all the time. Specially, what are you referring to?
