Welcome to the master planned communities of Las Vegas. This is very common here, if you want to live in the heart of Summerlin. What city do you live in?
Thats why i would never live in a Master Plan. But of course it's a nice designed home. The only Thing- for 6 Million i expect Miele or Gaggenau Appliances.
Flip Spec house done by what appears to an inexperienced builder who appears to just have thought "let's just add whatever features are trendy with no thought beyond that". That's why it's sitting. Priced way too high. Terrible kitchen layout with undersized cooktop, cheaper appliances, and insufficient counter space. Backyard layout is cramped as shown by that tiny outdoor kitchen with no space to expand that. A 5700sqft two-story house does not need an elevator...buyers will just view it as a near useless contraption that they need to maintain. Carpeted garage...seriously??? Finally, that neighborhood is supposed to be fully custom but it got taken over by investor spec builders so it's going to have a much more cookie cutter feel than other custom communities.
Thank you for your feedback. I received lots of feedback on this home. It's about 50/50, half are on your side and the other half loved it. As for pricing in this area of the Ridges, once you exceed $1,000 PSF it becomes very difficult to get buyers interested. The sellers will most likely be doing some price reductions soon. We shall see.
