1918 House Flip Restoration Complete After a Massive Amount of Work Done Keeping it Original!

- I bought this house about 7 months ago and we finally finished the repairs/renovations/restoration on it. The house was built in 1918 and had many original features. We tried to save as much as we could but ended up replacing the wiring, plumbing, roof, baths, paint, and most fixtures. We were able to refinish the hardwood and touch up most of the original wood trim.
We spent at least $80,000 on the rehab, I bought it for $178,000, and we have $20,000 or more in carrying costs and selling costs. It is not a great flip numbers-wise, but I knew that when I bought it. I had never restored a house like this in the past and I made an emotional purchase. Hopefully, it will sell close to its list price of $338,900.

Love the rehab, the house has such charm and character. Thank you for not gutting it and leaving it as a sterile modern box.
Well said.
I would buy this house in a heartbeat! I grew up in a Victorian mansion that's obviously well over 100 years old. So I love old houses like this!
Oh my Goddess! As soon as you walk in and I saw the dark staircase my draw dropped! Beautiful!
I think the stairs are gorgeous....but I dont care to much about perfection...gives it character.
agreed
Beautiful! So much character and coziness that most modern homes lack.
What a gem ! It looks super ! Just cannot compete with this type of house much better than New Builds !
Thank you for keeping the old lights, doors and picture hanging trim!
An old house done right! I would love to live here because it’s old but it has modern touches just like my dream home!
Thank you
I love it! I wish I could purchase it, but I cannot. The old lighting lamps are a wonderful touch. I'm glad you didn't get rid of them.
Thank you
@@investfourmore Glad you kept old light fixtures - I'm sorry some were replaced. Note that the living and dining room fixtures weren't converted from gas. Those are classic early electric chandeliers. The originals may have been gas-and-electric combos or just gas lamps that were later replaced. These are excellent, however.
I was also glad to see that you kept many of the original windows with designs, the pocket doors, and refinished the hardwood floors. Only changes I'd make if I were buying it would be to replace the carpet in the basement and put a gas stove in the kitchen instead of electric. Otherwise, nice work; hope it sold well. :-)
@@investfourmore if I was wealthy I would fly you in to fix my house. Very well done
That's pretty modern for 1918! Amazing!
Beautiful and so glad you kept the character of the home. You did an outstanding job of preserving a magnificent home. So sad when I watch abandoned homes video's and see these beautiful historical houses just rotting away and being destroyed by vandals. Well done!
Thank you!
OMG....this house is a dream! I'm drooling!
It was a nice one!
I live in western Pennsylvania and these types of home are a dime a dozen, very common. But this is my favorite of the rehabs you had done. Well done, Mark!
Thanks!
These houses are also all over Northeastern PA and on the lower NY state border... Pocket Doors and Coal shutes, marble fireplaces, ornamental doorknobs, high celings, 10 x 10 basement beams, solid granite stone foundations. Solid houses if dry and maintained well.
Built to last.
Scratchin' Jack ...I have a couple spare dimes...go pickup 2 dozen of these homes for me!
jon barit now that you mentioned it...there were no fireplaces in this home!!
You did a great job. I'm so glad that you kept the character of the house.
Thank you
This house is a gem, a jewel. I worked for a company who does historic renovations and original features must always be saved and refurbished! You did an amazing job. Love it❤
Everything takes longer and costs more than you think it will. This is lovely. Someone will surely appreciate the job you did here, preserving so much of the original. The finished basement is a huge bonus in such an old house. I would buy it!
Thank you
Gorgeous work done!
Nothing wrong with this house. Really nice.
this is my favorite house you've shown so far! glad to see a lot of the character is still left...i love it!
Thank you
It’s a nice old house with some modern flare. It doesn’t really clash bad with the older eras in the house, I’d be happy with it. 👍👍
Thank you
Wow the little gas chandeliers 😍😍 good thing he didn’t listen to the wife. Less is soooo much more and those light fixtures really do tell a story with a house.
i love the older houses with pocket doors an old wood work.
me too
Nice house, good restoration keeping the original moldings and light fixtures.
Thank you!
My house is very similar to this. It’s also a foursquare, stairs are in the same place, same rooms off to the left. Even the same pocket doors. Love old houses
I LOVE the original light fixtures, doors, and hardware!! Thank you for keeping them! Amazing job!
Thank you!
oh i love it!!! our house is also a 100 yr old house. but has an attic converted into a master suite. this looks more like my husband's grandparents' home. i just love it. and the color, and original craftsmanship is hard to beat!! great job
What a beautiful job you did. I love how you kept the original hardware , and original light fixtures just gorgeous.
Thank you!
Love the original lights and the floors! The stairs would sell me! So unique!
Us too!
Loove that you kept the original floors, trim and light fixtures they are charming and add character. However the modern bathrooms and kitchen do not match the character of the home I would have gone with a ship lap look to match the style on the walls a horizontal stone surround look tile in a medium gray brown.
yes, they don't match the feel at all. it's a lovely house. and a nice sized backyard too.
Amanda H. I agree with you on the bathrooms and the kitchen.
I totally agree. I love this house but, the bathrooms and the kitchen was a walk away for me. I did not hear the square foot on this house. Where is it located at for that price?
I Agree ❗
Exactly what I was thinking!!
I like that you kept the original floors, trim and light fixtures old homes show so much charm ,thats the problem now day people want all new....not this girl im looking for a old home with it charm and History
thanks!
This house is *so* beautiful and *so* huge! I'd love to live in it if I had more money.. _and if I wouldn't live in Germany lol_
Definitely keep all the original lights and fixtures. It’s amazingly lovely.
It is easy to see why it caught your eye! It’s beautiful! My favorite color combo for a house as it looks clean and neat.
The color you painted the living and dining looks so beautiful with the floors and trim.
Thank you so much!
Great spaces! Especially the basement area, the closet is big enough for an office! I think it's great that you restored so much of this beauty and I love the old gas lighting fixtures! Wow, so much character to this house! And then you add in the huge yard and work shop! I would definitely ask at least 350 for it!
Thank you!
Thanks for being so transparent in your videos 😁
You are welcome!
Those windows are awesome. Very cool little house. I agree with the bathroom tile not matching the house. Great job overall!
Aha just found this video agree not likeing the grouting colour or splash back of kitchen either ugly
Wow! Just wish the kitchen floors were darker and matched the old wood better, it would have looked amazing! I also would have removed the painted trim. The matching old features and such are what gives the house a home feeling.
I love the original floors and lights nice house
Thanks!
Favorite part are the lamps. So nice.
Oh my what a beautiful home.
That is quite a spacious kitchen for an old house. Great job!
Thank you
I knew that house was going to take alot of money because it had such great potential.
From your videos, it sounds like you a team of people to all the work and you can just find a house, sell it and make money. I want that job.
Yes, that is what I strive for.
That's a very cool place, and it's got a whole new life ahead!
Thank you!
Beautiful - enough said.
Best makeover I've seen of a house this old. Beauo
Thank you!
Oh my. I LOVE old homes like this one. So much personality.
I LOVE this house! Exactly the kind of house I've always wanted & I like the stairs
I love that you were able to save the original floors and the ceiling lights! keeping those lights is a brilliant move. The home is beautiful and so well done. Whoever buys this home is truly getting a wonderful place to live.
Amazing I'm ready to move in!
Thank you
BEAUTIFUL original doors! So pretty!
Thanks!
Thank you for keeping the integrity of the original house. It is beautiful.
Thanks
Loooove the original doors and lights!!
Wow that house IS cool... I love it, great job!
Thank you
I love old homes
me too
Looks like a house I used to lived in St. Louis, Mo.
I really admire & appreciate that you took this house on despite the cost and hard work. Clearly you understand the value of restoring beautiful homes. For that, I am subscribing. I look forward to seeing more of your hard work & hopefully recouping your costs & then some!
Thanks!
It's lovely! And those lights are gorgeous
Thank you
Major kudos for keeping that light 2:53, it looks amazing ... and is a 'so important' feature in an older house. ;-)
The stairs are perfect. ❤️
Lovely authentic doors ... and, door knobs.
You have created beautiful new energies in this house, whether the tile is what you would have chosen or not ... a benefit to the new tenants.
It really is a lovely house and property ... and what you've done to it ... wish you the best, and the next tenants. 🌷
Thank you
She looks really good.
Thanks!
My dream home!!
Nice work. However I would have at least added a half bath on the main floor. Would make the house way better for entertaining.
THought about it, but we would have had to cut into the dining room. There was no good place to put it.
That house is awesome id buy it in a heartbeat
SOld
If you can sell this for $325K that's still a good profit. $25,000 is a lot of cash. I'm guessing your targeted profits are around $50,000K ish.
Yeah, I would have liked to make at least $50,000 for this type of investment.
House looks great! Nice work, Mark. Just finished my first cash out refinance on a completed live in flip. Looking to do the next one on the side with private or hard money. Having a tough time figuring out how I'm suppose to get a contractor to quote a project prior to me having the property under contract.
For the amount of work, $25k profit is "trash." If I'm doing 80k rehab, i'm expecting at least 60k profit or more
This is my dream house!
Oh it's beautiful! You will have folks offering over your asking price. Don't sweat this one. The house will sell it's self. Wonderful job on the wood work! Keep that guy handy. I love the old light fixtures, old doors and knobs. If ever you decide not to use the old hardware you can sell them to shops that stock them. It would be a great way to help save money, folks buy those old items all the time when it comes to restoring Older homes to their original appearance !
Thank you!
I would have leveled out the concert floors in the bbasment, the reason being being damp or possibility of getting ground water in there too.
When the new owners tear the carpeting out in a few years because of mildew, they will curse him every step of the way. Carpets do not belong in basements
It’s a piece of art brother...
Thanks!
Looks great 👌🏽
Thank you!
My dream house...just a little far to commute to work ...I live in Ontario Canada...beautiful work
haha
Gorgeous restoration!! It would have been cool to save the claw foot 🛀, but great job!! I love it!!
The clawfoot was a mess
It doesn't matter what shape the clawfoot tub was in. You should have kept it and if they felt they wanted to restore it they could, if they didn't want it, it's cheap to chuck a throw away tub like you put in. Most people do back flips for clawfoot tubs and we don't care if they are pristine. They cost a mint to put in, even if they are in dodgy shape, which I can guarantee most people don't care.
@@investfourmore can get them resurfaced.
I love the distressed steps!
I thought they were cool too
This house is great! I even liked it before it was renovated. Thank goodness there are people like you who will save a house like this. Congratulations!
Thank you
this house is stunning.
Thank you
Needs some good landscaping in front. Remove those low growing junipers. They're rat havens!
Like the original lights.
Something is loose within the furnace.
Yes, we are having the HVAC guy check out the furnace
Mark Ferguson - InvestFourMore
You said you would during the vid. Just saying what I think the cause is. We once had to replace a noisy fan that stopped working and found that the original person who installed it had left some packing material on it, causing awful vibrations. The packing material prolly also caused the fan failure.
B uppy no many rats in Greeley...at least not the 4 legged kind.😜
Linda Ferguson
That's because most everybody took care of the junipers...
B uppy ...bahahaha...the wildlife takes care of the rats...
That is still a very unique home. The historic value is amazing
Wow that is gorgeous!!! I love the old lights
Thanks!
I like the light in dining room. Glad you kept them
thanks!
Mark do you think it's a good idea to do a heloc on your home if it's paid off to by a foreclosure
@@bellasue02 if the numbers are right!
@@investfourmore ok .
You did an amazing reno on this house , you can see the money and effort that has gone into this , I’m sure you’ll sell at a profit x
Thank you
thank you for restoring this home, although I agree with the floor guy, the steps look terrible.
Yeah, I really felt disappointed by the steps. I like the house overall though.
Agree, you can tell he didn't take his time. It looks horrible
I have stairs like these in my early 1900 house. I had to take off the old, moldy carpet and padding. Then I had to remove all the staples and nails, strip and sand them, and give them a good cleaning. I have not finished yet as I realize I need to do more sanding, staining, and varnishing. As they are right now, they look similar to the stairs in the house on this video. So, I would never have left them looking like they are now. They definitely need more help. They should have stripped them and them sanded them, and then have sanded them again before putting any stain on them.
Julie Burns, you'll be lucky if you look that good at HALF the age of this house. lol
A lot of feet have tread on that wood over 100 years.
@Just think I felt similarly. They have a character that is more than appropriate for a 100-year-old house. I like them quite a bit because they aren't perfect.
much bigger on the inside than it looks outside. I love the old gas lights that you left.
Thank you
Beautiful job...I can picture a growing family living there, with children running around in the backyard, with a dog burying a bone over by the tree. Get the house staged video tape it, put it on zillow.com, and it will sell. Think positive my friend.
Thank you . it sold for 310k
What
I like the light. The house is beautiful.
Thank you
I LOVE that fact that you kept all of the woodwork inside if the house in it's originally beauty, and WOW, is it beautiful. I can't stand it when people white out everything in the interior. The colors of white, and grey, have been so over used, in new house builds, and it is finally going out of style these days. HOORAY ! I am also with you on the light fixtures. They are beautiful as well.
Thank you!
this is what happens in trends and fashion. People apply it every and anywhere without thought. Just because something is currently all the range and in style doesn't mean it belongs every where.
I currently live in a apartment building that looks like a jail, because all the hallways and doors were painted some shade of gray.
I have always been a person that loves color, and I feel that all the grey , and white is just so depressing, and cold feeling, and also being a person like me, that is light sensitive, to live in a white trimmed house, especially having an all white kitchen, I would have to wear sunglasses the whole time I am home. My own home is full of color, lots of warm tones, and we just love it.
I wouldn't white out this house, with its old charm. But the cookie cutter house I would.
This house is breathtaking. So wonderful that you brought this beautiful piece of history back to life. Congratulations.
Thank you
Sounds like the fan maybe needs oil?
This house is gorgeous!
Thank you
Beautiful house! Curious though 4:22 was someone on the stairs when you were about to go down to the basement?
My project manager Nikki
That house is beautiful
Thank you!
Are you in Ohio? Looks very much like Ohio. That seems like a very steep price. Beautiful job. Love the original hardware.
Colorado
Ok thank you. I understand the price now.
D. H. It does look like Ohio! Reminds me of the homes in my hometown.
Absolutely gorgeous!!!
Thank you
I love this house, too
You could've painted the trim black instead of white, it gives a similar vintage look like stained wood does. I absolutely love this house though!!
Thanks, we thought about black actually.
Love this house
Did I miss the egress window for the basement bedroom?
I guess the half bath on the first floor didn’t happen due to costs piling up.
And what happened to the Harley golf cart?
Right, and it would have been super tight in the kitchen. We would have had to cut into the dining room.
I think someone stole my golf cart!
It was only $75, but that still sucks.
I know. Unless I told someone they could have it and I forgot about it lol
Yeah. I can see that being a guy or girl on the worksite thinking it’s cool and picking it up. (I help a friend/family person with setting up and running estate sales and well… shopping from the sale happens a bit.)
GORGEOUS! Nice work on this one. LOVE seeing as many original details kept as possible. Great job. Hope the numbers worked out! 🙂
Thank you! Cheers!
Those aren’t original gas lights. The fixtures would point up on a gas light. Think about how flames work ⬆️🔥
Those fixtures are ca.1920s
Otherwise, wonderful restoration.
Turn them upside down come on man
Turn them upside down come on man
I absolutely love this house. That kitchen is my dream kitchen. I am so glad you left the wood trim and lights. This house wouldn't have been as special without those touches.
Reminds me of the house I grew up in ! Love it
Thank you
thanks for sharing..I like that period too..1920s..have renovated many such beauties..
