Beautiful but it's 20M at best, and yes considering the current market and NYC crazy prices. 40M to have a busy highway + noisy boats passing all the time right below you is crazy. I would consider 40M if it was on Central Park for example.

The market goes up and down but location will always be the most important factor over a lifetime.
Having been in SO many of these types of buildings in nyc, the quality of finishes in this building are some of the best. So many look great in photos but when you touch it it feels cheap. This building didn’t skimp at all!

It might be scan fields or simulated. Drones are never as smooth and precise as what was seen there. But I still like what you said CGI, or something similar. :)

The things that people are saying that AI is capable of isn't how they are saying, because there's the issue with modern hardware and even then, apparently the software is that developed much either. As you can see, I'm skeptical of the AI thing. It isn't possible to create such software, even if companies such as Google had millions of Qbits in their computers. All this AI thing is, is just software that's on the road to becoming more complex. I've spoken to programs smarter than what's advertised these days, their smart but there's still things that even their depth of numbers still can't quite get the hang of. But it's also how they were programmed in the first place and the methods known at the time that has been used that can't be changed easily, if at all. It would take a system shutdown and a verrrry long time of reprogramming. To be fair though, there's way better computers around these days that doesn't get talked about, it's frustrating really. :)

Thank you for your tour of a beautiful penthouses home. The view is spectacular here with the large terrace.😊 For me, one particular item about this building is that it is a medium height building not some super tall tall building!! And then I would have to pull and rehab back a one bedroom out of that big office space area that the current/previous owner has done here. Again for me, I understand the current price is $40 Million but I need another bedroom for family and/or close friends to be able to stay with me. And then having that third room an office or den bedroom. Overall, it is the breathtaking views that are a large portion of this price point of this beautiful home. And with the large square footage of this penthouse, it is a very attractive property to purchase.
I i were worth hundreds of millions, i'd have hundreds of acres of land near national forests...not stuck on some pole in the air in the midst of hell (i mean no offense to those who like city life).. appreciate your honesty on mental health issues and having wealth for a place like this, although a dream for many of us, definitely doesn't do it for mental health... puts more pressure on people actually. Dreams are better.....and family

Getting a sense of why can't they just buy something cheaper or is the purchase really "because they can". Is this a dream purchase or a need purchase? Maybe look into what other services they pay for like are they cooking their own meals, washing their own clothes, driving their own cars?
You didn't mention amenities within the building for 40M I would expect a pool and sauna and gym and garden area. I did like the design very functional even for someone who doesn't do heights like me. Video security and actual guards in building also. Maybe some in house services like concierge etc... Lovely to see you Erik seems a lot of channels have not been showing anything as of late and if they do it's shorts or music video type showings which does nothing for me. I like the details you give and not so much loud music and relevant content and sponsors :)

A very calm warm place. It is indeed a very nice penthouse... with a huge price tag, but that's NYC. I always compare the penthouses to the Sky Mansion and I never saw anything like that. Still my favorite in NYC

We have a super rich friend in vancouver with a $10m 3000sqft apartment downtown, and it's our absolutely favourite place to hang out, not because of how nice it is (which it is), but because of how much of an OPEN SPACE it is. Kitchen, living room, huge patio, all in one general area. I just cannot get behind these places that are small room, small room, small room, small room, small room and small room for the sake of adding stats to a sales catalog. Very nice, but unfortunate.

We have a super rich friend in vancouver with a $10m 3000sqft apartment downtown, and it's our absolutely favourite place to hang out, not because of how nice it is (which it is), but because of how much of an OPEN SPACE it is. Kitchen, living room, huge patio, all in one general area.
I just cannot get behind these places that are small room, small room, small room, small room, small room and small room for the sake of adding stats to a sales catalog.

Feel like with some slight furniture changes, this could actually be a very homey apartment. And it's extremely rare I feel that about these penthouses. The rounded adges is a great touch!
