- On day 2 we finally removed the locks and paneling blocking entry to what we were told was a old stair well. Ends up it's actually a old real estate office. Perfect for my laundromat stuff!

I own a laundromat and i will give you some humble advice. Knock a hole in that wall where the office is and put in a door to the laundromat. hire a couple of employees and have them do drop off service, 1 employee at a time work schedule. You can store the soap and washing supplies back there to sell to your customers, drop off service is where the real money is at in the laundromat racket. I'm charging 75 cents a pound with a 10 dollar minimum regardless of weight. You will add 2 more sources of income to the business (drop off service and selling detergent) and you'll also have someone watching over your business so people don't fuck with your washers and vending machines 👍👍
Once dealing with all the rentals dies down a little bit we'll do drop off. It's just that i'm so insanely busy at this point.
Best t advice this guy knows what he's talking about. One of my best friends when I was a kid owns a couple of these businesses. Once he staffed them man did they take off. I'm in my 60s if your wondering. And worked for the gas utility for 30 years a d yes I helped my friend out with gas work.

I jumped into the laundromat game without any experience, i made a few mistakes in the beginning but i now own 2 laundromats and i do very well, so well that i stopped working my day job at age 36 and just spend time in my laundromats. i owned a 3rd laundromat that was like this one he has here and despite my best efforts i couldn't get it to work so i sold it. My other 2 laundromats didn't take off untill i added drop off service and started selling detergent, supplies and laundry bags.
That's great rollex. Your a self starter also could be great support for the new guy here. He does great videos and not afraid to take chances like yourself an entrepreneur.
Washing machine ate my quarters so I put a 50 bag of concrete in another one and turned it on.
I recycle washers and dryers and do repairs with parts from recycled items. If I was near you I would offer to repair them cheaply mainly for the experience and fun. The last one I repaired was a early 50’s washer needed new o rings after the repairs the old lady asked what she owed I did the math and said. 135 she almost had a heart attack and said I guess it is cheaper then a new one and asked if she could write me a check. I said no and pulled the $1.35 out of the coins that were pulled from the lint and said good to go.

I WORKED IN LAUNDROMAT AND CLEANING THE LINT WAS A TREASURE TROVE OF KEYS,BILLS AND JEWELRY. IT MADE THE MESSY TASK DOABLE.

You should offer the lint to the local boyscouts or adventure groups.
Dryer lint is amazing for starting fires and it could be something that they can use to learn to light fires with.
They might not take it all. But they might hit you up once in a while to take a bag here and there.
Did you happen to catch what year that office was from on the newspaper, or any of the other papers? I'm curious now since those dryers in the back were from the 50s.
Same here - 2 years later... people usually reference newspaper clippings right before they set the timeline with a date.
Did you buy the building as well as the business? Or just the business?
Both , I have no real interest in this kind of business unless it includes the real estate.

@@Logan-fp7qt He explained in an older video that he got his laundromats for 0 dollars out of his own pocket. He makes deals with investors to lend him money to buy these in exchange for (as I understand it, I skimmed the video) a percentage of the building/business's worth when the agreed-upon time has passed.
That was good advice from another viewer who has their own laundromat to use it for a wash and fold service and storage.
Another thought is to rent it out to a business that needs an address where they can receive mail and maybe a hard line phone. Some businesses licenses requires such a place. There are people who operate a business from their home and run into conflict with their HOA or landlord. I know of such a business owned by a neighbor who had to rent a place or be evicted.
There was this place called suds n duds in Columbus Ohio. Beer and laundry on campus. Lol

His properties are all low end properties in the hood. It is way much more stressful to deal with than nicer properties.
I would get try and sublet that office area. Cut down costs and add guaranteed monthly cash. Some realtor or small business would pay good money for a mini storefront office.
Maybe a cafe.
He could use that office to sell snacks and detergent/fabric softener to the clients of the laundromat. Just put a door or a sliding window counter with an employee as cashier where currently there's a wall separating the laundromat from the office.

Remove the back panels and clean them out they build up lint and can be a fire hazard.
You're going to clean and repaint the machines with metal spray paint, right? Also clean all glass surfaces, sweep, mop, etc. Also maybe get a plastic plant or two to cheer the place up? Although they'd probably get stolen, right? 🤔

Cool office. One thing, the old black floors in the office may be VAT (Vinyl Asbestos Tile) that was used commonly from the 50s to the late 70s. If kept in place you are perfectly fine as it is non-friable asbestos in old tile.
I am looking to invest in vending machines. Partner with someone to try to go into the vending business. find a responsible business partner. My question to you is how do I get started and where show I begin to invest in the vending business be a quiet investor? let someone else run the vending machines or laundromat. While I will be the collector.

I'm not a laundress Millionaire LOL but don't be afraid to replace each machine as you go along with high capacity units. A guy in my town opened one modest place and now he's a magnate with four Washie Washies in a college town. He has a lockable office in every location and good employees, drop of service, and card machines that take credit cards, debit cards you name it. The genius bit is that way, there's always a lil something left on the card too ( that keeps us coming back for big bedding 2x a year lol ) but all the locations are safe, cheery, got tv's, comfy seats and good vending machines. It's kinda fun to go up there. He's a nice man too. He did it all a little bit at a time and other places are gone now.
120$ in quarters. Big loss for the orginal owners.

We are down to just one not being fully reliable. As it stands now though I'm getting tired of all this garbage and about to give in for a partial retool of the equipment. This old stuff is hard to fix and it's always really dumb little things

@@CrestwoodRocks I think more than anything it's vandalism that build up over multiple years along with an owner who just did not care.
@@InvestmentJoy Yeah Unattended Coin Laundries does lead to vandalism a bit. Hopefully you are able to finance in new equipment. Yes I wish I was able to repair and refurbish equipment.
Never maintained them, or had really really really really good insurance.
If they are rusted get a rust evaporate liquid and maybe you can get lucky with rare coins

I haven't gone through many of your other videos yet (obviously). I was just wondering how you deal w/all the coins for deposits? Do you have a rolling machine too, Coinstar? Gracious bank tellers, or what?
He has a coin counter to get a total and the coins fall into a bucket. The quarters are then put into the change machine to be reused by the customers. Customers put in paper money in the change machine and get quarters to do their wash. Laundromats rarely deposit quarters because they will always need them.

@@brentreeve7554 - No. He also gets nickels and dimes that are rejected in the side chute of the coin counter. He saves those in jars for later. I think the only cash he puts in the bank is the paper money from the change machine and drink machine.

I've seen all kinds of things jam up a coin mech. Sure, dirt/lint certainly causes problems, but so does popsicle sticks, toothpicks, straws, folded up movie theater tickets, tokens, etc.
I guess lint is not as much a fire hazard as we have been told.
You should check the change for dates pre 53 or something is 80 or 90% silver

It's not. He was told it was an unused staircase that got blocked up on the upper floor. The door was locked and covered. When they got in, they discovered it was actually an office room. Previous owner kept the room a secret and Brandon discovered it, therefore "a secret room was discovered in the laundromat".

@@METALMAN4Wii In a neighborhood with low-/no-income families like that, the kids don't give two shits about a place to hang out. They want what they can get and they'll bust into the machines just so nobody else can use them Either way, kids aren't gonna have money to put into those machines. I can speak from experience, the laundromat me and my mom went to as a kid had a pac man machine and crane game. Neither were ever used because people in that area didn't have money to give their kids a couple dollars to go play for fifteen minutes.

@Barry Boppins i own 2 laundromats and have been a laundromat owner since 2013 and your idea doesn't work. It will create bias towards machines. People will either not use the newer machines because they think they'll get ripped off (because newer machines use less water and work faster and more efficiently) or they will only use the newer machines because they are obviously new and won't break down as much as the older one's. I've had both problems in my laundromats, in one laundromat they'll only use the newer machines and in the other laundromat they completely ignore them. You have to change them in batches for this not to happen.
@Bigfriendly15 yes unfortunately, I have 30 washers in one of my laundromat and I needed to replace 2 so I did, for over 6 months they were completely ignored, I then replaced 4 more in succession on that line (6 machines total in that line) and little by little people started using them. They still don't use them as much as the older ones but at least people are now using them.
@Bigfriendly15 my laundromats are open from 7 am to 9pm everyday except Christmas and New years, I have 2 full time employees and one part time, 2 work 40 hours and one works 16 hours a week, we never have more than 1 employee working at a time unless we really fall behind which has only happened 5 times in 6 years. One of my laundromats is a 3 minute walk from my house so I pop in and out a dozen times a day, my other laundromat is a half hour drive depending how busy I am I will go once or twice a day but I do go everyday. Prices have increased so my drop off service is now $1 a pound and my small machines I raised them to $2.50 last year but with inflation, higher taxes, higher gas and electric bills I just raised them to $3 yesterday, I tried my best not to raise the price but I pretty much had no choice.
@Bigfriendly15 my first laundromat cost me $400,000 and the building (8 family) cost me 1.6M, total it cost me 2M. I put $900,000 down and and have a mortgage for 1.1M. My second laundromat I only own the laundromat.
