I would strongly wager that, regardless of which path this man chooses to take, his children will tell you on they day they leave for college, they only wish mom and dad had spent more time with them.
We give our kids great vacations, large homes, ridiculous toys but fail to spend that consistent quality time with them. Time with us is what they want and need much more than the material stuff.

This is so true. A kid who got to spend their early years all day long with mom, having mom home when they get home from school.... Having Dad at home in time for dinner together. There's no price tag on that.

@@alrbredwall thanks! Always paid extra on it. Once we got cars all paid for we put those payments into the house. Everytime I got a raise I increased what I paid extra on it. We bought late 2008 and paid off in 13 1/2 years.

I live in a 1,000 sq ft home thats paid for.... Being debt free cannot be over stated..
What I’ve noticed in life is that smaller homes have more love in them. Larger homes separate people and are wasteful.
Home sizes these days are insane. How many of us are working to pay for rooms we don’t even use?
My home is 550 sq ft. Bought it for cash for $30k in 2020.
I have a huge house 🏡 only use 1/3 of it.

Right? We don't understand it. We have an 1,100 sq ft home with a finished basement and it is more than enough! We'd like to move to a house with a bigger lot and bigger garage but we don't want a bigger house! An 1,800 sq ft house sounds so huge to me!

My brother and I shared a bedroom up into High School. Sure we wanted our own bedrooms but it didn't ruin my childhood.

I had my own bedroom growing up bc I was the only girl, and I ALWAYS wanted to share a room... I guess kids can always find things to complain about 😂
Our first home was 1200sq ft., We were raising three boys in it! One bathroom! Both of us worked full time and saved every dime! We paid off all our debt and bought a 3500 sq ft home about 6 1/2 years ago. We will have it paid off in about two years. I’m a stay at home mom now and my husband is a coal miner. We have a decent income but don’t try to impress anyone or spend like crazy! What I see today is couples wanting HGTV like homes no matter what the cost! Slow down people, Rome wasn’t built in a day! Stick to a tight budget and it can be done! Hard work never killed anyone either! Bless you all and don’t buy too big until you can afford the upkeep!
They already have a large house. The constant need for more is what puts most of us into financial turmoil.
I grew up with four boys in one room. Bunk beds a two singles. No air conditioning just fans. We were happy. No one complained. These kids do not need giant rooms snd houses.

I’m 36 and grew up in a 12-50 mobile home, if I slept to close to the wall in winter my blanket froze to the wall lol yes we were happy and thankful! it’s all in your head. Most importantly part is to let God in your home and heart and he will give you contentment and happiness
I agree with Dave on the pressure to live in the nicer neighborhoods. My horribly in debt friend actually pressured me...I laughed. I'd rather own a modest home than one that owns me.
We used to have an 1800 sq ft house…we moved into a 3600 sq ft and I cannot keep this place clean! Something I never thought about before buying! More time and effort needs to be put into this house now. I actually miss our smaller house.

The bigger the home the bigger the costs for everything. Better a smaller home that you can make as nice as you want with upgrades, and still having extra income to make memories with toys and vacations with the kids.
Sad that people think “making memories” with your kids involves toys and vacations.
I remember through the years I would hear my coworkers complain about their $300-$400/mo electric bills during summer,+$200/mo. water bills,and $200-$600/mo. gas bill during winters for their 3500-4k sq.ft. homes while I have average $45/mo.elect,$45/mo. gas,and $6/mo. water bill for my $1500sq.ft. paid off home.
Not even talking about their debt from cars,boat,pool,vacations,and other toys.
We are all around the same age but I am retired and looks like I will be retired at least ten years before they can think about it.
@@genxx2724 I like an "All of the above" approach to making memories. You don't need vacations or toys to make memories but having the option to make memories while on vacation or with a fun paid in full toy is nice as well.

People do not maintain their homes. I've been burned on houses we bought that didn't even have basic maintenance done.

Much of the discontent or need to increase, seems to originate on self-centered-ness that was not as prevalent when we all attended church weekly in the 1960's. I am not a preacher, but faith in something bigger than ourselves, serves this life on so many levels.
Most people do not know the headaches of renting out a house.
Nothing worth doing comes easy. And there are plenty of things you can do to mitigate risks/issues/etc

Discontent is plaguing america. Has been for years. Don't assume a bigger house is going to be what you think it is.
Harder to clean, everything more expensive.
You might even feel your family start to feel more separated as you are not as physically close throughout the days.
We have a huge contentment problem in America. 1800 square feet is nothing to scoff at, that's a fine home.
I'm glad me and my family grew up in a relatively small home. Felt close.
And was easier to upkeep for sure.

I grew up in the 90's in an 1800 sqft house. I never thought 'this is too small'. My parents are still in that same house.

I feel like the caller’s point was that in order to pay off their current home, they will need to sacrifice or restrict their spending for the next 3-5 years to do that. Not that the current home is subpar. If Dave had let the caller retort, he could have given him the opportunity to clarify his point.

I agree with dave we had the fancy house, nice cars, exc. But we sold everything and bought our much smaller house with cash. We are the HAPPIEST we have ever been and we have all the time in the world with our girls my only regret is we didnt do it sooner.... I wish my oldest wasnt ten because I feel like I missed most of her childhood working.

Totally agree Dave - wanting a mansion in an elite neighbourhood for your first house is a sure fire way to a lot of debt and sleepless nights.
Three bedrooms isn't enough?? We lived in a too small home for five years with two kids. Our son's bedroom was a glorified closet. The home was under 1000 square feet. We were happy and survived. Then we were able to buy a bigger home. Now, the kids are gone, but we have a living room, family room, and a rec/home theater room. The family room doesn't get used much, but the rest does, even by the two of us. And it's great when the kids visit!!
I'd really enjoy an in-home theater, a whiskey lounge, a room for a model train, and other fun stuff. But more square footage, nicer countertops, and other stuff won't improve your life more than just enjoying time with your kids.

the 25% debt to income ratio is based off gross pay, not net. im sure dave is also assuming 10-20% downpayment on the loan

The guy wasn’t saying “our home is to small so we can’t enjoy ourselves.”..what he said was that they can pay off the home in 10 years but he didn’t wanna strain the family..meaning the amount of money they could put towards the house is doable but he didn’t wanna spend way more a month on mortgage leaving a small amount to enjoy life on with his family. Which is a valid argument.

A lot of people move to nicer neighborhoods because of the better school districts. If you only have one kid and you are not happy with the public school in your area, you could opt for private. But when you have three kids, that's too much money for a lot of families. And so then the option is to move to a zip code where the public schools are much better. And yes, there are a LOT of public schools that are excellent in terms of academia as well as from a social aspect. Problem is that those houses are not going to be cheap (and typically not small either). So it may be cheaper to move to a 3500 sqft home and incalculate all the expenses accordingly knowing that your kids have free education (ok, free is not really free, you pay property taxes) which is financially more doable then sending three kids to a private school. Of course, you don't have to live in a big house forever. You can always scale down later on in life. In other words, you got to take a look at the bigger picture...
In all honesty those better school districts in my opinion are private schools with public name attached to them. What you pay more for the house in the area compared to cheaper house by renting or paying mortgage + property taxes in that area need to be compared with private school tuition. There is also other types of school that we should consider to lower costs on those people who don't have a million in the bank.

Dave is absolutely right! I also want to add that people in Europe (who seem to be the happiest) aren't living in 2000 square feet houses! The average home size in finland is just below 1000 square feet and they cost way more than US houses!! I believe the problem is that Americans have such a high standards!

Imo a bigger home for us just means more stuff, more issues, more to take care of etc. Our 1800 Sq ft home is already bigger than we need...of course everyone is different.

Hey now, I'm still rockin the "updated" Formica countertops in my '45 house.
The Formica countertop of the 1960s is the equivalent of the natural stone countertop of today. I have owned both and as a serious home cook, Formica is MUCH more forgiving in that I don’t have to worry so much about pitting or an edge breaking off due every day use!
There wasn't a skylight unless someone shot through the roof lol

Suze is right. Focus on your retirement. I didn't think about it forever. But you will help avoid being a burden on your kids. Retirement is more important than college. It's kind of strange thinking, but I think it's right

Sounds amazing here ( if can be found ). Builders only build bigger because it means more profit to them.
Americans definitely expect bigger houses than Europeans. We have way more land available also, which might be a factor.
I’m in the exact same boat…. My only issue is we have a horrible neighbor that is causing a damper on our happiness in our home.
It never hurts to check the internet to see what's around....
@THE508 Have you discussed the problem with your neighbor? There are also other (legal) actions you can take to enjoy your home the way you should.
I have two kids, wanting one more, and we have less sqft than the caller. I can keep it clean and it feels plenty spacious to us. I guess we have two wonderful decks we can use Spring through Fall, but man. Are there not ways to improve your place to make it feel nicer? Actually having shelves, using vertical space like bunks or loft beds, learning to organize and keep clean... Instantly feels more spacious with those things. Maybe declutter some.
You could also just be content with what you have...

My family of four lives in an 1800 square foot house. It is plenty of space.

My favorite part is where Dave describes the average home in the 1960's. We had two small kids in a 1000 square foot house in the early 80's. We saved a ton of money and by the time our kids were teenagers we lived in a large house in a gated community. It was a want and not a need. The kids are grown and we now live in an even larger home that's paid off.

It's okay to wonder why we want it but we just do. It's not a need. Why do some people want a Mercedes when a Toyota does the same job? They just do. The boys were in their junior and senior years of high school when we bought it. Even in retirement our income exceeds our expenses so there's no need to sell it and we just like it.
Dave’s right. Most Americans have an unrealistic standard of living.
Their current home seems large enough. With kids that age, the bigger the house the more time you spend cleaning up messes after the kids.
You don't need a big yard for the kids. Take them to the park, to the beach, or on a camping outing for the day. Happiness is not "stuff", it's enjoying time together.

Currently living in about an 1800 square foot place. As soon ans kiddo moves out, looking forward to buying smaller house on a bigger plot of land. But it's not easy to find these smaller houses because people aren't building the smaller ones as much.

Let's be honest about living "over there". Neighborhoods in 1962 look a lot different than in 2022. The demographics and crime have shifted tremendously forcing nice neighborhood real estate to skyrocket because there are fewer and fewer safe neighborhoods. It's almost a necessity to live in a nice neighborhood if you live in a larger city.
I live in 1090 sq.f house and is plenty of space . My mortgage od $850/month and I'm close to paying it off . No granit counter tops . Yet .
It’s true, if it’s not granite, high vaulted ceiling’s, every child their own bedroom and bathroom people can’t be happy. So they go in depth and then the troubles really begin…..all because you want things!
Every child their own bedroom and bathroom can be done with smaller bedrooms and smaller bathrooms. You just provide each kid with a simple "apartment" instead of luxury "apartment"...

Agree with Dave that enjoyment and happiness in life comes from your mindset, and not from having nice things. But comparing way of living of present time to way of living in the 60s is a flawed logic. Things like personal computers, cellphones, tablets were not common household items in the 60s. So why do we need to have them now? All we need is a work/school computer. Go back 60 years from the 1960s to 1900s. People didn’t have cars and TVs in the 1900s, so why did people in the 60s need to have personal cars and TVs? People could have just used public transportation, and TV is not a necessity. Wanting to live “over there” has to do with being in a safer neighborhood, good school district, less commute time, etc. It does not always have to do with “living it large” like the rich people.
While I agree with the core statement of your message, I find that we, unfortunately, do need internet and a computing device at the minimum. Often times you can't even use Word text processor on anything but a desktop.
We do what Dave suggests as parameters financially.
Also, I love our large home. We fill it up with our huge family and friends all the time, and almost all the holidays. As parents are getting older, they downsized and don’t host anymore. I love that there is room for all of them if they need to live with us under the same roof as they age. My father in law lives with us every summer and I can tell he is comfortable here. He has a quiet place to be if he needs. It’s nice to be able to pamper him, and we intend to do the same for all of our large family if needed. My point is, if you use it, the space can be a wonderful hub for family and friends. One, buy what you can afford, but get what holds your current life. Our current life dictates a mamba Jamba house.

Probably better when headed into a potential economic downturn of our lifetime to keep what you have, sell stuff, get rid of excess junk taking up space, save, and store for the future.
Sometimes living “over there” means a lack of public safety, increased lawlessness, and lack of quality educational system for children so yeah why would people willingly choose to live “over there”???
People want "not over there" things, but they don't have "not over there" money 😂
@Shelby Sycamore The point I was trying to make is that things were different back when Dave lived “over there”. Dave seems to think it’s a luxury or financially irresponsible to choose to take on a house payment that is more than a fourth of your take home pay. However some of us are willing to struggle some what financially and become house poor so we DO NOT have to live “over there” because we value safety above getting a house “over there” that we can more easily afford.

Sounds like he needs to organize and get rid of some junk in his current 1800 sf home. What's important to note is, he didn't mention moving for a better school system, safer area, or being closer to work/other family. It's just consumption at its best. Keeping up with the Jones'
In my forever home I want to build it with more storage and make all the rooms bigger. I want a bigger yard and garage
I wouldn't move. We grew up with a bunch of kids in a house about the sane size. We moved to a bigger house at one point, but it becomes a bigger burden to parents. No such thing as a time machine lol. Can't go back to staying in the one house, which I wish we had. You have to start elevating everything, costs more $.

I have lived in a 1600 ft house for the past 25 years and at first it felt huge to me, but now I'm used to it. My house is considered too small by most people's standards, and I admit that I've been looking at other houses for sale and wishing I had larger rooms and a more modern look to my home.
Then update it if it's paid for. We've paid our off and now updating it little by little room by room
i hate when people compare the price of housing now to back then..... dont take averages. look at the same house and see how much it went up. i have never seen a 1100 sq ft house with a detached garage (like my first house) be built brand new in todays world. All new houses that get built in may area are at least 2000 sq ft and a two car attached garage concrete driveways. of course thats going to cost a lot more.

This is a terrible time to buy a house. Even if you could "afford" it. Wait till your kids are bigger and the interest rates drop. No rush.

Depending on where they live, that’s not that’s far off from being normal. Here in The Dallas Texas metro, a 1970’s ranch that need a little work will still cost you $300 before the bidding war even start! I can only imagine how it is in expensive coastal cities!

@@Aggie4life77 Yeah it's just as bad here in Colorado. Even if you wanna move 30-40-50 miles out of town homes still start at 350-400k dollars, granted you usually get a couple acres with that but you're an hour from town lol.
