    Thank you Joe, excellent video and opinions, I agree 100% , I am married to a Thai lady and she already own a house and is paid for, that makes really easy for me , she paid 900,000 THB 20 years ago, new build, we are married for 6 years and planning to retire 50/50 between Thailand and the Czech Republic, I own a house 2 hours north of Prague, we live in Colorado right now, my wife is running B&B with a spa, she loves snow and she is a good skier now, sometimes we get lucky , my wife loves many sports and adventure, most of her Thai friends even don't know, how to swim and are afraid to try anything new , not my wife, she want to try everything, from sky diving, surfing to scuba diving, she is awesome

    I like how many of your American expats neighbor are renting Thai style houses in your neighbor hood and putting a little money into fixing the rental home up to make them like American style houses. Mike and Nicole's house is a perfect example of how to turn a Thai style house into an American style house for cheap. Renting is the best option for most expats in Thailand.

    Thank you for the information. Many items to ponder. My Thai wife and I have been together for 10 years (in the US) and will move forward with building a nice home in Thailand. I love your consideration of Gift. We wish you and Gift a wonderful wedding. We are currently looking for builders to do the work on our land.     I like your philosophy on life Joe and the honesty that comes with it. Agree rental is the best scenario for the majority as most don't have the solid relationship you have with Gift. You're one lucky guy mate but it's of your own making and to find a lady with the qualities of Gift is rarer than hens teeth. A good builder will save you thousands in the long run guaranteed.     I am 70, my thai wife 56. We purchased our house in Sam Roy Yot in 2020 during covid. The house was 14 years old and not lived for 7 years. We did the math and determined that we wanted to stay put in hua hin area. Quiet, relatively close to hua hin and away from nonesense. We lived in the us and decided to sell it all. No country is perfect. We enjoy living in other countries for 90 days at a time, but it's good to chill where life is uncomplicated here in Thailand.

    Hey Joe, Great heartfelt walk and talk. I'm up in Roiet and my marriage didn't work out, she broke every promise but I have two great sons and a stepdaughter no one can take from me. At almost 73 yrs old this wasn't my retirement plan but I wouldn't change a thing I did. Like you I protected myself and have no regrets. I was working in Norway when my house was being built and boy do I wish I was here during construction but in the end it's just a house. We're in a gated community and the basic construction is good in all the houses so I can live with it for as long as I'll be here on this earth. Whatever I leave behind when I'm gone is for my children, their insurance policy and it won't bother me one bit. You are so right to make sure Gift isn't left with nothing when you depart this earth. She put her trust in you and gave up her security to be with and care for you, can't put a price on that. I really enjoyed this one Joe. All the best to You and Gift.

    Nice video. I had a similar thought process. Been married to Thai wife for 23 years. Relocated to Thailand and bought a freehold condo in my name 16 years ago for 11.5MB (fully paid off). Alternatively the amount of rent that I would have paid for 16 years is approx is approx 12.5MB. So I’m already in the money and recent re-sale transactions indicate that our condo is now worth about 15MB (in the EM District). Although I have health ailments I hope to live here another 20 years, and my wife is likely to out-live me…so that would equate to another 15MB in rent in the future that would be paid if we hadn’t bought a condo, and it’s good to know that the wife will still have a comfortable home for the long term.

    One of my relatives has a place on Phuket. He loves it. His wife is Thai, and they live 6 months there and 6 months in the US. They are planning on moving there full-time next year.

    I totally agree with your analysis about the house. This isn’t the first time you’ve explained your reasoning. I was very happy for you that you decided to get married. I really think you guys are going to go the distance. I’ve got a Thai wife and two kids with her. We bought a house before we even got married. We’ve been together 18 years now. I actually have no rights to the property. We do have the kids and they will eventually get the property, so if I were to ever end up on the wrong end of the stick, I’m ok knowing my kids will eventually get it.

    Many fail to realize that Thai ladies can also get a mortgage. With an income of 50,000 baht a month (easy for a young Thai couple to make 25k each every month) , they can borrow 2 million baht, which is enough for a 3 bed home out in the burbs of Bangkok. Our 3 bed home cost 1.7 million, monthly mortgage repayments are 9000 baht.
    In our situation, she had ability to get a mortgage, and I fronted up with 10% deposit meaning we both had a few lollies in the jar.
    All cost are split equally, I pay half the mortgage, power, wifi, water, maintenance costs etc. Benefit to me is a cheaper cost of living in a spacious home rather than stuck in a tiny condo, benefit to her is that eventually the mortgage will be paid off and she will own a freehold home in her name.
    If for some reason we do split, Ive lost nothing, renting a place would cost 20,000 baht a month, her mortgage is only costing me 4500 so financially I am 15k ish a month better off. For her, a split up would lead to minimum damage, she can still afford to keep the home and continue to pay off the mortgage.

    You are absolutely right. Just rent for the first couple of years.
    And if you want to buy get the proper information :
    Before making any investment decisions, it's essential to conduct due diligence on the properties you're interested in. This includes inspections of the property, verifying legal documentation, and checking for any encumbrances on the property.

    Joe, we met in 2019 for lunch while you and Gift lived in Bangkok. We were then living in Sandpoint Idaho, We had built our home in Rayong in 2014. We are back living in Rayong and happy to be here. We just bought a pool villa in Ao Nang Krabi for our family and possibly to use and airbnb. Everything is in wy Thai wifves Name we have been married 17 years. After living together for 10 years in the USA I think she can put up with me for awhile longer. Good video thanks for the sound advice.

    Wonderful video, i agree now we have to protect, i am younger than you and date younger girls and i see very hard to work out in thailand, so i dont want to marry and take risks either, or build. Is thanks to these videos that people should wake up and see how reality is

    As far as my concern, your principles have basically earned a lot of respect from me. How you give Gift in regards to your estate when you leave, well it concern nobody and never should you need to justify. Having a house in Thailand? Definately not for every one especily for me. Why me? I am only 3 hours away from Bangkok by flight. Each of us have our reasons for how we spend our money , so as long as you can afford it its up to you. I still wonder how you motivate yourself on the daily workouts, me i can do for a week then off for 2. Hahahaha

    What happens regarding the land that is in her name, is it covered off with her will, and your pre nup?

    "Never say never". Buying a house or condo in Thailand requires a lot of thought and research. Actually a home or condo can take a long time to rent. I recall the story of an Italian resident who had to sell his condo becausse he had go back to Italy for cancer treatment. The condo did not sell and the Italian went back home and died shortly after. I have been in Thaialnd for 7 years and have never considered buying anything bigger than a TV. Renting is the way to go.     Makes sense to me. My pre requisites are that u have:
    Eother an age appropriate wife that u have been with for 5 years or more and or
    A biological thai child.
    Plus, u also were paying a far higher rent, so the rate of return makes sense, as does your conservative age expectancy.
    This is a great video on this subject.
    Obviously there is risk woth any woman or partner re assets but you've done the best that any farang can do here in thailand.

    The ROI of buying a condo in Thailand is not worth it IMHO. I just rent in Bangkok and enjoy life.

    Great rundown. Were very much in the same situation as you and Gift-been married to Apicha for 12 years and no regrets-I will likely pass before her and she will get all that I have….and I think she deserves it! Lol

    We did it a similar way but by the time we started building (4years after buying the land with usufruct) we got married. I had a building permit in my name but when house was finished we were refused blue and yellow books on the grounds we are married. Had to reverse the permit when the house was finished. Some districts will allow and some won’t 🤷🏼‍♂️. Nothing the lawyer could do. Probably should have built before marriage but am not worried about it.
    Am very happy though 👍

Guess I was lucky as my name appears in Thai, in the blue book, and Gift’s name as the primary and owner of the land in the blue book, I have the yellow book my name, pink Thai id card and house deed and building permit in my name. You are correct, for whatever, some provinces don’t allow it. Maybe they just don’t understand the rules.

    Very insightful video on options available. Your recommendation for people to do their research, based on their specific circumstances, is spot on!
    Question: on the very remote chance that Gift were to pass before you, I imagine your lease on the property allows you and your “heirs” rights to the home for the extent of the lease, correct? Gift’s Thai “heirs” would have land ownership. (Apologies, if these questions/comments are too personal please feel free to delete) 😉

      What is Usufructs?
      A usufruct, in Thai language called "Sidhi-kep-kin", provides temporary ownership rights for use and enjoyment of the property along with an advantage of being able to reap the profits from property belonging to another as long as the property is not damaged or altered in any way.
      The right of usufruct transfers possession, use, and enjoyment of immovable property from the owner to the usufructuary. Usufruct can only be registered over properly titled immovable property and is established by agreement with the owner and registration at the local land office.
      Use of Usufructs
      Although the law does not prevent Foreigners from being able to apply to register a usufruct on a land, however, this is still subject to the discretion of the Land Officer.
      The person who enters into a contractual agreement with the owner for this right is called the "usufructuary". Section 1418 of the Civil and Commercial Code provides that a usufruct may be created for a period of time or for the life of the usufructuary. A usufruct will be registered in a similar manner to a lease of up to 30 years or until the lifetime of the usufructuary.

    I totally agree with your statement that there are too many condos now in Thailand. The condos rental market is over flooded in Bangkok and the prices have dropped down to about $500/month for a very nice service apartment near the BTS/MRT stations. Unless Thailand allows you to become a citizen with all rights of citizenship, it is better to stay liquid in cash than to tie up your cash in a house or condo. If you want to guarantee your Thai girlfriend's security when you die, you don't have to buy her a house. You can just have a lawyer write up a will and Living Trust legal document, to make your girlfriend a beneficiary to receive a share of your net worth when you die. There is another American You Tuber who recently bought his house in Rayong Thailand under his long time Thai fiancee's name as the new owner. He then arranged for her to visits his home in America. After about three months living and traveling around America together in an RV, they realized that they are not a good match for one another. They ended their relationship before she flew back to Thailand. He ended up having to give up on his house in Rayong, and he had to make the house a gift to his ex girlfriend, like it or not, because the house is legally under her name anyway. Including the land the house sits on, that American man lost more than $100,000 on that house that he bought. Thank god that he can afford to lose that kind of money with most of his million dollar+ inheritance still sitting in his bank account. You live and you learn.

      explained my rationale for building a home in Thailand and how I have protected my assets. Definitely not for everyone. In saying this, there are many successful relationships with foreigners and their Thai wife, husband and loved one. Unfortunately, life is unpredictable no matter where in the world and some relationships don’t work out.

    Like you, my friend, I've been with Ta since 2015, and we got married in 2017 . To this day she's been there for me 24/7 , she's loving, caring, intelligent, has a bachelor's in business and definitely hardworking. She like Gift gave up her career to live with me in the States. Sacrifices like the two of them made for us deserve the very best we can offer them and that my friend is love ❤️. Of course there are the naysayers and critics but that's to be expected ! I will buy land and build our dream home, and whether you and I live to be 100, we will leave them a legacy of security and comfort should we leave this planet before them ! Yes, Thailand and building a house here is not for everyone but not everyone is like us 😂 !

    Wise Words my friend 😉 You know it is true....For those of us well invested in our marriages ok we know the risk & yes some of us buy or build a home knowing full well it is for our wives. But for the majority of Foreigners especially single retirees...Yes rent is better101% You can always move around see new areas if one area gets old or worse...loud...ugly etc. But yes do not expect a return even if selling in the future. Thai real estate appreciates slower than molasses drips 555...PS: I am a bit older than you (67) but I have been married three time 15yr, 12yr & now 17+years Never had a prenup...never lost a dime....I think if your an honest person & fair it all works out. Prenups I personally could not start a marriage planning for the end....Take Care!

    You might look into the process of Gift getting a US green card and follow the steps to US citizenship. It's not hard. It's just a defined process. The benefit to Gift is that as an American spouse (living in Thailand) she can take over your pension or social security after you've passed thus she has income for the rest of her life. It may seem like a hassle but if you really want her secure after you're gone then get her access to have your retirement income after you're gone.

      Gift and I would have to live in the US for 5 yrs in order for Gift to be eligible for my SS benefits. This is something that we are not willing to do.
      Requirements for Foreign Spouses to Receive Benefits
      First, non-U.S. citizens may receive Social Security benefits abroad if they lived in the United States for at least five (non-consecutive) years as a married couple. In the case of divorce, the foreign divorced spouse can still qualify for spousal benefits if the five-year rule has been fulfilled and this spouse has not remarried before age 60.
      Second, if the spouse is a resident of a country that has a Social Security Agreement with the U.S., they’ll be entitled to benefits. Also known as Totalization Agreements, these agreements help avoid double taxation of Social Security payments and provide clarity as to how foreign spouses can qualify for benefits. If your foreign spouse is a tax resident of one of the following countries, the SSA will continue their benefits.

    Enjoyed this video , you had two fantastic strokes of luck , ( 1 ) you met Gift and have a loving relationship ( 2 ) you found JJ as your builder now friend also , but my thought are they were not luck , ( 1 ) you weren’t out getting drunk at the bars every day and night looking for a woman while you weren’t thinking properly due to alcohol, ( 2 ) you researched building a home and importantly you researched your builder and my thoughts are he’s probably one of if not the best in Thailand,
    I had a modest 2 bed 2 bathroom home built on a bit of land my partner had from her mum who lives next door so I didn’t buy any land and when I’m gone she will have somewhere that will be hers and she can do what she wants with it , we’ve been together for over 11 years now but if it ever went wrong somehow , I’d walk away with two suitcases and cause no drama and wish her all the best for her future , if there ever was a problem it would be my doing I’m sure , the horror stories we’ve all heard of foreigners losing everything is no surprise to many of us , who , where and when you met , is a big part of the equation

    been looking every day for 40days for a house and condo to buy. 5-12m. all furnished and finished like a 20k$ RV/motorhome…. total garbage inside. frustrating. buy a brand new high end place and plan on tearing the ENTIRE thing apart to have it all redone….

    Location Location Location, I bought a condo in a very good Location, Price now is more then double, it's under my own name only, belongs to me only. In case I die I have a Last Will and a Lawyer handling it. As a foreigner u can also own Land in Thailand up to 1 Rai.

      Foreign land ownership in Thailand
      Land ownership in Thailand is governed by the Land Code Act and under Thai land laws only Thai nationals are allowed to own land or have a confirmed right of possession of land. Foreigners may not own land unless there is a treaty or exemption allowing the foreigner to own land in Thailand (section 86). Thailand has currently no treaty with any country allowing a foreigner to acquire land in Thailand. Any foreigner who violates foreign land ownership restrictions could be fined and/or sent to jail for a term of up to 2 years (Land Code act section 111). Only a foreigner who qualifies under section 96 bis of the Land Code Act may own up to 1600 square meters (or 1 rai) of land for residential purposes in specified areas. Foreign land ownership under section 96 bis among other requires an investment of not less than 40 million Baht in by the BOI approved Thai bonds and assets which must be beneficial to Thai economy and requires approval by the Minister of Interior. If granted foreign land ownership under this exemption is limited to the life of the person granted the right to own the land (not transferable, not inheritable). Permission for foreign land ownership under section 96 bis Land Code Act is rarely applied for or granted.
      Foreign corporations operating a business in Thailand may for the duration of their business in Thailand obtain special privileges and exemptions for land ownership through the Board of Investment under section 27 of the Investment Promotion Act and under section 44 of the Industrial Estate Authority of Thailand Act or section 65 of the Petroleum Act. This exemption requires large investments and is limited to the duration of their business.

    Just like you the house is my name. Something Thai immigration doesn’t like they keep telling my wife she needs to go and get the house put in her name in her house book. I still have to get her to go to immigration everytime I return to Thailand to do a TM30 report even though I am legally the house master. They keep saying it has to be a thai. Only one year the lady immigration officer phoned down to Bangkok to inquire about it. She was told by Bangkok that I had to have my name as house master which she did. The next visa extension even though I hadden left Thailand my wife had to file the Tm30 report. Did you run into that problem after returning from Vietnam like I did.

    What about a condo? With the idea of breaking even at least on rental costs? Or a 100 year lease on land?
    There is the new visa thing. Also there is no way they would fully cover me for health insurance any way. Best option is $550/3months with all the exclusions. I'm on the verge of no one would cover me. So no real cover for anything I really need.
    Should be a cream coloured dress 🤣 Isn't white for "purity"?

      In Thailand, I believe you can only get one 30 year lease at a time. One can also get a Usufruct. I put links to that info in the pinned comment. As for the wedding dress, Gift will wear white 😊🤣
