    I'm thinking to put some cash in stocks, I was at Salt Shack and i overheard some friends saying its ripe enough, but Is this a good time to buy stocks? I’ve been sitting on over $545K equity from a home sale and I’m not sure where to go from here, is it a good time to buy into stocks or do I wait for another opportunity?

    Also, My friend had a horrible experience buying land from a builder. He would have saved so much if he found this advice ahead of time.

    Spot on! Bought the land in 2021 and currently at the end of approval process with the city. I had to deal with the ARC (Architectural Review Commission) because the property is in the historic district , Zoning Board , and Planning Board. Last, permits are issued 2-4 weeks. This is the process for Upstate NY.

    If you decided to buy land for the purposes of building a home, would using a builder like Keystone be an option. This type of company builds subdivisions, custom homes and has 20-plus plans that have already been approved for the area you want to live in. I believe this may save time and money.

    If the builder asked for 1mil the house doesn.t cost 1 mil they are over charging at the1st step . Foundation .rough plumming electric lot prep .by the time when the shell is standing the builder have drawn most mony by charging very heavy at the beginning becare full

    I went through Loan Depot for my construction loan. Horrible, horrible, horrible don't ever use them. I own my property, got my plans approved underwriting done. Ready for close and my house for appraised they told me that the house appraisal was too high a and how was I building the house. They vetted my builder and everything was approved. Sent money on plans, engineering, survey and they would not close me.

    The next thing is that the builder will ordered mat supply and not paying for it and where the material was del at that is where the supplier's will put a lean

    For real. These towns and architects move slower than molasses. Architect took 3 to 6 months and town took six months so that year is gone with just those two steps. They don’t give a damn about your timeline.

      You must live in the same township I do. I already have the 6 acres and my family has owned the property for more than 60 years. The zoning laws call for 2 acres with 200 ft of road frontage. This is a well established neighborhood with all properties compliant with those laws. 6 months and 18 grand later, still no answers. Now we have to prove the property does not have wetlands and have to pay someone to confirm that. Apparently the land survey is not good enough, but for a small fee of $150 someone else will verify it by looking at a map of wetlands. 3 thousand residents live in this community and about 10% of them are on some sort of committee, but have full time jobs and only in their office about 4 hours a week. They don't answer calls or emails. Approval to build should be the easy part. Well at least the driveway plan has been approved as well as the septic plan. No building permit though even though architectural plans were submitted. Have to make sure the site won't be built on those wetlands that don't exist I guess.

    This guy doesn’t know what he’s talking about…!!!! He’s OBVIOUSLY NEVER EVER DONE A CONSTRUCTION LOAN BEFORE 😂. THERE IS NO WAY THAT SOMEONE CAN PURCHASE OLAS AND “get them approved” by their local city unless they either are a licensed GC or have years of experience in the construction field. The forms and documentation is constantly changing in all approval departments within the city. These things take extreme skill and leg work as well as clout as a respected contractor to get at the front of the line in most cases. Imagine the average person trying to get all plans approved by their local city division like septic, electrical, water, floor plans that most people will purchase on line and turn around and not be able to have these plans certified by a local engineer all because they listened to this guy or someone like him on a program that only want views and subscribers. PEOPLE STAY AWAY. THEY’LL DELETE THIS COMMENT. FAST…😂 I wish they’d engage me so they can better learn how to properly inform their viewers.
