- Our latest edition of Home Town Heroes comes courtesy of the turbulent city of Milwaukee, Wisconsin. At the age of 31 Brandon Rule is a business prodigy. He is a commercial real estate developer with an extremely impressive resume. He has developed $50 million in affordable housing projects in Milwaukee through his company Rule Enterprises and has an additional $180 million in projects currently in his development pipeline.
A few weeks ago Brandon went viral on social media after news broke that the city of Madison, WI recommended that he be awarded a contract to develop a 30,000-square-foot grocery store, 150-unit apartment building and 345-space parking garage on a city-owned lot.
There aren’t too many black commercial real estate developers, and they’re definitely aren’t a lot his age. One of the reasons why there are so few black developers is that there isn’t a lot of exposure given to successful individuals in the industry. Most people think about real estate from an investor’s perspective very few aspire to be big-time commercial developers.

Solid interview with a great guest! He is right about very little information out there about becoming a developer and any who search will find Donald Peebles at the top, a true pioneer. I also agree that our access to capital and having adequate collateral are two major blockages to success. Partnership is crucial to.our success in endeavors like this. To be able to get a loan of 100k plus, what do you need? I know the guest said he got a FHA loan to get his first property but what allowed him to get it. I assume you need a good credit score, a good debt-income ratio, and a business plan to show to the bank(something to show how you will be able to pay back the money you're given). Does that sound about right?
Caleb Bryson he proved his income by keeping his job. To be considered you need tax returns (2-3 years), pay stubs, good debt-to-credit, bank statements, and any other document they ask you to provide. If you do not have a job (W-2) you need 2-3 years of tax returns outlining your revenue generated from your business. I would encourage you to maintain a job while building because it makes getting capital (loans) easier in the earlier stages of investing.
Piggybacking on Jaquis you can get an FHA loan with a credit score as low as 580 and you only need 3.5% of the sale price in cash to use as a down payment.
This country needs more black developers. Keep rising King!

I wish I could like this video a million times! As a house flipper/GC now turning builder here in GA this was valuable information. I recently purchased 3 vacant lots in an opportunity zone area that nobody is touching right now to build multifamily property. Construction is underway. Once complete, I'll have 3 new duplex buildings in my RE Portfolio. We've been trying to figure out how we can scale up...this interview has me looking at development as an avenue for sure.

Zebedee Middleton sometimes it’s not a good thing just to want to pick folks brains. A lot of times people don’t have time for it. I would say meet him once you can add value and or have a deal you want to partner with after getting it under contract...
