Recently bought cabin in Hampshire Cty, a great relief from working and living in D.C. Not bringing the “big metro” ideas with me either, that’s why I left.
We bought 30 acres in Hardy County. Absolutely love West Virginia. Although it’s mountainous, we have enough usable land for a small homestead. Imagine 30 acres of wild blueberries, currants and blackberry. That’s what we discovered on our walks through the property. Thanks for sharing your love and knowledge of West Virginia. As a Michigan transplant, i look forward to exploring West Virginia and calling it home.
Family roots in McDowell County. Writing was on the wall with the collapse of the coal industry, but there is beauty in the history and the people. I was born in West Virginia and though I’ve spent much more of my life in Maryland, I could not be more proud to be a Mountaineer. I go back at least once a year and do what I can to support the local economy.
Born in Princeton,WV. Family moved to the Tidewater region of VA when I was still an adolescent. I worked a 41 year career in the RR industry but always knew my heart was in the mountains. So when retirement time came we sold our home in Norfolk and bought a nicer home in North central WV for fully $50K less than our Norfolk home sold for, cut our mortgage pmt in half, on a 15 year note to boot, and never looked back. WV is a great place to retire to, especially if you're into the entertainment available in the great outdoors. As a 40 year WW kayaking veteran I couldn't ask for a better combination of affordability and natural beauty.
Thank you for posting this interview with Wayne, thereby giving me an opportunity to get an insider's look and lay of the land. I've never put down Roots anywhere and now it's 71, I'm looking for that place to sink my roots, forever how long that will be, and I believe West Virginia is what I'm looking for. . . So again, Thank You! Michael Freeman
That documentary The Devil We Know provides a really amazing story of how a big powerful company (DuPont Chemical) provided jobs and wealth to Parkersburg, West Virginia while poisoning its water with a chemical that is now found in the blood of 99.7% of Americans. West Virginia citizens came together and fought for a better future (and cleaner water) for all of us here in America!
I am now living in Southern Ohio and planning to retire soon. Looking at West Virginia, possibly rent at first but eventually buy. Great information on this channel!
Hello Amanda, I am a new subscriber to your channel. I happened to come across your UA-cam channel and wanted to say thank you for these educational videos on WV. I am a city guy (NYC) and learning about the culture, landscapes, daily life, and other information about WV is fascinating. Thank you for opening my eyes and thank you for giving me a new perspective on WV. I have learned, continue to learn, and I look forward to watching you future videos. I would love to see if you could do a compare / contrast video on tips for travelers who will be visiting WV, common lingo and phrases, way of living (slower pace compared to cities like NYC), hot spots to visit, foods to try, and any other facts that would be most helpful.
I notice Wayne Worth says 'you know' a lot in his interview, it adds up to dozens of time. Really hits home as to how much of West Virginia he really knows. I once asked Wayne "you should be saying "I know" instead of "you know" and he then told me "half the time I don't know what I'm talking about" :-D
One more thing I want to say, Wayne hosts community trash pick-ups in Clarksburg every Wed, where on average they collect about 150 to 200 lbs of litter off the streets.
I love Wayne Worth and his work! As displaced West Virginian, living in Fort Wayne, Indiana, Wayne's videos keeps me grounded in my heritage. I hope to meet him day some day! 😃
I was born in Huntington in 1954. I left Huntington when I was 30, in 1984. I lived in several different states since 84, but I am back in the general area not far from Huntington. Ashland, Kentucky to be exact. I'm not sure how I really feel about West Virginia or Huntington, other than I'm kind of proud to call it my home town and home state. I would consider moving back, if I could find 1 to 5 acres that I can actually afford on my very low income. I guess it could be as little as half an acre, if that is the best I can do. I would put a 2 story shed on it, and finish the inside as I can afford it. I have actually lived in a tent before, but tents rot and leak after a few months. So, a shed would be much better than a tent.
That's a cool plan! I'm not a licensed agent anymore and I don't work in the Huntington area so I can't offer any help with making the dream a reality, but I'd love to hear updates as you work towards those goals. 😊
It would be nice if you could post a map of the cities and counties he’s referring to right next to him so those of us who don’t know W Virginia at all, can know exactly where he’s referencing to. Just a suggestion. Thx.
Hey thanks for the suggestion, that would have been a good idea. Honestly this interview was over 3 hours and as only my 4th or 5th video took me months to just get "decent" enough to post. But you're exactly right! Little bits like that would make it so much better.

Love you channel. I was watching this one with Wayne and his travels around the state and it’s history. I also noticed not one mention of any town, village city on Rte 64, between the Cities. Also I wish you well with your new channel, but by this time it probably is not that new. Another question, what does Wayne do for a living? Seems like he would make a great teacher. Anyway let’s give some love to Cabell County and the great village of Barboursville.
Thanks for the sub! I honestly don't know anything about Harper's Ferry. There is a lady, I think she calls her channel "Meet me in the panhandle", she's in that area... Maybe look her up 🤔
Harpers Ferry (Jefferson County) is currently in a huge development push due to the over pricing of nearby Virginia counties. Affordability of housing is declining as is quality of life. It is one of the few areas of WV that there are decent wage-earning opportunities thanks to the close proximity to Virginia's high tech Loudoun County as well as Maryland counties....nothing WV has done themselves for job opportunities. Healthcare is abysmal and public safety is lacking funding.
Harpers ferry area never been too but i have family there. If you like less mountains and culture outside DC beltway berkley and jefferson counties look pretty good. Schools like shepards and also look up Claymont in that area. Eastern panhandle and Bridgeport below Morgantown are the 2 most expensive real estate markets in the state. I live down in ohio river vallet in southwest part of state and truthfully would not suggest at all. Ez summary research eastern pandhandle then look at clarkburg/bridgeport up to Morgantown and definitely look at greenbriar county lewisburg/white sulpur springs in southeastern part of state.....read up on lewisburg it rates pretty well Osteopathis medical school there too.. Read up on corridor h supposedly rumour has it maybe tie in to road going to UVA somewhere near Canaan valley and snoeshoe in state.
I've been looking in Jefferson county, but I have found Moragn and Berkeley to be easier to find land properties. Morgan tends to be more my speed-- it's like the wild Wild West. Build what ever you want. People are fleeing MD and VA Mohave more freedom I have found
Harpers Ferry is not the place to retire if you want peace, quiet, and the more rural feel that most of WV offers. I lived in MD for 52 years, not 45 minutes from Harpers Ferry. It’s so close to MD and VA that the feel of those two states carries into that part of WV.
Lewisburg in greenbrier county, which won the Best Small Town in the USA one year, is conspicuously absent in your guests narrative. I lived there for fifteen years and can assure your viewers that is one of the best kept secrets in the mountain state. But then again, many or the residents want to keep it that way.
Yeah, I don't know why Lewisburg didn't come up. 🤔 Could have been that it didn't fit into the line of questions I was asking. I love Lewisburg. Such a sweet little town, though it is outgrowing it's roads. Last time I was there I got stuck in "rush hour" and it was quite clear there were more people there than the roads were designed to hold 😔
Thank you for the great questions and having such a knowledgeable and respectful, grateful guest. It's good to hear from a person who sees the good wherever he goes. God bless you.

All land is good but we really need to find is affordable land for people that are on disability and for people that want owners financing so it’s a crazy question where is the best laying in West Virginia that’s like why do you even say that the best land is the most affordable land so I’m looking for 10 acres for about $20-$25,000 off grid can I have access to it can I have a driveway and payments going to be about 250 to 275 a month and about $2000 down or there’s another company out there doing $600 down that would be good to
Looking for 20 or 40 acres? 1600 sf up home ? Out of town. But not to far from resolves/ health care and some form of a job. Somewhere in the 300 to 350k price .
Last I checked that was a doable request, but I got out of real estate about a year ago. Reach out to Tonya Decker 304-290-6338, she's pretty awesome and will understand your needs and wants.
Hey, that's a great question! I can't answer with 100% confidence but what I can say is avoid the "mountains" which to a local means Buchanan, Elkins and in general the southeast part of the state. That is where it gets coldest... As for the warmest part I don't know for sure but I'd guess it's North Central or maybe the Eastern Panhandle. 🤔
Depends on what your looking for and where in the state. Your best bet is to get connected with a REALTOR or a land investor in the area you are interested in. pfrealty.net is a great resource if your looking in NCWV And Whitetail Properties is a great source for vacant land, mostly in the north and western part of the state.
@@HomesteadingWestVirginia thank you. I want to find a nice area that I can build an off grid homestead from basically raw land. 20-30 min from town sort of thing. I heard Upshur county is nice. Maybe somewhere around there? Can you be my realtor? :)
Hi Amanda- Tried emailing you but it was rejected and did not go through- I own a small ranch outside Tucson AZ and am burned out on the heat and cactus- considering a move to the woods- looking for a small cabin(under 800sf) in the woods/National forest where I have my privacy and quiet- do you ever come across places like that? Are there any tax advantages to living in WV when you are a retiree? Would love to get on your email list!
Hi! My real estate email has been closed down because I had to let go of my license to stay sane, lol. If you need a good agent check out my friends at pfrealty.net and someone will get you taken care of. 😊
I'm no longer a REALTOR, but my friends at Picket Fence Realty would be glad to help you out if that's what you have questions about. www.pfrealty.net/contact/?
It is not anywhere near Huntington, WV. Reasons -- 1. Heroin/fentanyl epidemic killing hundreds. 2. HIV “cluster”. 3. Ditto hepatitis C. 4. Sober recovery home epidemic. 5. Homeless/panhandler epidemic. 6. Gunfire at night epidemic. 7. Mass murder/mass shooting epidemic. If you are locked into WV and want to move here make it the northern part of the state particularly Morgantown, Clarksburg, Harpers Ferry etc.
Good to know, I've not personally been over that way. Sad to me that industrial farming has given animals a bad name. "Pig farms" don't have to stink. 😔
Boy if you put your faith in what political party a governor is in you are going to be disappointed a lot I’m sure. West Virginia has a Republican Governor and a pretty good guy on top of that.
West Virginia is being overrun with drug addicts, drug traffickers, sex traffickers, and mentally ill homeless transients in every county. There are very few nice places to live, whether urban or rural areas. Residential areas that once were beautiful, upscale areas have been abandoned and left to fall into disrepair, making them havens for undesirable transients and nefarious activities. Wheeling, Parkersburg, Huntington, and Charleston are prime examples.
Job opportunities abound for those who are willing to work. People here are getting so desperate to find good workers I saw a Taco Bell offering $12/hr. Those who want white collar jobs would be very limited in their choices, but Morgantown does have several options.
@@Alltheway-qs7go My only guidance (and this is biased based on my limited knowledge) would be to look in the North Central part of the state. Maybe check with Workforce WV or any of the staffing agencies in the area. You could also just start applying directly to jobs. See if anything sticks.
I'm in South Florida but i'm planning a trip to come up to WV to check the place out and do some riding in the trail systems with my four wheeler. It looks like a lot of fun, plus the state is full of white women, which is always a plus. I've ben looking at realestate cuz i have some money to spend, need something with a few acres that i can have some animals on and i can rife around and not be harassed by cops,
Is there a large Gay Community or are they welcome because I noticed your state had no laws prohibiting animal and human sex, so sounds like we gay folk should be welcome?
Gay folks are more than welcome but I wouldn't say it has anything to do with animal and human sex... that is a different story entirely... no laws on the books because the general public thinks its disgusting and we shouldn't need to waste legal resources making things that are obviously wrong illegal 🤷🏼♀️

Weather wise, what is the warmest spot during winter?
Hey, that's a great question! I can't answer with 100% confidence but what I can say is avoid the "mountains" which to a local means Buchanan, Elkins and in general the southeast part of the state. That is where it gets coldest... As for the warmest part I don't know for sure but I'd guess it's North Central or maybe the Eastern Panhandle. 🤔
Looking at an area east or southeast of Rock. Or Athens. Are you familiar with that area?
Not close to pa!!!
Lived in pa twenty years too long.
Southern wv for hunting
Morgantown area isnt good building too much & rds suck for so many people
Amanda, What is the best way to search for land for sale in WV?
Depends on what your looking for and where in the state.
Your best bet is to get connected with a REALTOR or a land investor in the area you are interested in.
pfrealty.net is a great resource if your looking in NCWV
And Whitetail Properties is a great source for vacant land, mostly in the north and western part of the state.
@@HomesteadingWestVirginia thank you. I want to find a nice area that I can build an off grid homestead from basically raw land. 20-30 min from town sort of thing. I heard Upshur county is nice. Maybe somewhere around there? Can you be my realtor? :)
That's a great plan, but no... I can't be your REALTOR because I'm no longer a real estate professional. Sorry
hi it’s great video how about pleasant county it’s good i like west virginia
Appreciate your videos.
Just sayin' ;)
The link in your contact information is not working. Is there another way to contact you?
I'm no longer a REALTOR, but my friends at Picket Fence Realty would be glad to help you out if that's what you have questions about.

@@HomesteadingWestVirginia Thank you, I had the same question! Good luck on your next adventure
Thank you
same background music as DIY Wife?
🤷🏼♀️ never heard of DIY wife, but sounds like she has decent taste in music. 😂
The Legend of Methman.
where is the best spot for ATV folks.?
Anywhere! ATVs are legal on our roads and you can find awesome trails anywhere in the state.
Tygart Valley has some good flat land.
Good to know 😊
Brooke co here !
What about Lewisburg and White Sulphur Springs?
Wayne said “ya know” 61 times
I would love getting the hell out of there if I was there!!😮😅😊
ONLY place I would live is Harpers Ferry.
Why is that? For the history?
Braxton county
Hardy County.
"Nice little strip mall"??? Does not compute.
Every county in WV is beautiful, but Hardy county smells like pig farm. Still beautiful though.
Good to know, I've not personally been over that way. Sad to me that industrial farming has given animals a bad name. "Pig farms" don't have to stink. 😔
Hardy County smells like chicken farms.
Listen as life long West Virginian this guy isn't it
Now that virginia has a Republican governor ill have to look at investing in the area
Good thought. We (West Virginia) have had a republican governor for quite some time now. But it is encouraging that Virginia is finally catching up. 🙃
Boy if you put your faith in what political party a governor is in you are going to be disappointed a lot I’m sure.
West Virginia has a Republican Governor and a pretty good guy on top of that.
@@danbailey96 think manchins time is about done here hes def the last reql democrat that hasnt lost total control of thought
I wanna move there just because girl i loves lives there
West Virginia is being overrun with drug addicts, drug traffickers, sex traffickers, and mentally ill homeless transients in every county.
You guys probably should find a state that suits y’all better.
Seems you ain't a UA-cam real estate agent. Reminds me of when I lived in southwest Virginia.
How’s job opportunities there ma’am.
Job opportunities abound for those who are willing to work. People here are getting so desperate to find good workers I saw a Taco Bell offering $12/hr. Those who want white collar jobs would be very limited in their choices, but Morgantown does have several options.
@@HomesteadingWestVirginia can you guide or help me to get decent job I’ll do anything in respect of the environment
@@Alltheway-qs7go My only guidance (and this is biased based on my limited knowledge) would be to look in the North Central part of the state. Maybe check with Workforce WV or any of the staffing agencies in the area. You could also just start applying directly to jobs. See if anything sticks.
@@HomesteadingWestVirginia yes ma’am thanks good guidance thanks a lot
I'm in South Florida but i'm planning a trip to come up to WV to check the place out and do some riding in the trail systems with my four wheeler. It looks like a lot of fun, plus the state is full of white women, which is always a plus. I've ben looking at realestate cuz i have some money to spend, need something with a few acres that i can have some animals on and i can rife around and not be harassed by cops,
The best place in WVa, across the state line in anyother state.
Go head and cross that state line….hurry
@@danbailey96 lol
Is there a large Gay Community or are they welcome because I noticed your state had no laws prohibiting animal and human sex, so sounds like we gay folk should be welcome?
Gay folks are more than welcome but I wouldn't say it has anything to do with animal and human sex... that is a different story entirely... no laws on the books because the general public thinks its disgusting and we shouldn't need to waste legal resources making things that are obviously wrong illegal 🤷🏼♀️
