She doesn't know that I am going to say/write this but we highly recommend Marina, and her team, who helped us move from San Francisco to Valencia last year. This process involves interaction with at least two bureaucracies (your home country, & Spain), now possibly a third with BLS. In our case, we weren't fluent in Spanish so we felt especially vulnerable or nervous that we'd make a big mistake and knew we needed help. Above everything else, we wanted to work with someone honest and trustworthy. We are so happy to have found Marina because, as we anticipated, we had a few hiccups and she kept our application moving forward. Given all of the stress-inducing factors, I realize I just made the process sound like a nightmare. It's tedious, but it's not a nightmare, especially when you have an experienced team helping you. My husband and I have a question about NLV. If we are able to do this, do we have to live in the same city for the whole year? We would want to use that year to maybe live in 3-4 cities for 3-4 months each and get a really good feel. We cannot do that now due to our jobs, but the NVL would give us that opportunity!
@dblaz1314 I would check out the Spain NLV FaceBook groups. I hate facebook, but signed up for one just to join the groups. They're full of lawyers, people who have done it, a lot of great information and experiences. This question is asked all the time but to be honest I can't remember. I think you can if you have an address for the documents you need sent to yourself and what not. But like I said, better answers on those groups. (2 I'm a member of). BTW, we wanted to do this, but for budget concerns, we are doing 1 location at ~700 Euros/mo instead of AirBnb for $2k/mo or so... Then hopefully we'll travel from our base.
Yes and no. You have to have an apartment lease for a year in one place. You need that to get your empadronamiento for your TIE. If you wanted, you could travel to other places, but you would have to pay double rent. (Which could be a fun adventure if you pick the long-term place somewhere affordable)
If you make less than the allowed tax exempt US $ 130,000 or so, all you need is to file through the embassy (1040 and what not). It gets more complicated when opening a bank account as a US-er, no matter what other passports one holds, but it's doable. If one is a US born or naturalized citizen who hasn't renounced, one is subject to FATCA as well as CRS (Common Reporting Standard) to other relevant tax jurisdictions. An EU passport will indeed give an exemption from that special tax imposed on non-EU passport holders, but all the banks and other financial institutions will always treat you as an American because America has a citizenship-based taxation. Most retirees, luckily, don't have complex tax scenarios, so filing through an American CPA in Spain shouldn't cost you an arm and a leg.

We already applied for the NLV from the San Francisco consulate. We were the last week or 2 to apply to the actual consulate, but I feel like it'll (BLSs) help the SF consulate, because we've been waiting OVER 90 days since applying along with others in the FB groups and still no word. Wild, we are totally different people by the time we hear back it'll be nearly 4 months since applying. BLS's can't be slower than that, right!?!?!?!!?!?
We’re not sure what has changed for Australians. We recommend working with an expert to know the details. The monetary requirement depends on your visa.
Could you talk more about your tax experiences as US citizens on NLV? Given that one can't work while on NLV, my source of income would be social security and stocks. I read that the US-Spain tax laws can be really burdensome, as you can end up paying double in taxes.
There is a non double taxation treaty. But you should consult with a tax advisor. No matter what you need to file is Spain if you want to be a legal resident in Spain but you can deduct the taxes you previously filed with the IRS of the US.
Portugal no longer has the Golden Visa option for real estate, so it's understandable that Spain would follow suit. Good luck to all of those looking into obtaining your Visa in 2025.

I would too! It hasn't actually been introduced yet and there is no date for its intro, but it is certainly on the cards.

We're hoping to make a video on this soon. It's not double tax since there are laws in place for that. But, we do pay taxes in both places.
