Does not seem to be to bad considering the lower cost of the homes and lower taxes. Amazing all the improvements can be done on seemingly low one time fees.

The "one time fee" does NOT include your monthly HOA dues and yearly fee - which are dependent on your home's size/ lot size/ location of lot. The saving grace is the low State real estate taxes which are because of NO school assessment.

I rented there for a year and Luke Airforce Base was annoying with the noise. Otherwise, Sun City is a beautiful and well-kept community.

Its ridiculous. They are 5 miles south & sometimes they dont START flying until AFTER 10pm

Thanks, Larry, for watching the video. These fees are actually planned to pay for the recreation centers with upkeep and renovations when needed. One of the good things about the Recreation Centers of Sun City is that it doesn't go into debt, so it must have the cash on hand to pay for renovations. If you look, Sun City, Arizona, has among the lowest fees of a retirement community in the country.

I have lived here almost 3 years. You cannot use any facilities unless you have an id & consent to have your photo taken. I didnt know this until I paid my fee in person in 2022 and he didnt mention that my photo needed to be taken until I was out the door & letting it go to close. I find that the people employed here as part of the hoa & "government" to be incompetent & thats being nice. Incredibly stupid & lazy
