I’m SUPER excited to see real birds eye views in future videos. Just as I’m sure you’ll be super excited to use your drone! 😁😁😁. Thank you for sharing.
I think radiant floor is an option you should add to your garage proposals, especially if you are going to be installing foam board, pex is cheap and you zip tie it right to the rebar. Rarely are there failures during the install if you are careful pouring the concrete or you could pressurize it. Probably could even partner with a radiant floor / plumber to ensure it is done right. Radiant floor is a great and efficient way to heat an garage, the heat is right where you want it at the floor level especially for garages with high ceilings required for a lift.
I agree! We had to refurbish/remodel our very old, sunken, and rotting garage. Part of the plan included placing 2" of Styrofoam on top of the concrete and adding ~900 feet of pex tubing. Then a new floor was poured on top and the rotting walls were repaired. Then I hooked up a wood boiler and now enjoy a very warm garage even in the dead of winter in Wisconsin. I've got hunting property with a lot of dead oak and maple trees so have a near endless supply of firewood. Can't recommend in floor heat enough.
Love the battery gun too. I just got a metabo No hoses or compressor. Love it. The days of lugging around a garden hose and gone. Well. The Flexeel hoses helped
Another excellent time lapse Ken. This looked fun to build. I liked the apartment idea behind the garage. The storage area above the garage was a nice addition. That was fun to see that you signed it up there. I loved the row of windows on the south facing side I presume. The prices must make some people hesitant to build right now. I'm glad to see that you still have many projects. I hope you don't suffer from these high prices on building materials. Thanks for this Ken.
These timelapse videos are excellent Ken, and proving very helpful for myself to take notes as I plan to build my own garage...that is, after the slab is poured since I’m no concrete guru lol. Keep up the awesome work!
Ken, would you mind showing in a future video how you calculate the angles of the plywood cuts when sheathing the gable portion of the structure. I’m sure you have slick way of determining the cut. Much appreciated in advance…really enjoy your content.
I did several projects over the summer here in Chicago and ran into several problems. One, the cost of the lumber and two, finding lumber that isn't warped. I had to sift through stacks of 2x4's to find straight ones. Some real crap I've seen lately.
He calls it an Alaskan floating slab. Plenty of steel in it and it just sits on top of whatever happens underneath. Don't ask me. I live in the tropics. :)
I don’t doubt your work is solid. It’s just crazy to me you can build like that. We could never do that and we don’t have perma frost we’re I’m from!!!
NO Ken I cannot believe it, where was my good buddy Big Foot, I watched it twice to see if he was lurking about the trees, nope, not a sighn, yeh I understand he can get a bit aggressive but he does work hard, he could have helped in so many places. I hope you will give the big guy a chance in the futre.
I sincerely hope that the nor'easter doesn't materialize with 50 mph winds and snowfall measured in feet... I also hope that Sasquatch has a place to "weather the storm" if it does come. As always, I enjoyed the work apparently plumb, level and square. I hope you live forever; God bless!
Love your videos. I’m in the same biz. Would you ever try a router with a panel pilot bit. Or a trimming bit but you have to make a hole with the claw of your hammer for the trimming but. Makes the window cut out super clean
Hey bud, quick question if I and my father were to build this exact building what would just the material cost us including the concrete pouring? Thanks man
Loved this one when you did it. Colors are perfect. One question. Are there any special building codes you have to follow to have a living space next to a garage? Here in NJ, the door has to be fire rated. Anyway keep it up. Hope wood prices come down in 2022!
Ken, out of curiosity, what do most people lay down for flooring on the concrete floor living spaces. I know from 1st hand experience, standing on concrete all day can be tough on the feet, unless one is wearing a good set of work boots. Enjoyed watching the timelapse on this build as well as the normal speed version of this build... Bill... :~)
These time lapsed builds are fun to watch. Really enjoy them. How’s this for lumber price increase. I purchased 7/16 4x9 OSB in early December and paid $19.99 at the big blue box store here in Minnesota. This morning I get an ad from the same store for the same product at $32.61. What is going on? Unbelievable!
Ken, I am from the south, (Alabama) and my wife and I watch you while having coffee in the mornings. Could you tell me where the term "salt box" comes from for that style of house/garage? Really enjoy your videos. thanks
When we shift from garage to house we always upgrade from 4 inch to 6 inch outer walls as you cannot get the correct U values with the insulation into a 4 inch stud.
I really like watching your projects. Unfortunately, some of the project would not work for those of us in California with seismic problems. The foundation requirements would be quite different. In ground footings, minimum 10 inch anchor bolts, hold downs, garage shear panels, etc.
The window and door headers look like 4x10 or 4x12. What’s the minimum header size you can get away with. I want my windows to go as high to the ceiling as possible.
Quick question, what does the foam do, is it for insulation? Thats the only thing that I can think off, not from USA or Northern Hemisphere. So if it is, it is not as obvious to us who come from warmer countries.
I gotta wait. I need 33 sheets of premium t&g to redo all my subfloors. 32 bags of rockwool. Build a shelter to store 2 cords of firewood. And 44 panels of metal roofing. My remodel is going slower than I would like.
Hello, why do you thicken the perimeter of foundation by digging a small trench just inside the boards ? Do you fill with foam boards or extra concrete or cylinder blocks? Thx

I'm enjoying these time lapse builds Mr Ken. I hope all is well with you and yours. Stay warm, dry, and safe.

Awesome 👏 Thanks Ken
Ken, These time lapse videos are almost like taking a lap of honor for a job well done. 😉

I might be biased Ken, but I think this is my favorite build of yours this year.

Good job, looking very nice for sure.
Here we put 400mm in the floor, walls and roof, it's a bit more than 50mm

I love watching your videos Ken but I’m surprised they don’t make you do a footer down to the frost line. Keep up the good work. Bless you all

Was wondering this also, along with a complete fire block from the garage section and apartment along the storage room that overlooks the apartment.
Power Man.
Nice one Ken. We'll done

Question, are you not required to pour footers in your state? In Northern Michigan we have to go down 48" with footers.
We make sure we have well drained gravel or stone here and thicken the perimeter.

Fancy shed ya got there.
Thanks
Love it! Does the stairway up only have a 2’ access or is that modified somehow?

Ken, I so wish you would come out to Oklahoma and build me a garage. Wish I had the money to make that possible. Love your videos. 💪
Thanks bummer
Ken, I am from the south, (Alabama) and my wife and I watch you while having coffee in the mornings. Could you tell me where the term "salt box" comes from for that style of house/garage? Really enjoy your videos. thanks
I was told it replicated a small structure used for storing salt back in the 1800’s
Hey Ken, what type of wall anchors do you use? Thanks

We thicken the perimeter for strength
Muito bom este trabalho, eu gostaria de trabalhar com este tipo de construção aqui no Brasil. Aqui nossas casas são construídas em alvenaria.
What’s the reason for foam would it be because of the moisture just asking
We use the plastic as a vapor barrier
Why dont you put the anchor bolts in the wet cement and save all the drilling?
It’s easier for us afterwards
Cute little bungalow garage. They would have made me put a fire break wall in between the garage and the storage place above the apartment.
Good day sir, why is it necessary to put foam before pouring the concrete?
To insulate from the ground
In your experience, would it be cheaper to build the living area on top of the garage?
There are economies in building up
Hi Ken, Is there a problem with frost heves with no footing or frost wall ? Thanks Walter
No we pour an Alaskan floating slab and it works great
Is the concrete normally that wet?
2x6 inter walls for pluming I hope
