I've seen some of those Murpy beds or wall bed units that have a sofa as part of the unit. That would be the perfect answer for the best usage of this space, even if it was on one of the upper floors. The drawback for me is the one source of natural light or being able to exit the apartment in case of an emergency.
I like it. Looks like they did the best with the space. The outdoor area is great. Murphy bed will make all the difference. Plus location location location!

Downtown, I think closest metro would be metro center or convention center, both a couple blocks away
