Great in depth research. Agreed on all points! Very similar to what we have been seeing and thinking. I was on the ground in Turkey through April. Heading to the Nomad Capitalist Live conference with Keith. Hope to see you there!
Very nice video. From what i can see prices have dropped further in real terms and you can buy a small apartment for 200-400k near the centre really good value and yield
Tried to do some math here, even being optimistic by selecting a 5.5% rental yield, a property annual appreciation of 15%, a rental income increase of 15% too, if you look at someone who invested 250k USD 5 years ago and trying to sell it now, he would be losing a whopping 22% in dollars terms. This is not even considering if that same person would have put his 250k USD in some SP500 mutual funds, he would have ended up with 500K now in May 2021. I am really trying to find some arguments to invest in Turkey, but all the numbers seem to be against it :( Even a Turkish passport is not appealing enough to risk losing all this money....
Isn't it a good opportunity to buy after prices have gone down substantially? ;) Sure, you never know if they fall even more, but after a price drop the risk becomes considerably smaller. Not saying that I'd definitely buy in Turkey, but timing is important.
Well thanks! Let’s face it: Earthquake danger is real in Istanbul. So how maximum old a building can be where one can buy? I guess earthquake regulations were implemented in 2006, if i am not wrong! Kindly give your well considered advice as it’s hard to get a definitive answer on this subject..
I think you should speak to Keith. He knows a lot more about this particular topic: thewanderinginvestor.com/services/international-real-estate-services/my-real-estate-buyers-agent-and-renovation-team-in-istanbul/
Hands downs the best unbiased analysis of the Market there. Thanks for the great content.

Did you say .02% on property tax?? Is that in a purchased price or an assessed value?
It's on Assessed or declared value
