Total waste of time, throughout the interview there is nothing extraordinary one get to know about real estate. Fact is the real estate industry is going through worst period because of economic conditions, job lose and global geo political situation. Funny part was when he answered over pricing of Mumbais property with Titwala... People who are familiar with Mumbais geography knows he spoke a plain lie like a true bhakt. The reason they're just doing such kind of interview is people have really understood the fact that it doesn't make any sense to buy a match box size flat by taking exorbitant amount and more than half of the built unit in the metropolis are unsold.
* PMAY only applicable to new projects, not for Resale property. * RERA only looks after the new and big projects, and such flats costs more than 1 Cr (minimum). in Delhi NCR * Banks don't provide home loan for all properties, almost impossible for Resale properties. Only houses with complete documents (almost 15-20 Docs) which 80% of the house owners don't have; are eligible for home loan.
मुंबई मे एक एरिया मे जो ये भाई ने बतया की 11000 बिल्डिंग redevopment मे गये है हर बिल्डिंग ने कमसे कम 50 नये घर बनेगे तो 5 / 6 लक्ष नये घर नेक्स्ट 4/5 साल मे आएंगे जैसे जैसे redevelopment आगे आगे पुरे मुबई मे फैलता है वैसे नया additional inventoey बहुत बडी हो जायेगी, तब पता चलेगा बुम धूम धडम होगि, आज के तारीख मे मुंबई के आजू बाजू मे बहुत नये काम और redeveopment से बहुत supply आंनेवाला है, रेट भाव कि मस्ती उतर जायेगी.
Banks never discloses, how much loans are disbursed and to whom etc. They are not supposed to disclose such details of other customers. Taking a loan does not mean that the Bank has done any due diligence of the builder or project. They will legally come after the home buyer if you don’t pay your EMI. Watch YT videos of Krishnaraj Rao to understand the tricks played by the builders, brokers and banks.

well you could put a downpayment on a home and as well diversify as much as you can into Ai, energy and big pharm. stocks like Pfizer and JnJ, ASML, MLM and S&P 500 ETFs. I’d suggest you go with a managed portfolio, but even those don’t perform so well, so it’s best you reach out to a proper fiduciary to guide you, that’s what works for my spouse and I making a whooping $738k in Q4 last year
There are many advisors to choose from. But I work with 'Leah Foster Alderman' and we've been working together for years and she's fantastic. You could check her if she meets your requirements. Just research the name. You’d find necessary details to work with

Only kept their house as invesment. Gujarati and Jain already sitting in prime sation near big properties. And not selling their house. They will cry after holdung most of real estate. ReRA is just paper work. No accountability and fine for realator and builder.
