    Ms. Banks is right. Glad she is taking action and being vocal about it. These structural issues will snowball and at some point, it'll be too late to fix. Don't give up!

    NYC cheated landlords millions with their eviction moratorium. Where is the money for repairs supposed to come from?

  • @mwatercress
    @mwatercress 4 місяці тому +5

    How is NYCHA doing with its maintenance? How much have construction costs gone up in the last 5 years and how much are the owners able to raise the rent? What percentage of the rent due was actually paid in the last 4 years? Many of those buildings look to be at the end of their effective life. Many of those buildings should be razed and rebuilt. Why does the city not build enough new inventory for these people to move into so these buildings can be replaced with more units?

    THIS IS A NATIONWIDE PROBLEM. I live in Texas and it's the same thing. I live in a high end apartment and they have been allowed to have the elevator not working for years. Complaints are made over and over and over and just ignored, or brushed off. There are handicap people living here who moved in because there is an elevator. This is just one of many, many, many problems and yet TENANTS HAVE NO RIGHTS. We are threatened with not having our leases renewed if we complain about issues. I have had maintenance people threaten me, yet nothing is done. Have filed complaints with HUD, nothing is done. HUD protects the landlords!

      Affordable Housing buildings need work also, they weren't built so well. What they also do is give the low income the most defective apartments in the building, used appliances, noisy vents, no insulation between apartments, absolutely horrible. People move in and move out, yet they raise the rent every year.

    If all places is forced to be fixed up to code, landlords will have to fix it, and raise the rent, or forced to sell to a new owner with more money, fix it, and raise the rent. These tenants know what they are paying in rent, its cheaper but they have to deal with the issues. They can always move but they dont have the money. Many people are just 250$ a month more in rent and they will be homeless.

    • @mwatercress
      @mwatercress 4 місяці тому

      Many of the units aren't allowed to raise the rent enough to cover the cost of repairs. That is why thousands of vacant units need to be repaired. The return doesn't justify the investment.

    The CITY NEEDS TO STEP UP. Stronger laws protecting the tenants, high penalties for landlords who do not maintain their property and even higher penalties if those penalties are not paid within a certain time period. It's way overdo that THE CITY DOES ITS JOB AND HAS THE REQUIRED INSPECTIONS CONDUCTED IN A TIMELY MANNER.

      The city should enforce heavy fines if landlords fail to do so, and are responsible for keeping them in check.

    TENANTS ORGANIZE
    RETAIN A LAWYER
    START A TENANT STRIKE IN WHICH TENANTS PUT THE MONEY THEY PAY FOR RENT IN EVERY MONTH.
    When the landlord fixes EVERYTHING that is on the list of repairs needed to ensure the building is structurally sound AND SAFE and that the apartments that need repaired are fixed THEN the landlord will get his back rent without subjecting the tenants to any penalties or interest!

      Form tenant owned housing co-ops and build new housing. Be your own landlords but that means you also need to confront the NIMBYs and road blocks made of redtape. Good landlords drive bad landlords out of business but bad laws drive good landlords out of business. If most of your landlords are bad, I would take a good hard look at why good landlords aren't stepping in. How is NYCHA doing?

    • @mwatercress
      @mwatercress 4 місяці тому

      @@melindahernandez8778 Well then step in and build the housing that is needed. Good landlords drive bad landlords out of business but bad laws and regulations drive good landlords out of a market. If greedy landlords are the problem, public housing or owner-occupied housing co-ops would be the solution. If NIMBYs and counter-productive regulations are the problem, rent strike won't solve it. The problem is there is not enough inventory in your. If there was adequate inventory, those buildings would be vacant. The owner would likely tear them down and build new and more units.
