    A very interesting property and a great project for the émigré do-it-yourselfer, or anyone else for that matter. Certainly you could live in that house while you remodeled and got the property into shape. The well organized tour was also helpful and entertaining. Thank you. It's fascinating to see these smallholdings where the old peasant families sweated a living off their little plots . I feel it honors their memory to bring these old stone and schist buildings back to life.

    Here is my armchair "virtual renovation":
    First, I'd try to get them to come down from 50k, every little bit helps. (Let's say they come down to $45k, but there are RE fees to pay, so the place is mine for $50k.) I am assuming the legal work is done and I have the paperwork in order and I'll guess the atty cost and any permit fees or payments will come to $10k. This might seem a lot but let's say it also covers straightening things out with the local water & elec utilities (ie, unpaid bills, hookup charges, meter improvements, etc.)
    Then, I see an immediate need for a truck rental, or perhaps rent a guy with a truck. There's so much junk laying around it's kind of hard to see what you're working with. Haul it all off and be done with it. Clean out the houses and storage buildings. It's best to start with a clean slate. There might be 10 x 10-yd loads of crap to take away. Salvage anything useful since there's room to store it, but don't be shy about loading up the dump trucks. This could cost about $5k for truck + labor + dump fees.
    At the same time, I'll look into getting a permit to burn on-site anything that will burn. I am assuming that this is possible. Start building that pile, I'd guess burning in the winter is all that's allowable, so this is something to do now. Hire some cheap labor to build a burn pile or three and pile up all the useless rotten wood and other debris, cut out any dead or dying trees, clear the unwanted brush and brambles, remove trees that are out of place, etc. Let any green wood dry for a month and then burn it. Say $4k for labor and permit.
    By now, the place is looking cleaner. I'd start now to look at the utilities. Get a local electrician to walk through with you and figure out anything that needs to be upgraded. Is the main meter ok? Are there panels that can still be used, or will those need to be replaced? What about the well pump? It's old - does it need replacing? Does the elec supply for the pump need any work? I'd guess there will be a list of things to do that I'll need to prioritize. At this point, I'll probably zero in on one of the houses to concentrate on and also make sure the well pump is working. I'll guess there's a lot to do, because the place is old, and about $15k will make a start, and that includes replacing the well pump.
    I'd next want to establish a secure storage space where I could store tools and supplies. Assume this can be done in the one of the existing buildings. This could mean some upgrades - hardening the door(s), new lighting (inside and outside) and shelving. Security cameras.
    Assume $3.5k.
    If I had started all of the above today (1/15/2022), it would have taken 2-3 months, so now it's time to get a garden going. I'd hire somebody local to till a nice plot and haul in some compost so I could get a nice garden going for summer. I already made sure the on-site irrigation supply is working, so I'd invest a bit more in some fencing, drip irrigation, vegetable starts, etc - assume $2k.
    Then I'd focus on making one of the dwellings liveableand secure . I'd pick the one that would be the best to carry into next winter with new insulation, new windows and doors, electrical upgrades, a new woodstove, new plumbing fixtures, new paint/plaster, new furnishings, etc. I'd try to keep this under $30k.
    By now it's late summer 2022. I have spent (50 + 10 + 5 + 4 + 15 + 3 + 2 + 30 =) $119k on the place and it has a liveable dwelling and is much improved. Now I can plan for next year, think about building a greenhouse, making some nice outdoor living spaces, planting fruit trees, getting some chickens, a guard dog, solar panels, etc etc. I will need a GoFundMe.
    I wonder what the neighbors are like....?

      The electricity in the main house, with the old switches and stuff, has to be redone completely that's for sure. The wires and switches are too old, not safe. But is not an enormous big project. Maybe $2-3k max..The $10k you calculated for attorney, the water/meters/papers will be less. It will be more around. $5k i think (not dollars actually euro's😀). But all together you have a good plan. (50k euro's is about $57.050) .
      Anyway. The first thing i would also do, would be cleaning up the place. Buy a tractor or hire a tractor. Knock down the useless storage "buildings". Not the house and the garage of course. Take all the stuff away or burn it, the city will probably have a place, a location, where you can bring it, or even possible they come to pick it up...
      And well, before changing the electricity in the house, it's better to first rearrange some rooms, knock out a few walls or make doors from one to another room. To many small rooms.
      But for this price and budget with some work, you could have a fantastic place there to live. Even for this price it would be just a great holiday home.
      The second part of land with the extra house is also nice, you could rent this to people as a place for holidays, or for family members.
      Biggest problem of the whole project is to get the papers to make it legally to live there, i think. You can live there of course without the paperwork. But better to have this fixed.

      @@hectorberlingo800 Hola, Hector. I have no idea what things cost in Portugal. (Big wild card is the atty work there - with luck it could be pretty straightforward and they wouldn't run up the fees.) I have done a bit of this type of thing in the US, though. One thing I learned: don't be shy about spending money up front to get things to a useable (or sellable) state. But that's just me - I ain't no spring chicken. Generally, when you're young, you have more time than money, and when you're older, you got more money than time.
      Anyway, if you have the place cleaned up, the utilities in good order, and a place to keep warm during the first winter, you could attack all the other projects at a more leisurely pace.
      Thanks to OKPortugal for showing this one - it looks like a bargain to me, just right for someone who can do some of the work. A little bit of cleanup will go a long way with this one.

      @Heartsongsutube yeah, raised beds are cool. I know one thing about them, though - in a hot, dry climate they will dry out quite a bit faster than a garden at ground level. But, to each his own. Don't forget the pool, though, even if only a small one. Summers are brutal there.

      Apparently costs for supplies are similarish to other European countries and yes I guess you can do the work yourself.

      Yes you can do a lot yourself. As long as you are not making big changes to the structure of the house or building. You can't just make extra windows or doors in the outer walls, without a license. Or make the house higher or wider. That is not allowed. Inside you can do almost everything basically.
      (except 1 thing, for safety reasons you can not just remove every inside wall, some walls can be essential for a building).

    Типичная для Португалии картина. Вся жизнь в Фару и Лиссабоне. Там цены минимум в двадцать раз выше. Поэтому покупая участок нужно в первую очередь думать о местоположении а не о цене. Ведь вложить придётся в него даже больше чем на берегу, учитывая логистику. А продать потом нереально.

    The difference between urban and rustic or non urban is the tax. More urban space you have, big house swimming pool, you will pay more tax. So you don’t want to convert the rustic area into urban although the tax is not so expensive like in other european countries. Also portuguese people speaks English, making your life easier.

    This is the hottest part of Portugal, seeing temperatures of 45c, so growing stuff is not that easy.

      We have lived in Castelo Branco for over 2 years now and it hasn't even reached 40c in summer yet. In some areas of Alentejo and Beja they will see high temperatures of 45c but its not as hot in Castelo Branco according to Google.

      @@OKportugal one of the vanlife guys was reporting 40c last November, so I assume it depends on where you live. These open areas certainly get hot and I guess you are talking about shade temperatures and there aint much shade there.

      @@allanb52 I go on the official weather reports. You can see the historic high and low temperature records for all the different areas of portugal online.
      It definitely does not reach 40c in Portugal in November. It can potentially get that hot in July or August though.
      I also see people posting photos on Instagram or Facebook showing their car dashboard reading some silly high number when I know for a fact its not that hot that day. I guess they don't realise that leaving a car in the sun will give false readings or they just want attention 😅

      @@OKportugal the dashboard temperatures monitor temperatures at the sensor. If the sensor is in the sun the effects of solar gain will be shown. So I assume that is what they saw. Many of these properties have very little shade so you will see high temperatures. I am lucky enough to own a well insulated house with no need for a fan, let alone A/C so it really depends where you are. I have also noticed that on a day where we are seeing a shade temp of 28, 10km up the road it is 35. As I have stated, these are all exposed properties.

    I like the way you work, realy very good en the right info! But i lived as a European in Portugal for 7 month and went back to Brazil! My opinion about Portugal beautifull landscape depending where you live the temepratures are a little better in Winter ( not everywhere).
    Negative: Housing , Rent, Low salaries , Portugues are not as friendly as other European natives and they explore Forgein people by paying less then normal! Sorry for my English.

    Very Little Roms With a legal situation that you can’t live in there.
    In Portugal this will take you min. 10 years to be able to live in there. And than starts the starts the renovation

    50k for a abounded house in middle of nowhere in Portugal sold by a dutch person !!!.
    No way, this house where it is, and the condition's that It have worth no more then a max of 20k. Now, be very aware every time you be dealing with a dutch person, they take others for stupid, and there are extremely unresponsable , you dealing with people who love corruption. The property have potential, I offer you 25k.

      Detailed video. Well done Ken.
      House for those under 5 ft tall - the wall is pretty thick to raise the doorways. New doors and many new additional windows to put in. Needs costing out
