Yes! I did the same thing. Actually today has been 30 days, and they have not contacted me to get anything! Its wild to me that they are fine with just losing all their stuff.
Why it's great being a landlord in Arizona...serve a 5 day notice as soon as they are late, 5 days later you file for a court date, court usually available in 10 days. Go to court, judgement is signed if tenant has not paid, 5 days later order Writ, then Constable performs lockout. You can have posession of your property by the end of the month, only have to hold belongings for 14 days if left behind. If you choose to proceed on the quickest lawful timeline, you can process a full non-payment eviction in 45 days.
Judge gave my tenant a year to stay without paying. This tenant trashed and ruined everything. He stole everything that wasn't nailed down. His initials are SJO
Yes I can do whatever I want with the stuff after the 30 days! Also yes I HATE carpet, and this is why… if it was LVP it would have been much easier to clean up. All the apartments in this building had carpet when i bought it. So as it gets bad I will replace with LVP. If its not broke don’t fix it!

@@DanielDoesRentals I watch a lot of eviction channels, I think I’ve only seen 4-5 that were beautiful well kept homes inside and out but of course when the processor showed up to move their things out they had no idea what was going on and why
Rather than throwing away the possessions after 30 days, give it to charity. Don't be so wasteful. Alternatively, sell whatever can be sold. The money can cover the cost of repairs, cleaning, and legal fees.
That woman have kids and she live like this... that is so sad for the kids.... I hat owner when they do abusive raise and don't fix or mantain the apartment but in this case I side with the renter, that is a big lost and a lot of spending....
Good plan to move her stuff out right away as just a month's rental for the storage place whilst having time to clean the first place up. What a mess she left and holes in walls!
Yeah, storage was only $120 for the month. As you will see in the next video it wasn’t too much work to fix and clean up the place. It could have been worse!
I have had applicants with stellar references turn out to be the worst tenants ever and do thousands in damage. There is no fool proof system for finding reliable tenants. I've evicted tenants for nonpayment that qualified with credit scores in the 700's, had positive landlord references and made well over the required income. Being a landlord always carries risk!
I agree 100% not to be a landlord. I think the stock market is sooo much better because you don't have to deal with a holes, and their low life situations. There are some tax benefits with stocks losses too. So much easier.
Real estate definitely has higher ROI the market, but also much more work as you pointed out. Rentals can be as hands on or hands off as you want. It just depends how much cash flow you want.

I handle evictions ona daily basis and it is ridiculous how many notices and how much time they get before the lock out.
Yes its crazy. There are a lot of professional tenants out there that know how to play the system! It can be very upsetting.

I will be selling what can be sold. Unfortunately everything that is fabric and can trap odors smells terrible of weed, and other unfathomable things.

Didn't check references = problems.
No one puts down a reference that is not going to have their back... however I always do check references.

At least he is not whining too much about this, every business has risks. Some businesses you can lose your entire investment.
Rental business is very low risk in my opinion. Evictions and clean up are just a cost of doing business.
