    Thanks again for the excellent tips. A couple things I'd like to add. I no longer install new rugs. Vinyl only. Reason being is, I had one tenant rebuild a transmission on a brand new living room carpet (at least it appeared that way), and another tenant let his dog use a newly carpeted bedroom floor as a litter pan. After that, I switched to all vinyl flooring. Actually, the perfect rental house would be self cleaning with a fire hose and 4" floor drain in each room, and a dumpster with attached shredder on top to eat all the bags of garbage or old tires they always seem to leave behind.

    What kinds of research do you do in a given market before considering purchasing a property there? Are there any qualifications it must meet in your eyes? How do you research those qualifications (e.g. if the area cant have high crime, what do you do to determine if it has?)?
    I really liked this style of video! It's a fun and fast way of essentially taking us with on a walkthrough and a potential purchase and analyzing it through your lens!

      Look at the history of comps in the area. Its plenty of information online that will give you years of data on a neighborhood

    I really like the noob vs. pro real estate, I'm learning a lot of stuff I didn't know, like vinyl laminate floor, it looks the best, cheaper, more resistant and quick to put

    KEVIN! I love your content man keep it coming! Huge question for you and any comments section peeps.. big dispute between the wife and I. So we have original wooden trim throughout our whole house meaning window trim, entryway between rooms, baseboard, and we have beautiful oak colored hardwoods. However, our kitchen cabinets are original builders grade oak too. Saw your video with the $600 kitchen remodel and holy cow would I love to do that with ours! But the wife brings up a good point... wont a grey or white cabinet remodel make the kitchen look weird since we aren't matching with modern white trim around the house (and what you see in most homes)? Input whether the white or grey would improve the kitchen or just make it look weird would be greatly appreciated! Thank you!!!

    U should start a platform where we can send u a video or photos of potential investments and u tell us what to do as an experienced investor and u charge us for consultation. Then we take your advice and compare to what contractors would recommend being that they want to charge us more all the time. That way they dont lead us down the wrong path and are amazed at our knowledge all thanks to u of course!!!

    Hey Kevin! Great content! I want to ask you a question...looking forward to get an answer.
    Do mobile homes count as proper real estate? I mean...where I live, a 2 room apartment costs about 40k-60k € while a mobile home (at about the same size) costs roughly 20k €. Now I know real estate usually goes up in value but I'm not sure if mobile homes do the same...would love to hear your thoughts about this...maybe in an upcoming video?

      I do! For example, this morning we had about a 40-minute private stream and I went through about four of our students actually deals. Because it is live I can answer questions on the flight to and do math, share my screen, and my thoughts together with them. Some people can’t make it to lifestreams, but I still answer their questions and they can see the recording

    Loved the video. Yes very helpful to new people. Renters WILL tear up the place. Don't do too much when you are keeping it for a rental. New investor do too much.
    On the fence I would say pressure wash first.

    Can u tell how can I get more rent then my BANK EMI per month , if I took a loan of $55000,on 9%,for 10 years, then I have to pay EMI of $700 per month, and I can get maximum rent up to $210 to $280 ,then cash flow is -ve, how can it be an asset then with good passive income, if I increase rent then that's much more then any other house in my area so my house will b vacant, and can you tell how can I buy a property with any down payment or up to 5%only , I m a student right now and want to invest in future so plz help???????

    Hey Kevin, if you have zero money down and take a loan out to purchase a home, is that possible? Loan payment, plus the home payment would be cheaper than my rent. The lender I spoke to said I can't take a loan out and then get home. Is that maybe this lenders rules?

    You can get free new carpet. When I delivered to commercial building contractors they were ripping out new carpet from an office building. They were building to suit on a new construction. The customer wanted a special color carpet causing carpet that had just been laid to be unceremoniously tossed in a dumpster. Could be a good cost savings

    Kevin with your experience, if you had saved up and could buy a rental property cash, would you use all of the saved money and buy it cash or would you use all that cash to put down in 2 priorities with 20% down and 30yrs conventional?

      If you don't yet have a rental, but 1 cash. Soak it in. Get to know it. Wait 6 months. Then you can always refinance and get another one.

If you weren't in CA I'd love to incorporate machine learning and BIM in to your workflows for your real estate deals to save you 10's of thousands if not more...

    You can built as expensive as you want if there are people who cares about it and willing to pay for it... if you domt know the market and budget you are death there are endless options to have great look like interior. Its true that many pro built crap to increase profit bc the people is willing to buy... there other to built fancy and make more or the same... fancy doesnt mean to be expensive just look like one

      You lose a lot of profit in taxes and selling fees when you sell. If you hold you can use the equity to role it into the next deal.
