      Chandler David Smith I don’t know if the laws are similar in the US, but here in Ireland if you purchase a property and increase the rent based on the COMP; You would going liable of penalization by a Tenancy Board

    Kevin, this is the type of content you can make forever and I'll keep watching. Been a fan for less than a year but this is the type I need to see. I'm a high skill IT employee with high income who wants passive income and I was concerned until I watched this video because this is a "regular market", unlike the Cali, NY, TX or FL markets which seem to be the main places people are making this style of content.       Haha:) i know for a family from Macedonia, in 2 bedroom apartment there are 2 families, each 2 kids, so 8 people. But when one daughter got married recently they spent 5+ times that of my future wedding:)

    I'll give props to this guy he's a hustler selling door to door and saving his money but he lives in a very unique area with a housing scarcity and invests in that area. Its not passive investment. He is the local manager. This is local arbitrage. It is a bit if a paradigm shift from find an area with good price rent ratios. To find a small town with not much housing but new expensive apartment buildings popping up and buy the lower priced apartments and jack the rent up and ride the appreciation wave.

    Usually love your videos, but this one was really off-putting from the start. Getting good deals on houses is great, but raising rent and pricing out current tenants is a skeezy way to build your wealth.

      Well... the units rents were too low to start with so he just corrects the rent according to what is going in the market he is in. Nothing wrong with it.

      No no. I totally misunderstood too. But basically what hes doing is that he's bringing up the rent to fair market value which means that the rents were never raised in years! For example, something that I was renting at $500 initially in 2015 should be $650 or $750 5 years later. The landlord never raised the rent so what this guy is doing is coming in and putting rents at their normal market value. Get it? 😊

    The higher the rents the more tenants you have coming in and out and then you end up spending more in repair costs because of the quality of the tenants that your going to have to settle with if you want cash flow.

    I have a friend that has made millions in door-to-door sales. Started out as a sales guy in high school, then found a product he could sell independently, then put together a crew, fast forward and he runs crews all over the country at any given time. He takes a little piece of each sale and makes sure there is always a product to sell and new sales people being onboarded.

    I live in BC Canada and Tenancy Law here is super strict. Can't go in and raise rents like what is explained in this video where I live. Can only raise the rents annually and at a rate the government dictates. Hard to get a tenant out of a place unless they want to leave or are damaging the property. Once they are out then we can raise the rents but its a difficult process. Wish it was so easy to raise rents.

    Great video. Just bought my first investment property in December. A fourplex for $95,000. Renovating it and taking rents from $1,800 a month to $2,400 by the end of the year. Can’t wait to buy another and do the same. You are so right about getting that first rent payment. It opens your eyes to what the future could hold.

      @Kieran Timms it’s going well. I was able to renovate 2 units. The other 2 are still occupied by the tenants I inherited with the purchase. Overall rents are at $2,250 a month and I only owe $64,000 on the building with all credit cards used for the renovations paid off.

    I'm pretty sure Chandler was over my group in Portland/Vancouver. I tried selling with Aptive Environmental. All I got to say is MAD respect, knocking on doors is rough. The dude is Mormon... (as is 98% of the team)..... if you can sell your religion, then you definitely can sell anything.
