I love all of your videos Kevin! Please continue to make more. I realize I learn much better when watching your videos versus watching other investors videos. I hope Grant Cordone’s case against you gets thrown out by the judge. You are such an inspiration & a good educator trying to help us (un-educated middle class civilians) improve our lives & relieve us of financial debt. Which in turn improves the economy overall. Grant Cordone should have contacted you personally about the issue before trying to sue. Instead he’s using it as an opportunity to shut you down and take your money. Everyone deserves a chance to make things right. Thanks so

Is that included with the cost your making or is that separate. (When I start since I know some construction ima try to go with things I can do by myself and then something’s I can’t I’ll either try to figure it out so I can learn or hire someone?? What would work best???) but I’m more interested in renting

Meet Kevin nearly non-existent appreciation here lol. My friend bought a house in 2013 for $150k that is worth $175k now.
There are still people who flip all the time for $10-30k profits. I would rather buy and hold. CashFlow focus. Pay less in taxes.

Meet Kevin rents are $450-900 for a 1 bed 1 bath apartment depending on the location in Fort Wayne, Indiana.

A Conneely- that’s what I was saying. Flips aren’t as good here in Indiana. It doesn’t make sense to make $10k when you can buy a house for $50k and make $10k in rent the first year. If you structure the depreciation up front and you have the property leveraged, you may not even have to pay any taxes on the $10k in rent the first year.

This really goes to show how location effects price. That same house in my area would be worth a maximum of $100k if it was in decent shape. Things are cheap here in Oklahoma.

Heck yeah, Oklahoma real estate! Found a fixer upper on Craigslist, asking price was $134,000 but it had 4 bedrooms and 2.5 bath. It was in Bethany
