that is the first time I have heard the term underpinning. We call it skirting. don't make much difference what you call it - it works. up North here we add insulation to it to help keep floors warm and cut down heating bills. Great job by the way. I have been following your progress and I like it.
we lived in a log cabin in the summer for about 3 years a bull snake crawled between the logs and the sheetrock. we named him Louie and he was 6 feet long but very polite when he stuck his head and 2 feet of his body out of the wall. the mice and rats that moved in when we moved out in the fall were cleaned out in 2 or 3 weeks

Jeff Barron for window units in the wall I frame them up like windows and frame them the sized of the biggest window unit so you can get any smaller ones and use plastic 1/2" x 3-1/2" boards to fill in the gaps then I fill all the cracks with silicone. The reason to make the hole the sized of a 2 ton window unit is you can always fit a smaller window unit in a bigger hole but you can't fit a bigger unit in a smaller hole without having to cut a bigger hole. That way no matter the size of the replacing window unit, because they only last 1-8yrs it will fit in the big hole and all you have to do is take out the out unit out of its slide out case, and slide the new unit in the old big slide case and put plastic boards in the space, screwing them in place with the unit out, then sealing with silicone to stop the bugs, rain, and cold/heat. Also for your window unit hole always wire a 120v and a separate 220v receptacle that way no matter what the new window unit uses you can plug it in no problem.

Man I sure do wish you were in Durham, NC Because I'm disabled with a serious back issues from doing what you do most of my life. I would trust you with the issues my house has. My kitchen floor and all needs replaced, heat and air is from the early 90's is basically gone and I still have a old screw in fuse panel so that has to be updated before the heat and air. The people around here I just can't find anyone that I trust 💯

I grab a cup of coffee in the morning and sit out on the front porch with no bugs bothering me, but nature to keep me company. I have another property without a house.
