People Over Parking! (2 Parking Spaces = 1 Studio Apartment)

  • As part of this weekend's Open House NY 2023 event in Williamsburg, the team from Open Plans converted 2 garage spaces for vehicles into a comfy studio apartment demonstrating that "People Over Parking" is a better use in cities where parking minimums in effect.
    Parking mandates are an outdated, complex, and costly policy that requires new buildings to dedicate valuable space to storing private vehicles.
    Parking mandates are zoning rules that require a certain amount of off-street parking to be built in new apartment buildings or offices. As unbelievable as it seems, as a law, in most of New York City, the government requires developers to include parking spaces, regardless of whether New Yorkers actually want or need them. They have been part of the city’s Zoning Code for decades and haven’t been reformed citywide since John F. Kennedy was president.
    Parking mandates:
    - Raise the cost of housing by reducing the number of units that each building can rent or sell
    - Cater to and encourage car ownership by making it easier to own and use a car in New York
    - Create a less livable and walkable city by increasing the number of cars on the road
    - May replace street-level retail opportunities, negatively impacting streetscape, safety, and economic growth
    - Mandate the construction of parking lots on land that could be used for more housing, parks, or other valuable public uses

    You could have even used another 8 or so feet in front of the spaces as this entry area is usually mandated along with the parking spaces themselves. So your studio could have been more spacious (but may have been confusing for this display).
    Many cities mandate that every housing unit have 2 spaces, so essentially everybody needs to pay for a second home regardless if they need it.

      I love how all over social media: instagram, TwiXter, UA-cam, Facebook, TikTok we keep hearing that the space could have technically been bigger. We figure that is good since it shows that the display is legit enough but could have been bigger with all the other space dedicated to get the cars to and from their parking space!!

      @@StreetfilmsCommunity Yeah exactly. You gave yourself a more stringent constraint than was technically necessary but it still proved your point. Nobody can claim your display was dishonest. Your proof of concept was air tight.

      They told me to put my bike in but it rained so hard I had to subway there. Oh well, yeah it would have been a nice bonus.

    I was thinking this same thing this morning over coffee.
    There's enough room to solve the housing crisis, but it's all paved over in parking spaces that are never used, even on Black Friday.

    Where is the bath? The kitchen? Do those not belogn to an apartment in the US?
    Is it like those Japanese apartments that are 4 tatami big and you have to go to a bathhouse and eat outside or bring something from the konbini?

      The kitchen is where the dinner table is. You can see a fridge and a microwave. You could easily refit that space to include a sink and a stove. If you move the front door to the kitchen, the hallway space can be used as bathroom. For a single person this space is sufficient, maybe for a couple it could already feel cramped.

      You can see the layout at 1:36 in the video. It shows a kitchen area and a full (if small) bathroom and walk-in closet.

    This is why cities should be built for people, not cars. Cars are definitely waste of space and resource.

    How about we let private property owners decide what to do with their space as granted by God in the U.S. Constitution. Lets see if people really would rent an apartment without parking spaces.
