    I grew up on a large farm, Derry and hogs, Large Irish white Yorkshire pigs are a lean meat grow fast. If I remember I think they reached market weight in 120 days, but it's been many years. I also had very good luck growing Strawberries and selling them, I had 85k plants.

    "I bought a tractor" then laughs. You are my kind of man James. Anyone who gets excited about buying a tractor is all right by me. Owning land is a steep learning curve, don't let any of the disappointments you will face discourage you. There is always someone who can "redesign you" out of the shit. Self sufficiency is the way to go.

      As soon as your soil tests are done, speak with farmers and growers in the area, then plant as fast as you can. You will have to wait years for fruit from some trees. Also "seed" future hardy food animal crops. Try to resist harvesting anything directly from the land or in your immediate area, you may NEED it when/if things go pear shaped.

      Buy books that can teach you all the old school homesteading skills. Also buy hand tools for when things go bad.

      Get friendly with the neighbors. Its' what we do in the country, we help each other. It's hard to have the perfect farm/home stead, but if you have good relationships with your neighbors, your community can extend and improve. Some people try to do everything them selves, I have found that in the beginning it is easier to do just what you need to, but do it well. As time goes by you will learn, and taking on extra will not be hard. I wish you all the best James.

    Very cool AND smart of you to do this and invite and involve alumnist on yalls property. Especially you thinking long-term for your grandkids. It does "take a village" and it will be all the more help and beneficial with that many different skills. Good for you James

    Goats are a-holes, sheep will eat stuff about the same as goats. Hair meat sheep like he said are the way to go, I'd recommend Katahdin. Soil tests are good like you mentioned, same as checking the property for additional water sources other than the ones you mentioned. Having roads, utilities and one or more wells saves a good chunk of money. Try to make a connection with the local power company or landscapers and you can get trees taken out for a decent price, and landscapers or anyone who has to chip wood often pay to dump it so you might be able to get loads of it dropped off for free cause it saves them money, just know what kind of tree they came from if you're using them for compost because of the acidic content from certain types. One more thing, look into composting toilets and Jerusalem artichokes (kinda like potatoes but more nutrients and gives you gas so use sparingly till you know how they affect you). Homesteads are the land of "almost" cause almost everything is almost done, good on ya though for thinking not just of shtf or doomsday but also for your grandkids future Tuesday.

    Yeager. I have had sheep for my whole life. I’m 27 years old. And my dad got the first herd in 1983. I would recommend Katahdin sheep. I had them in WV and here in KY, very easy to take care of and very good eating also. I would also recommend from the boer goats they get foot riot very bad very quick. And it’s a pain to treat.

      I like back country navigator xe for my offline gps mapping. Download the maps of where your going before hand and plot way points and track you in real time as well

    time is critical. I hope you get it all going soon. I feel time is short. I'm in west tn near the ms river, small town surrounded by rural area. I have a house out from big sandy tn my dad left me, but I plan to be here in the small town when things go totally bad. It would be fun to check your place out at some point when you get it going.

    Building that eight-foot fence like you said would be a lot easier than constant "deer management," as would sticking to fruit/nut trees, grains, vegetables and industrial hemp, rather than becoming a full-time livestock manager. Sweetgrass & lemongrass would be good to plant lots of to help repel ticks in a non-toxic way.

      @@TacticalResponseCrew I did watch the video of fighting pistol and was surprised on how similar it was to my departments training. Have been a LEO for 18 yrs and always thought out departments training was lacking but now that I have started seeking training elsewhere, I'm actually a little impressed at how much training we get. I'm sure I would still benefit from the fighting pistol class but I couldn't do both and felt that the rifle training would be more important for now. But im sure this will not be my last. I can see myself seeking all the training I can get at this point.

    I think this is a fantastic idea! another concept is instead of having people live there fulltime, have some section for lots that folks can reserve without living there fulltime, think a fallout shelter to be used in emergencies (for your alumns ofc).

    Yeager, I recommend looking into Sepp Holzer and his "permaculture" strategies for managing garden menaces like deer. Cheaper, lower maintenance and more effective than a fence.

    We developed a number of springs on the family ranch by cutting trees in the right areas. A mature tree can draw more than 150 gallons of water out of the ground each day. There's a good chance you can do the same thing there.

      I wasn't just thinking about quantity but location. If you start clearing land to build on or plant crops on you may develop a spring. That may interfere with the intended use or it may just add redundant sources. As much as anything I'm curious as to how a landowner may be able to spot such potential. Would the county extension agent be able to help with that?

    Holy smokes, how crazy were doing the exact same thing somewhere near the lake real close to you ;) We have 300 acres bought and paid for, spring fed creeks that don't stop, and pasture and deep woods. I have my septic approved and power all set up waiting for meter. Would love to share some ideas with you James!

    My family raised Spanish Goats years ago. If you are going to have them on your property you are going to need a HELL of a fence, to keep them in and to keep predators out. You will also need a fence around everything that you don't want them to eat. They were the big thing to have on your property when I was young and they will clear a place out of under brush in a hurry. They can be a blessing and a curse.

    Sounds awesome James. I've contemplated joining such groups before. I'm not crazy about joining any communities centered around religious beliefs. Which is a lot of these communes. I've contemplated a second home in Texas. I believe Texas may be conservative Americans last stand.

    Have you considered going with composting toilets? Thinning out the underbrush and some of the trees would help reduce the severity of any wildfires on the property, should they ever occur.
