    1. Do you have any video about refinancing?
    2. Also i find it hard to plan my financial goals with rental property maybe i'm missing a lot. I hope you can make a video about financial strategies or simulation of operation for cashflow planning. Cause theres a lot of foreign content but i'm unsure if its applicable with our laws.
    3. "Cost segregation", is it applicable to BIR?

    Cash on cash return:
    Cash flow : gross minus expenses dapat? Not the monthly amortization?
    divide the annual net cash flow by cash invested to determine the cash on cash return.

    Hi Chris, know a lot of people who have rental properties na hindi nagcacashflow and the reasoning they have to rationalize this is that at least their mortgage is being paid, and that in xx years the property will already be under their name which they can sell at a price higher than the equity they have put in. What can you say about this? Is this something we should also consider?

      Construction companies will continue to build properties increasing supply... Many countries in the world and right now also in the philippines, population replacement rate is decreasing...
      The time will come there will be fewer people than the porperties in the world.

    Parang ang hirap na ng ganito kapag sa condos. Negative cashflow pa since mas mababa yung rent sa amortization. May benefit pa ba sa isang rental property na not cashflowing?

      Hi Jane! You can still benefit from appreciation and you also have an option to fix and flip instead of renting it out.

    For fix and flip, are housing loans recommended in Philippines? I can't seem to find and private lenders who lend more than 50k php.

    Hi Sir Chris, once again a very good and useful video. Would like to ask your advice as I am a first time lot buyer. Actually, I’ve asked na in one of your videos about my concern with the developer na d mashado ako happy. Anyway, I’ve decided to continue paying for the lot. This particular developer don’t have the option of PAG-IBIG and bank financing. So the payment scheme na napili ko ay 5 years to pay ang amortization where the first year will be 0% interest and the next 4 years mag kick in yung 14% interest rate. I’m halfway paying the downpayment na 20% if the TCP at 0%. Upon realising na ang laki pla ng interest, my plan is to pay as much as I can during the first year where no interest pa. What can you advice for me for the remaining amount na mag aapply na yung 14% interest? I’m outside the Philippines and I’m wondering pwede kaya yan personal loan since d tumatanggap ng PAG-IBIG and Bank financing ang developer? No idea kasi sa interest rate dyan (if possible Yung personal loan) and as they mentioned diminishing balance daw. So much better if I would be able to pay off right away the remaining amount sa kanila.

      Hi! 14% interest is too high. May I ask their reason for not allowing bank financing? One option you can do is if you have another property you can apply for equity loan and your proceeds can payoff balance for your lot.:)

      @@ChrisSuarezRealEstate thank you, Sir Chris for the reply. I’ll check this equity loan you mentioned. The developer is Sta. Lucia and actually someone told me na with their in-house financing that’s how they are are able to make the prices of their lots affordable. They don’t have a bank financing or PAG-IBIG in their options. I actually messaged you Sir before of wanting to not proceed with them after I’ve paid 3-4 months already of the DP (payable within a year) when we haven’t finalized yet the Contract To Sell and only the Reservation Agreement was signed.
      It was because I was starting to wonder that this particular subdivision they started selling na 10 years ago with a promise of developing a township sa area. This is located in Davao City. Nakatayo na ang club house and maayos naman na ang daan at the area is well kept, but until now wla pang electricity and water connection. So I’m worried that by the time I’m done paying for this lot baka wla pa din linya ng kuryente at tubig. 😬
