    You should buy parking spaces and rent them out. A good way to boost your rental income further. Parking spaces are less hassle, no renovation, maintenance, furniture and appliances needed. I try to get at least two parking spaces per unit that I buy

      were you able to rent it out already? how long did it take you to rent it out? i bought one 5 months ago, and the "smdc goodstays" did not even manage to make pictures of the unit. I cannot make pictures as i am abroad, so very bad experience with smdc goodsrtays. so my first experience about renting out a unit is pretty bad i must admit.

    Hi sir. additional question lang po. dun po sa rental, meron po ba tayung ireremit na withholding tax from the rental payment to the BIR? Meron po bang exemption yung condo unit from the BIR regulation so that hindi na po kayo magbabayad sa BIR? Maraming salamat po sa notice.

    My sister has a Tandem unit in Smdc Sucat at the back of Sm Sucat, just for inquiry how much should be the rental for this kind of unit because since the turnover from 2013 it was just vacant and we maintained it only. We have no idea about renral if you can help us we appreciate it so much. We are now in the US. hope you can help us..

    Interesting topic.Part 2 on this vlog. Given that you need to give a MONTH comm. for the agent to each UNIT. Because not all the people have the chance to do it themselves.
    PLUS can you mention how much the cost of the 5 CONDOS? TO see how many per cent is the realistic income per year here. And yes price appreciation is another thing to discuss. I guess kung ROI ang pag-uusapan dito is like 15 to 20 yrs?

    Condo appreciation value going twice more it's original value in 10 years? hmm, that seems questionable. It is also unlikely that people will buy that 10 year old tower over a newer condo next to it. Is that right? at that price, if it were me, I'd get a newer property. And yes, another thing I wonder is the ROI - how much do those condos actually cost against the annual net income.

    Hi Sir, ask ko lang ano opinion niyo about decrease in rental rates ngayong covid? In Mandaluyong, 1BR that was before 20-30k are now 14-15k na. Will you expect rental prices go back to normal in 4yrs?

      Hi po, every business is talagang affected.. food, clothing, leisure, malls, airlines, rentals.. But I am very positive that everything will bouced back especially rentals.. Actually kahit paano, meron parin tayo kita sa rentals kahit bumaba.. kasi some business is either nag closed or na bankcrupt na. I am very optimistic na in 2years time, babalik ulit sa normal ang rental rates.

      Hi Sir thank you for subscribing.. Un condo na hinuhulugan po natin is wala kasama na personal insurance.. kaya I advise kumuha ka ng separate na personal insurance para incase anything happen meron ka back up..

      Kulang ang tax na pinakita niya. Actually malaki kapag isali ang income tax, kasi ma monthly, plus quarterly at annual income tax ang gobyerno.

      Parang hindi rin totoo yung sinasabi nya na nag rent sakanya ng 65k monthly not unless airbnb nya or staycation pro kung long term na tenant tas nag babyad ng 65k every month imposible tas 2br condo lang.
