30 year old well froze, the pump hasn’t worked for 3 months [Will the pump be welded to the casing?]

  • Well pump removal and reinstall, pluming repairs, and dirt work. The pressure tank is a fault for ruining our well pump!
Texas has had a bad freeze every year for the last 3 years. The short freeze in 2024 is what cost us over $2500. The pressure tank, although “inside” the building, froze this January. When the pressure tank froze and the water inside the house was used. That told the pressure switch to notice the drop in pressure and turn the well on. The well was trying to do its job and fill the pressure tank. Due to the fact that it was frozen the pressure regulator never realized it was at the correct pressure and tell the well to turn off. In our best estimate we figure that the well pump was running for 16 hours or until failure. When well pumps are running for that long without discharging water they get very very hot. In this instance the well got hot enough that it melted the remaining wire coatings at connection and the result was the wires breaking loose of their connections. The well was also hot enough that it swelled due to the extreme heat and essentially welded itself to the well casing.

Don't believe that gauge, they are always wrong. The pressure relief valve you have at the well is set to release at 75 psi. So if you did get to 80 psi it would be spraying.

@drob5664 Thank you for that info! I did turn the pressure switch down a bit. It’s now kicking on at 45 and off at 65 and we still have plenty of pressure.
