In Washington State (west coast, NOT D.C.) theres land for sale right now at LESS than $1k an acre!!! Its currently $849 an acre and is 20 acres big too! It is in the middle of the desert 🏜️ though... BUT it's right next to "Sun lakes - Dry Falls state park" (a BEAUTIFUL 🤩 view) and the property is just short of being connected to blue lake. The lake is more of a old river system though, that has dried up so much that the river turned into lakes (hence the name of the nearby state park "Sun Lakes - Dry falls". Since the waterfall dried up many many years ago, eventually the sun turned the river into lakes.) If you're willing to go into the desert 🏜️ or mountains 🏔️ and or very remote areas you can find cheap land. Especially desert, its not that enticing but there is some really beautiful views and gems of land in the desert 🏜️.
Land is not cheap in Texas if you live somewhere desirable. It’s more expensive in central Texas than Georgia, Missouri, or wherever Woody lives I assure you.
Anything inside the Texas Triangle( Austin/ San Antonio, Dallas, Houston) is going to be expensive. Tech companies are going to set up shop there are and build master planed communities.

We bought our current house in 2016 for about 290k and it's currently appraised around 800k (roughly) because there are no more houses to purchase in our area. Contractors are activbely trying to buy up land and divide it up to put more houses down because there's too many people and not enough homes. Especially properties like mine that are 5 acres with water running through it and a two bay shop that could hold a firetruck ( I know this because the previous owners had one they bought in the shop when we bought the place. Edit: I should mention that we bought it during a time when housing was on the cheaper end and the owner of the house was a recently widowed old lady who just wanted to retire. Another bidder offered about $8k more than us but she chose us and turned them down because we were a family and the other couple were trying to buy the property as an investment to later flip for profit.
