  • Welcome to another exciting video tour with Chad Goldwasser, one of the world's top real estate agents. Today, we're exploring the Sunfield community, a burgeoning neighborhood in Buda, Texas. Just a short drive from the bustling heart of downtown Austin, Sunfield offers new construction homes at incredibly reasonable prices. Join Chad as he showcases the charm, amenities, and unique features that make this community an ideal place to live.
The Sunfield Community: New Construction Homes
As Chad starts his tour, he emphasizes the allure of new construction homes in Sunfield. These homes are crafted with modern design sensibilities and the latest construction technologies, ensuring quality and longevity. Buyers can choose from a variety of layouts and styles, accommodating different tastes and family sizes. With open floor plans, spacious kitchens, and energy-efficient features, these homes provide comfort and functionality.
Chad highlights the affordability of these homes, making Sunfield an attractive option for first-time homebuyers, families, and anyone looking to invest in a property close to Austin. Despite being a new development, Sunfield retains a community-centric feel, fostering a welcoming and inclusive atmosphere.
Proximity to Downtown Austin and Buda
One of Sunfield's biggest selling points is its prime location. Chad explains that residents enjoy the best of both worlds: a peaceful, suburban lifestyle with easy access to urban conveniences. Sunfield is only a 20-minute drive from downtown Austin, making it perfect for professionals who work in the city but prefer to live in a quieter area.
Moreover, downtown Buda is just 10 minutes away. This proximity allows residents to explore Buda's unique blend of small-town charm and modern amenities without a lengthy commute.
Exploring Downtown Buda: Shops, Restaurants, and More
Chad then takes viewers on a virtual tour of downtown Buda, painting a vivid picture of its attractions. Main Street is the heart of the town, lined with quaint shops, delightful restaurants, and historic buildings. Whether you're looking for a cozy café, a trendy boutique, or a local pub, downtown Buda has something for everyone.
Old Town Buda is another highlight, with its preserved architecture and nostalgic ambiance. It's a place where time seems to slow down, offering a perfect escape from the hustle and bustle of city life. Here, community events and festivals frequently take place, fostering a strong sense of camaraderie among residents.
Sunfield's Amenities: A Lifestyle of Leisure and Fun
Back in Sunfield, Chad showcases the community's impressive array of amenities. The homeowners association (HOA) ensures that the neighborhood is well-maintained and vibrant. One of the standout features is the lazy river, a perfect spot for relaxation and recreation. Families can spend their weekends floating down the river, enjoying the Texas sun and making lasting memories.
In addition to the lazy river, Sunfield offers several parks, playgrounds, and walking trails. These spaces encourage outdoor activities and promote a healthy lifestyle. The community center is another hub of activity, hosting events, classes, and social gatherings.
For those who enjoy sports, Sunfield boasts sports courts and fields, catering to a variety of interests. Whether it's a game of tennis, basketball, or soccer, there's always something to do.
    A Close-Knit Community
Chad concludes the tour by highlighting the strong community spirit in Sunfield. Neighbors know each other by name, and there's a palpable sense of belonging. The community events organized by the HOA, such as holiday celebrations and summer barbecues, bring residents together and create a supportive environment.
Sunfield is more than just a place to live; it's a place to thrive. The combination of affordable, high-quality homes, excellent amenities, and a prime location makes it an ideal choice for anyone looking to settle down in the greater Austin area.

That’s a great question. Is it good to live by a retention pond? It’s good and bad, the good is there’s nobody behind you and it depends on what the retention looks like. If it’s nasty and full of water and contains mosquitoes and bugs then no. If it’s relatively dry 90% of the time like it would be here in Austin, Texas and I think it’s a good thingbecause you don’t have any neighbors behind you. Let me know if that answers your question and let me know if I can help you in anyway. Hope life is awesome!

@@LivinginAustinTexas-mo7ls thanks for reply my question. After your video I was reviewing the flood zone because of retention pond. Maybe 1 meter in front of that home there is a flood zone “AE”.
I wondered if it is convenient or we will have to pay a special insurance there.
